In short: LendingStreet finances Baton Rouge duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns. Loans start at $150,000, purchases go up to 80% LTV and the minimum credit score is 620. Every unit must be rented; our investor loans are for non-owner-occupied property only.

Where the 2-4 unit stock is

Near LSU, investors find duplexes and fourplexes in the Tigerland area off Nicholson Drive, along with older houses split into units in the Garden District and Beauregard Town. Many lease by the bedroom or by the academic year.

Mid City, Bernard Terrace and the Government Street corridor have early 20th-century duplexes that rent to young professionals and hospital staff. In the suburbs, side-by-side duplexes built since the 1990s are common in Central, Zachary and parts of Livingston Parish, and they tend to need fewer repairs.

Student, professional and family rentals compared

Different tenant bases mean different lease terms and turnover. Lenders look at actual leases or a market rent estimate, so it helps to know which type you are buying.

Student properties near LSU can command strong rent per unit but turn over every year, usually in late summer, so a property bought in spring may close with leases that end within months. Mid City units lease to a mix of tenants year-round, including residents and staff from the hospitals on Bluebonnet Boulevard and Essen Lane. Suburban duplexes usually rent to families on 12-month leases and tend to be the most predictable.

If you are comparing two properties with similar prices, look at what each would rent for with a vacancy in August, not only the best-case rent roll. That is the number that protects your ratio over a full year.

Zoning for two to four units

Under East Baton Rouge Parish's Unified Development Code, two-family and multifamily housing is allowed in some residential districts and not others. A legal duplex or fourplex should match its zoning or have documented legal nonconforming status. Converted houses deserve a closer look, since some were divided without permits.

Ask the seller for the certificate of occupancy or permit history, and confirm the zoning with the planning office. An appraiser will note whether the use is legal, and an illegal unit may not count toward rent.

Parking and lot size also matter. Some districts tie the number of units to parking spaces or minimum lot area, which is why some older houses near campus were split informally rather than through a permit. If you plan to add a unit after closing, confirm that the zoning allows it before you count that rent in your plan.

Worked example: a duplex near campus

This example is illustrative and not a quote. An investor buys a side-by-side duplex near LSU for $285,000. Each unit rents for $1,250 a month on a 12-month lease, for $2,500 in combined rent. Taxes, budgeted without a homestead exemption, are $240 a month and insurance with flood coverage is $260.

At 80% LTV the loan is $228,000 and estimated principal and interest on a 30-year term is about $1,594. The total payment is about $2,094 and DSCR is about 1.19x. At 75% LTV the loan drops to $213,750, the payment to about $1,995 and DSCR rises to about 1.25x, which leaves more cushion for annual student turnover.

Taxes, insurance and flood

Louisiana assesses residential property at a 10% assessment ratio and applies parish and city millage. A duplex owner who lived in one unit may have had a homestead exemption that will not carry over to you, so budget the full bill.

Insurance is often the larger cost. Older duplexes with original wiring or roofs can be hard to insure at a good premium, and flood insurance is required in mapped hazard areas. Get quotes during your inspection period, not after.

In 2016, water reached neighborhoods near the Comite and Amite rivers that had no prior flood history. A flood history does not rule out a property, but it can change the premium and the repair budget, so ask the seller directly and check the disclosure.

Leasing rules and tenant law

Louisiana is generally landlord-friendly, with relatively short notice periods for nonpayment compared with many states. That does not replace good screening; student properties in particular need clear lease terms on damages, roommates and parental co-signers.

Check whether the property sits in a historic district or an area with neighborhood covenants that limit rentals or the number of unrelated occupants. Those rules can affect how you lease by the bedroom.

Moving up to 5-8 units

Some Baton Rouge buildings near campus and in Mid City have five to eight units. Those still count as residential for DSCR purposes, though maximum LTV can be lower and varies by program. See our Baton Rouge 5-8 unit page for that size.

Nine units or more is commercial multifamily, which is financed on different terms; our multifamily page covers it.

Investors who own several duplexes can also combine five or more of them under one blanket portfolio loan, which qualifies on the group's combined rent and allows releases when one sells.

Common questions

Can I buy a Baton Rouge duplex with a DSCR loan?

Yes. The loan qualifies on the combined rent of both units, with no W-2s or tax returns. Purchases go up to 80% LTV.

Do student leases count as rent?

Yes, signed leases count. Lenders may look more closely at by-the-bedroom leases and at turnover, so bring the full rent roll.

What if one unit is vacant at closing?

A market rent estimate from the appraisal can be used for a vacant unit on many programs. A lease in place makes the file stronger.

Is a converted house treated as a duplex?

Only if the conversion is legal. Bring the permit history or zoning confirmation, because an illegal unit may not count toward rent.

Will I need flood insurance?

If the property is in a mapped flood hazard area, yes. Many Baton Rouge investors carry it regardless.

What is the minimum credit score?

620 on standard DSCR programs. Stronger credit and lower leverage generally improve the terms you are offered.

Can I refinance a fourplex I already own?

Yes. Rate-and-term and cash-out refinances are available, with cash-out up to 75% LTV. Seasoning rules for cash-out vary by program.

Is this financing available for a primary residence?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so the loan is only for rentals you do not occupy.
