DSCR Loans for Albuquerque Duplexes, Triplexes and Fourplexes

Albuquerque built a lot of small apartment buildings after World War II and through the 1970s: one-story duplexes, U-shaped fourplexes around a courtyard and flat-roofed triplexes near the university. Many still rent well to students, hospital staff and base personnel.

In short: LendingStreet finances Albuquerque duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns. Loans start at $150,000, purchases go up to 80% LTV, the standard minimum DSCR is 1.0x and LLC borrowers are standard. Budget property taxes on your purchase price, because New Mexico can revalue a property when it sells.

Where Albuquerque's small multifamily is

The densest supply of duplexes and fourplexes sits around the University of New Mexico and Nob Hill, in the Southeast Heights between Central Avenue and Kirtland Air Force Base, and in parts of the Near North Valley and Downtown. Many are mid-century concrete block or frame buildings with stucco and flat roofs.

Newer duplexes and townhome-style units appear on the Westside and in Rio Rancho. Buildings with five to eight units are covered on our Albuquerque 5-8 unit page.

Who rents Albuquerque 2-4 unit buildings

Near UNM, tenants are students, graduate students and hospital staff at UNM Hospital. In the Southeast Heights, Kirtland Air Force Base and Sandia National Laboratories drive demand, along with working families. Units with refrigerated air, in-unit laundry hookups and off-street parking rent faster.

Rents vary a lot by block, especially along the Central Avenue corridor, so use leases or a rent schedule for the specific building.

Kirtland and Sandia also bring a steady flow of relocating employees and contractors who prefer a duplex or fourplex unit with a yard or patio to a large complex. Those tenants often sign 12-month leases tied to their assignments, and military housing allowances can support rents in the Southeast Heights and Four Hills area. The combined rent of all units is what qualifies the loan, so two or four solid leases are the foundation of the file.

Zoning under the IDO

Albuquerque replaced its older zoning code with the Integrated Development Ordinance in 2018, so buildings approved under the old code sometimes need a closer look.

Albuquerque's Integrated Development Ordinance sets where two to four units are allowed. Residential zones such as R-T and R-ML, and many mixed-use zones, permit duplexes and small multifamily, while R-1 single-family zones are more limited, though the city has updated the IDO to allow more housing types such as casitas. Confirm the zoning and legal unit count for any building you buy.

Older properties sometimes have extra units that were never permitted. The appraisal reflects the legal count, so an unpermitted casita's rent may not count toward DSCR.

Worked example: a Nob Hill-area fourplex and a Southeast Heights duplex

This example is illustrative and not a quote. An investor buys a fourplex near Nob Hill for $520,000. Each unit rents for $1,175, or $4,700 a month. At 75% LTV the loan is $390,000, with estimated principal and interest of about $2,727. Taxes budgeted on the purchase price are $435 a month and insurance is $260, for a total of about $3,422 and DSCR of about 1.37x.

A Southeast Heights duplex at $310,000 with rents of $1,150 and $1,100 needs a $232,500 loan at 75% LTV. The total payment is about $2,036 and DSCR about 1.11x. The duplex clears 1.0x, but with less room, which is typical when two units carry one roof and one tax bill.

Taxes: revaluation after a sale

New Mexico taxes residential property at a one-third assessment ratio and limits annual increases in taxable value while ownership stays the same. After a sale, the county assessor can revalue the property to market. A fourplex owned by the same family for decades can have a very low tax bill that will not carry over to you.

Budget on your purchase price and the current mill levy for the tax district. New Mexico has no real estate transfer tax, which helps closing costs.

Insurance is usually manageable compared with coastal states, but older block buildings with flat roofs and original wiring can draw higher premiums or inspection requirements. Get the quote early and include it in the payment, along with any HOA dues on newer townhome-style duplexes.

Building systems to check

Mid-century Albuquerque buildings have their own maintenance patterns. Lenders, appraisers and insurers will notice them.

Renovate and refinance

Many Albuquerque fourplexes trade with dated units and below-market rents. Investors often buy with cash or a short-term loan, renovate and lease up, then refinance into a DSCR loan. Rate-and-term goes up to 80% LTV on some programs and cash-out up to 75%, sized on the new appraisal and rents; seasoning varies by program. Our Albuquerque fix and flip and bridge pages cover the short-term step.

Common questions

Can I finance an Albuquerque duplex with a DSCR loan?

Yes. The loan qualifies on the combined rent of both units, with a $150,000 minimum loan and purchases up to 80% LTV. A duplex priced at $190,000 or more reaches the loan minimum at 80% LTV, and many Albuquerque duplexes sell above that.

Do fourplexes near UNM qualify?

Yes, if the rent supports the payment and the units are legal under the IDO. Student leases count like any other lease, though lenders look at turnover and lease terms. Buildings that rent by the bedroom may be treated differently, so tell us how the units are leased.

Why might my taxes go up after I buy?

New Mexico can revalue a property when it sells, removing the limit on annual increases the seller had. Budget on your purchase price.

What if a unit has evaporative cooling only?

That is common and acceptable, but it can affect rent. Many investors add refrigerated air when renovating to improve leasing in summer.

Can vacant units be counted?

Many programs use market rent from the appraisal for vacant units. If several units are vacant or need renovation, a short-term bridge or fix and flip loan followed by a DSCR refinance may fit better.

What DSCR is required?

The standard minimum is 1.0x. Sub-1.0 programs exist for some deals, usually with lower leverage.

Can I live in one unit?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so every unit must be a rental.

What about six or eight units?

Those fall under our 5-8 unit programs, where max LTV can be lower.
