Small multifamily in Corpus Christi clusters in a few places: Flour Bluff near the Naval Air Station and the university, the older Southside and Midtown, and blocks near Del Mar College. Many buildings date from the 1970s and 1980s, when the city grew around the Navy and the refineries.
In short: LendingStreet finances Corpus Christi duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out goes up to 75% LTV and the standard minimum DSCR is 1.0x. On the coast, property taxes and windstorm insurance are the two numbers that most often decide the loan amount.
Flour Bluff has the most concentrated supply, with duplexes and fourplexes that rent to Navy personnel and civilian workers at Naval Air Station Corpus Christi and to students and staff at Texas A&M University-Corpus Christi on Ward Island. The Southside, around Airline Road, Everhart Road and the older streets off Staples Street, has scattered duplexes and small fourplex complexes.
Midtown and the areas near Del Mar College's campuses have older duplexes and converted houses, and there are pockets of fourplexes near downtown and along older corridors on the Westside and Northside, typically at lower prices with higher turnover.
Inventory near the university and the base turns over steadily because many owners are retired military or long-time local landlords. Small buildings often sell to other investors without much marketing, so working with a local agent or property manager who knows Flour Bluff owners can surface deals before they list.
| Area | Typical building | Main renters |
|---|---|---|
| Flour Bluff | 1970s-90s duplexes and fourplexes | Navy personnel, base civilians, students |
| Southside near Airline and Everhart | Duplexes, small fourplex groups | Families, medical staff |
| Midtown and near Del Mar College | Older duplexes, converted houses | Students, service workers |
| Westside and Northside | Older fourplexes | Working households, plant workers |
| Portland (San Patricio County) | Newer duplexes | Contractors, industrial workers |
Corpus Christi's unified development code sets which districts allow two-family and multifamily use. Many Flour Bluff fourplexes were built in districts zoned for them, while converted houses in Midtown may be legal nonconforming. Confirm the zoning and the unit count on the Nueces Appraisal District record before you buy. If the appraisal district shows fewer units than you are buying, resolve it first.
Parking and setbacks are common issues on older Flour Bluff lots. Buildings approved decades ago may not meet today's parking requirements, which is usually fine for an existing building but can limit what you can add or rebuild after a storm. Ask the city how a damaged nonconforming building could be rebuilt.
This example is illustrative and not a quote. An investor buys a duplex in Flour Bluff for $360,000 with 25% down. Each three-bedroom side rents for $1,750, $3,500 a month combined.
The loan is $270,000. Estimated principal and interest is $1,888, taxes are budgeted at $640 a month and insurance, including windstorm coverage, at $360. The total payment is $2,888 and DSCR is about 1.21x.

Rents near the base follow what service members can afford on their housing allowance, which keeps demand steady for two- and three-bedroom units. Moves cluster around duty rotations, so plan for some turnover each year. Near the university, leases follow the academic calendar, with most turnover in late summer.
Military clauses that let a tenant end a lease on orders are normal and do not disqualify the rent.
Industrial demand across the bay is a newer source of tenants. Contractors and permanent staff at export, energy and manufacturing facilities in San Patricio County rent in Portland and on the Northside, sometimes on furnished terms. Those leases count as rent when they are at market level and documented.
Texas has no state income tax and high local property taxes, and investors do not get homestead exemptions. On a duplex or fourplex the tax bill is usually the second-largest monthly cost. Use the full combined rate from the appraisal district at your purchase price.
Protesting the appraised value each spring with the Nueces Appraisal District is common practice among local landlords. A successful protest lowers the tax bill and lifts your actual cash flow.
Flour Bluff sits between Corpus Christi Bay and the Laguna Madre, and many buildings there need a separate windstorm policy, often through TWIA, plus flood insurance in mapped zones. Ask for windstorm certificates for the building and any additions. A building without them may be hard to insure at a reasonable cost.
Many 1970s-80s fourplexes have individual electric meters but a shared water meter, so the owner pays water. Salt air shortens the life of air conditioners, roofs and exterior metal, so budget for more frequent replacement than inland. Owner-paid utilities generally do not enter the DSCR ratio, but they reduce real cash flow.
Summer cooling costs are high on the coast, and buildings with original single-pane windows and older HVAC systems can be expensive to run if the owner pays any utilities. Ask for twelve months of bills before you buy.
Corpus Christi also has small apartment buildings of 5-8 units, especially in Flour Bluff and near the colleges. These are still residential for our DSCR programs, though max LTV can be lower and terms vary by program. The Corpus Christi 5-8 unit page covers them.

Yes. The loan qualifies on combined rent from both units, with no personal income documentation.
Many properties near the water need a separate windstorm policy, often through TWIA. Lenders require adequate coverage, and the cost is part of the DSCR math.
It may be harder or costlier to insure. Ask the seller early and price that risk into your offer.
