What is a DSCR loan?
A DSCR (Debt Service Coverage Ratio) loan qualifies based on the rental income of the investment property rather than the borrower's personal income. The DSCR is calculated by dividing the property's gross rental income by the total monthly debt payments (principal, interest, taxes, insurance, and HOA). A DSCR above 1.0 means the property generates more income than it costs.
Do I need a W-2 or tax returns?
No. DSCR loans do not require W-2s, tax returns, pay stubs, or any form of personal income verification. Qualification is entirely based on the property's rental income relative to its debt service.
What DSCR ratio do I need?
Most lenders prefer a DSCR of 1.0 or higher. Our network includes lenders who will consider ratios as low as 0.75 for strong borrowers or properties in high-demand markets. A higher DSCR typically results in better rates and terms.
What property types qualify?
DSCR loans work for single-family rentals (1–4 units), condos, townhomes, small multifamily (5–8 units), and in some cases short-term rentals where AirDNA data is used to determine market rent.
Can I use DSCR loans for multiple properties?
Yes. DSCR loans are ideal for building a rental portfolio because they don't impact your personal DTI (debt-to-income) ratio in the same way conventional loans do. Many investors close DSCR loans on multiple properties per year.
Are there prepayment penalties on DSCR loans?
Most DSCR loans include a step-down prepayment penalty (e.g. 5-4-3-2-1%) for the first 1–5 years. Some programs offer no-prepay options at slightly higher rates. Your loan officer will go over all prepayment terms upfront.
