DSCR Loans for Albany Two-Families, Three-Families and Fourplexes

Walk any block in Pine Hills, Delaware Avenue or Lansingburgh and you will see the region's signature rental: a two-family flat with stacked porches and separate front doors. The Capital Region has more of them than almost any other building type, plus brick row houses split into flats and Troy three-families.

In short: LendingStreet finances Albany-area duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of every unit, with no W-2s or tax returns. Loans start at $150,000, purchases go up to 80% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. In New York the property tax bill often decides how much leverage a building can carry, so use actual bills in your numbers.

Albany's small multifamily housing stock

Albany's two-family flats were built in large numbers in the late 1800s and early 1900s, especially in Pine Hills, along Delaware Avenue, in North Albany and in the South End. Center Square, Hudson/Park and Washington Park have brick and brownstone row houses, many converted into two or three apartments over the decades.

Across the river, Troy has dense blocks of two- and three-family rowhouses downtown, in South Troy and in Lansingburgh. Schenectady, Cohoes and Watervliet add more of the same at lower prices. Buildings with five to eight units are covered on our Albany 5-8 unit page.

Who rents these units

Demand is anchored by state government, Albany Medical Center and the other hospitals, the University at Albany, RPI, Siena and the region's tech and manufacturing employers. Two-family flats near Albany Med and the Capitol rent to professionals; units near UAlbany and RPI to students and staff.

Pine Hills changed when the College of Saint Rose closed in 2024. Some student-oriented flats shifted to young professionals and families, and rents and vacancy now depend more on the individual building. Use current leases or a rent schedule for the specific address, not older student-market rents.

Worked example: a Pine Hills two-family and a Troy three-family

This example is illustrative and not a quote. An investor buys a Pine Hills two-family for $285,000. The units rent for $1,450 and $1,350, or $2,800 a month. At 75% LTV the loan is $213,750, with estimated principal and interest of about $1,495. Taxes are budgeted at $650 a month and insurance at $190, for a total of about $2,335 and DSCR of about 1.20x.

A Lansingburgh three-family at $260,000 with rents of $1,100, $1,050 and $1,000 needs a $195,000 loan at 75% LTV. The total payment is about $2,183 and DSCR about 1.44x. The extra unit, against a similar tax bill, is why many investors prefer three-families when the numbers are tight.

Zoning and legal unit counts

Albany adopted a unified zoning ordinance in 2017 that maps where two-family and multi-unit buildings are allowed. Many existing flats are legal, but row houses that were cut into extra apartments without approval are common. Confirm the legal number of units with the city before you buy, and check whether the building has a valid certificate of occupancy for that count.

The appraisal values the building as its legal use. If the third apartment in a "three-family" is not legal, its rent may not count toward DSCR.

Property taxes and the payment

New York taxes are high and come in more than one bill: city or town and county taxes, plus a separate school tax. Assessed values are set locally, and equalization rates mean the assessment may not equal market value. Ask the seller for every bill and budget for the full annual amount.

At closing, the mortgage recording tax on the loan amount is a buyer cost in New York, while the state transfer tax is customarily paid by the seller.

Rental permits and tenant rules

The City of Albany requires rental properties to have a residential occupancy permit with periodic inspections, and Troy and Schenectady have their own registration programs. New York caps security deposits at one month's rent, and Albany has opted into the state's good cause eviction law, which limits non-renewals and large rent increases, with exemptions for some small owners. Learn how those rules apply to your building before you underwrite rent growth.

Older-building costs to plan for

Most Capital Region flats are a century old. Expect slate or older roofs, porches that need structural work, steam or hot-water heat and, in some buildings, shared utilities. Lenders and insurers will ask about them.

Common Capital Region 2-4 unit questions

Do I need to buy in Albany proper? No. DSCR loans work across the Capital Region, from Troy and Schenectady to Cohoes, Watervliet and Rensselaer, and the same rules apply as long as the property is a non-owner-occupied rental. Taxes, rental permit rules and rents differ by city, so the numbers will too.

Can a cheaper Schenectady or Cohoes two-family qualify? Yes, if the loan is at least $150,000. Lower-priced buildings may fit better under a blanket portfolio loan once you own five or more. If you are refinancing after a renovation, DSCR rate-and-term goes up to 80% LTV on some programs, and cash-out up to 75%.

Common questions

Can I finance an Albany two-family with a DSCR loan?

Yes. The loan qualifies on the combined rent of both units, with a $150,000 minimum loan and purchases up to 80% LTV.

Does Albany require a rental permit?

Yes. Albany requires a residential occupancy permit for rental properties, with periodic inspections. Confirm current requirements with the city.

How do New York property taxes affect the loan?

They are part of the monthly payment used in DSCR, so a high tax bill lowers the ratio. Use actual city, county and school bills.

Does good cause eviction affect underwriting?

The loan is based on current rent and market rent, but you should understand how the law limits rent increases before projecting growth.

What if a unit is vacant?

Many programs can use market rent from the appraisal for a vacant unit. In Pine Hills, where the tenant mix has shifted since 2024, a current rent schedule from the appraiser carries more weight than older leases.

Can I buy in an LLC?

Yes. LLC borrowers are standard, and you sign for the loan personally as the program requires. Many Capital Region investors hold each building in its own LLC.

Can I live in one of the units?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so every unit must be rented.

What about a six-unit building?

Five to eight units fall under our 5-8 unit DSCR programs, where max LTV can be lower.
