DSCR Loans for 2-4 Unit Rentals in Connecticut

Connecticut's cities are full of two-family and three-family homes, including the stacked three-deckers built for factory workers a century ago. These buildings are the backbone of the state's rental market, and they fit DSCR financing well.

In short: LendingStreet offers DSCR loans on 2-4 unit rentals throughout Connecticut, sized on the total rent from every unit rather than your personal income. Loans start at $150,000 with no stated maximum, with up to 80% LTV on a purchase, up to 75% on a cash-out, a 1.0x standard minimum ratio and a 620 minimum credit score; LLC borrowers are standard. In Connecticut, the tax bill is usually the biggest variable: mill rates differ sharply from town to town, and a city three-family can carry a heavy bill.

Connecticut's two- and three-family housing

Hartford, New Haven, Bridgeport, Waterbury, New Britain and Meriden all have large stocks of two- and three-family homes, often wood-frame buildings from the early 1900s with one unit per floor. In New Haven, neighborhoods such as Fair Haven, East Rock and Westville draw tenants tied to Yale and the hospitals. In Hartford, the South End, Frog Hollow and the West End have many three-families.

Suburbs such as West Hartford, Hamden, East Haven and Stratford have fewer multi-units and higher prices, while Norwalk and Stamford near New York carry higher rents and higher prices.

How the ratio works on a duplex, triplex or fourplex

A DSCR loan on a 2-4 unit building looks at one number: the combined monthly rent of every unit divided by the full monthly payment, which includes principal, interest, property taxes, insurance and any HOA dues. A ratio of 1.0x means the rent exactly covers the payment, and that is the standard minimum.

For occupied units, the lender uses the signed leases and checks them against the appraiser's market rent schedule. For vacant units, market rent from the appraisal is usually used. No W-2s or tax returns are needed, and the property can be held in an LLC.

The ratio is only as accurate as the costs behind it. In Connecticut, use the current local tax bill as it will look after your purchase and a real insurance quote for the whole building, not a listing estimate or the seller's numbers, before you set your offer.

Mill rates and revaluation

Connecticut towns assess property at 70% of market value and apply their own mill rate. Mill rates vary dramatically: some cities have rates several times higher than nearby suburbs. Towns revalue every five years, so a recent revaluation can change a bill significantly. Always pull the town's assessment and current mill rate rather than using the listing estimate.

Connecticut's conveyance tax is generally paid by the seller, but buyers still pay recording and title costs. Ask the closing attorney for a full estimate early.

Some cities also bill sewer or fire district charges separately from the tax bill, so check the full annual carrying cost of the building.

Worked example: a three-family in a central Connecticut city

This example is illustrative and not a quote. An investor buys a three-family in a central Connecticut city for $420,000. Rent is $1,500 per unit, or $4,500 a month across all three units. Taxes are budgeted from the town's current mill rate and assessment, which is high relative to price.

At 80% LTV, the loan is $336,000, estimated principal and interest is about $2,235, taxes are $900 a month and insurance is $250, for a total payment of about $3,385 and a DSCR of about 1.33x. The building clears 1.0x even with a heavy tax bill, because three-family rents in Connecticut cities are strong relative to purchase prices.

Older buildings, heat and foundations

Many Connecticut multi-families heat with oil or older gas boilers, and insurers ask about heating system age, electrical service and roof condition. Buildings built before 1978 may contain lead paint, which matters for families with young children. In parts of northeastern Connecticut, crumbling concrete foundations caused by the mineral pyrrhotite are a known problem, so ask about foundation testing on properties in affected towns. Coastal buildings in Bridgeport, New Haven and the shoreline may need flood coverage.

Fair rent commissions and local licensing

Connecticut has no statewide rent control, but state law requires larger municipalities to have a fair rent commission that can review complaints about excessive rent increases. Some cities, such as New Haven, run rental licensing or inspection programs.

In practice, those rules mean rent increases on long-term tenants should be reasonable and documented. Underwrite on in-place rent unless units are vacant or turning over.

Two, three or four units: what stays the same

Loan size, leverage and the 1.0x standard minimum DSCR do not change between a duplex and a fourplex. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and cash-out refinances up to 75% LTV. More units simply mean more rent to cover the payment and less exposure to any single vacancy.

Small apartment buildings with five to eight units are financed under residential programs too, though leverage can be lower and review deeper, depending on the program. At nine units and up, the loan becomes commercial.

What to have ready

Having these items ready shortens underwriting and keeps the appraisal on track.

Common questions

Do you finance Connecticut three-deckers?

Yes. Three-family homes are 2-4 unit rentals, and we qualify them on the combined rent of all three units.

Why are taxes so different between Connecticut towns?

Each town sets its own mill rate. Some cities tax at several times the rate of nearby suburbs, so always use the town's current figures.

Should I worry about foundations in Connecticut?

In parts of northeastern Connecticut, yes. Crumbling foundations linked to pyrrhotite are a known issue; ask about testing.

Can I finance a Connecticut two-family in an LLC?

Yes. LLC borrowers are standard, and the loan qualifies on the combined rent of both units.

What if I want to live in the building?

Our investor loans are business-purpose loans on non-owner-occupied property, so these DSCR programs are not for a building you will live in.

Can I do a cash-out refinance on a Connecticut 2-4 unit rental?

Yes, up to 75% LTV, as long as the combined rent covers the new payment at the program minimum. Seasoning rules vary by program.

Do I need tax returns for a 2-4 unit DSCR loan in Connecticut?

No. The loan qualifies on the combined rent of the units. You need a credit score of 620 or higher, reserves and, if you borrow in an LLC, your entity documents.

Can I buy a building with an empty unit?

Yes. An empty unit is typically counted at appraised market rent. Leasing it before closing, or showing it is rent-ready, helps the file.
