Around Coeur d'Alene, small multifamily falls into two camps. Older duplexes and fourplexes sit in Midtown and the neighborhoods north of downtown, and a wave of newer duplexes and paired homes has gone up in Post Falls, Hayden and Rathdrum as the area grew.
In short: LendingStreet finances Coeur d'Alene-area 2-4 unit rentals with DSCR loans that qualify on the combined rent of all legal units, with no W-2s or tax returns needed and LLC borrowers standard. Loans start at $150,000, purchases go up to 80% LTV and cash-out refinances up to 75% LTV, with a 1.0x standard minimum DSCR. In Kootenai County, prices are high relative to rents, so many 2-4 unit purchases here work at somewhat lower leverage.
Midtown, the area around North Idaho College and the streets north of downtown have duplexes and small brick or frame fourplexes built over many decades, some of them conversions of older houses. They tend to rent for less per unit than new construction but often cost less per unit too.
In Post Falls, Hayden and Rathdrum, builders added side-by-side duplexes and paired homes during the area's growth. These are newer, need less maintenance and insure more cheaply, but purchase prices are higher and HOA rules may apply.
| Area | Typical property | Notes |
|---|---|---|
| Midtown and north Coeur d'Alene | Older duplexes and fourplexes | Close to downtown, Kootenai Health and NIC |
| Coeur d'Alene Place and Riverstone | Newer paired homes and townhome-style units | HOA rules can apply |
| Post Falls | Newer side-by-side duplexes | Commuters to Spokane and Coeur d'Alene |
| Hayden | Duplexes and paired homes | Family tenants, growing schools |
| Rathdrum | Newer duplexes | Lower prices than Coeur d'Alene |
Coeur d'Alene, Post Falls and Hayden each have their own zoning codes that set where duplexes and multi-unit buildings are allowed. Older conversions in Coeur d'Alene may predate current rules, and some basement or garage units were added without permits. Underwriters generally count only legal units.
Check the zoning and permit history with the city, and in a newer subdivision, check whether the covenants allow the property to be rented and whether there are minimum lease terms.
Coeur d'Alene-area rents rose with the population, but prices rose faster. That matters for DSCR, which compares rent with the full payment. A new duplex that rents well can still fall short of 1.0x at 80% LTV, while an older fourplex bought at a lower price per unit may clear more easily.
Idaho's homeowner's exemption does not apply to rentals, so use the full tax bill. Insurance is moderate, but wildfire exposure on wooded lots and snow load on older roofs can raise premiums.
Utilities matter too. Older Midtown fourplexes may share a water meter or a boiler, so the owner pays part of the utilities, while newer duplexes are usually fully separated. Owner-paid utilities are not part of the DSCR payment, but they reduce your cash flow.
This example is illustrative and not a quote. Consider two purchases. A new side-by-side duplex in Post Falls costs $585,000 and rents for $1,650 per side, or $3,300 a month. An older fourplex in Midtown costs $850,000 and rents for $1,350 per unit, or $5,400 a month.
On the duplex, a 70% LTV loan of $409,500 has estimated principal and interest of about $2,828. With taxes of $290 and insurance of $150, the payment is about $3,268 and DSCR is about 1.01x, just above 1.0x even at lower leverage. On the fourplex, a 75% LTV loan of $637,500 has estimated principal and interest of about $4,403. With taxes of $430 and insurance of $260, the payment is about $5,093 and DSCR is about 1.06x.

If a purchase does not clear 1.0x at your target leverage, the choices are a larger down payment, a different property or a sub-1.0 DSCR program where it fits. Some investors also look at Rathdrum or Post Falls for lower prices per unit, or at older buildings that need cosmetic work.
We use current leases for occupied units and the appraiser's market rent for vacant units. New duplexes bought from a builder are often vacant at closing, so market rent is used. If a unit in an older building is leased well below market, the actual lease generally drives the ratio.
Rental demand in the area comes from Kootenai Health, North Idaho College, local manufacturing and trades, and workers commuting to Spokane. Seasonal tourism jobs add demand for shorter leases in summer, which affects turnover in some neighborhoods.
Buildings with 5 to 8 units are still residential for our DSCR programs, with max LTV that can be lower and a more detailed review, varying by program. The area has a limited number of them, mostly in Coeur d'Alene and Post Falls. See our Coeur d'Alene 5-8 unit DSCR page. Nine or more units falls under commercial multifamily.
Many newer duplexes in Post Falls and Hayden are sold by builders, sometimes several at once. Ask whether the builder or HOA limits investor purchases, whether each side can be sold separately later, and what warranty comes with the building. Builders may also have tenants lined up or offer leasing incentives; we underwrite on leases and market rent, not on incentives.
If you are buying several new duplexes at once, a bridge loan can fund the purchase and lease-up before a blanket DSCR refinance.
Send the address, price, unit mix, rents and target leverage through the form below, or call (877) 298-1001. We will run the ratio at a few leverage levels and tell you what the file needs, including leases, the rent roll, the insurance quote and any HOA covenants. If the numbers only work at lower leverage, we will show you exactly where the ratio clears so you can decide before you write an offer.
Yes. We qualify on the combined rent of both units, with no W-2s or tax returns. Newer Post Falls duplexes are often vacant at purchase, in which case the appraiser's market rent is used.
Prices in the Coeur d'Alene area are high relative to rents, so the payment at 80% LTV can exceed the rent. Lower leverage usually fixes it.
