DSCR Loans for 2-4 Unit Rentals in Alabama

Alabama has some of the lowest property taxes in the country, and its small multifamily stock is spread across Birmingham, Huntsville, Mobile, Montgomery and Tuscaloosa. That combination lets many 2-4 unit rentals here clear a DSCR test that would be tight in other states.

In short: LendingStreet offers DSCR loans on 2-4 unit rentals throughout Alabama, sized on the total rent from every unit rather than your personal income. Loans start at $150,000 with no stated maximum, with up to 80% LTV on a purchase, up to 75% on a cash-out, a 1.0x standard minimum ratio and a 620 minimum credit score; LLC borrowers are standard. The one Alabama surprise to plan for is that rental property is assessed at twice the ratio of a home its owner lives in, so the seller's tax bill is rarely yours.

Where Alabama's duplexes and fourplexes are

Birmingham has older duplexes and small brick apartment buildings in Southside, Crestwood, Avondale and around the UAB medical campus, plus newer side-by-side duplexes in suburbs such as Hoover, Homewood and Pelham. Huntsville's rental demand comes from Redstone Arsenal and Cummings Research Park, and duplexes in Huntsville and Madison lease to engineers, contractors and military families.

Tuscaloosa and Auburn are student markets, where duplexes and fourplexes rent by the bedroom near campus. Mobile's Midtown and Montgomery's Cloverdale and Capitol Heights areas have older two-family homes and converted houses, often at prices well below the national median.

How the ratio works on a duplex, triplex or fourplex

A DSCR loan on a 2-4 unit building looks at one number: the combined monthly rent of every unit divided by the full monthly payment, which includes principal, interest, property taxes, insurance and any HOA dues. A ratio of 1.0x means the rent exactly covers the payment, and that is the standard minimum.

For occupied units, the lender uses the signed leases and checks them against the appraiser's market rent schedule. For vacant units, market rent from the appraisal is usually used. No W-2s or tax returns are needed, and the property can be held in an LLC.

The ratio is only as accurate as the costs behind it. In Alabama, use the current local tax bill as it will look after your purchase and a real insurance quote for the whole building, not a listing estimate or the seller's numbers, before you set your offer.

Alabama property tax: the assessment ratio that changes for investors

Alabama assesses property by class. A home its owner lives in is generally assessed at a 10% assessment ratio, while rental property falls in a class assessed at a 20% assessment ratio. When you buy a duplex from an owner-occupant, the assessment class changes and the next bill can roughly double, even though the millage stays the same.

Even doubled, Alabama tax bills are modest compared with most states, which is one reason the ratio often works here. Alabama also charges a deed tax on transfers and a mortgage recording tax on new loans. Ask the closing attorney or title company for both figures early and confirm the current millage with the county revenue commissioner.

Worked example: a side-by-side duplex in Huntsville

This example is illustrative and not a quote. An investor buys a side-by-side duplex in Huntsville for $310,000. Rent is $1,350 per unit, or $2,700 a month across both units. Because the property is moving from an owner-occupied class to a rental class, taxes are budgeted on the higher assessment ratio, not the seller's bill.

At 80% LTV, the loan is $248,000, estimated principal and interest is about $1,650, taxes are $283 a month and insurance is $167, for a total payment of about $2,100 and a DSCR of about 1.29x. Even on the rental assessment, the duplex clears the 1.0x standard minimum with room to spare, which is typical for well-located Huntsville rentals.

Tornadoes, hurricanes and the insurance quote

Tornadoes are a statewide risk in Alabama, and Mobile and Baldwin counties carry hurricane exposure, with wind deductibles that are often a percentage of the dwelling amount. On a fourplex with one large roof, a fortified or newer roof can make a real difference in the premium. Get a quote with the wind deductible spelled out, and check the FEMA flood map for coastal and riverfront properties.

Leasing rules and college-town zoning

Alabama has a statewide residential landlord and tenant act and no rent control, and most cities do not require rental registration. College towns are the exception to watch: zoning in parts of Tuscaloosa and Auburn limits how many unrelated people can share a unit, which caps rent-by-the-bedroom income. Check the zoning district before you count five bedrooms of rent on a duplex.

Older Birmingham and Mobile properties may need code work before a unit can be leased, so budget repairs into your offer if a unit is vacant or dated.

Duplex, triplex, fourplex or 5-8 units

Two to four units are residential for DSCR purposes, and the same core terms apply: loans from $150,000 with no stated maximum, up to 80% LTV on a purchase and up to 75% on a cash-out refinance. Each added unit spreads vacancy risk, since one empty unit hurts a fourplex less than a duplex.

Buildings with five to eight units are still residential but are often underwritten with more review, and max LTV can be lower; terms vary by program. Nine or more units are commercial and fall under our multifamily programs.

What to have ready

Having these items ready shortens underwriting and keeps the appraisal on track.

Common questions

Why will my Alabama tax bill go up after I buy a duplex?

Rental property is assessed at a higher ratio than a home its owner lives in, so when the use changes, the assessed value roughly doubles. Budget on the rental class, not the seller's bill.

Do you finance student rentals in Tuscaloosa or Auburn?

Yes, if the duplex or fourplex is legally leased under local zoning. We qualify on market rent for the units, and occupancy limits on unrelated tenants can affect what rent is supportable.

Does a Mobile-area fourplex need flood insurance?

Only if it sits in a mapped flood zone, but wind coverage near the coast can be expensive either way. Get both quotes before you finalize the numbers.

Can I finance a Birmingham fourplex in an LLC?

Yes. LLC borrowers are standard on our DSCR loans, and the fourplex qualifies on the rent of all four units rather than your personal income.

Do I need tax returns for a 2-4 unit DSCR loan in Alabama?

No. The loan qualifies on the combined rent of the units. You need a credit score of 620 or higher, reserves and, if you borrow in an LLC, your entity documents.

Can I buy a building with an empty unit?

Yes. An empty unit is typically counted at appraised market rent. Leasing it before closing, or showing it is rent-ready, helps the file.

What if I want to live in the building?

Our investor loans are business-purpose loans on non-owner-occupied property, so these DSCR programs are not for a building you will live in.

Can I do a cash-out refinance on a Alabama 2-4 unit rental?

Yes, up to 75% LTV, as long as the combined rent covers the new payment at the program minimum. Seasoning rules vary by program.
