Drive through South Fairbanks, Hamilton Acres or the streets off Airport Way and you will see the same building over and over: a two-story fourplex with an arctic entry, built when the pipeline brought thousands of workers to town. Those buildings are still the backbone of the city's small rental stock.
In short: LendingStreet finances Fairbanks 2-4 unit rentals with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and cash-out up to 75% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. LLC borrowers are standard.
Much of the city's duplex and fourplex inventory dates from the 1970s and early 1980s. These buildings are usually wood frame on slab or crawlspace, with shared boilers or individual furnaces, and many have been updated over the years with new windows and siding. Newer duplexes and some triplexes are spread through North Pole, the College area and subdivisions off the Parks and Richardson highways.
Tenants are a mix of service members from Fort Wainwright and Eielson, university staff and students, hospital workers and local families. Units close to Fort Wainwright and the university tend to lease fastest.
Because so many fourplexes were built in a short window, many share similar floor plans, and condition is what separates one building from the next. Look closely at roofs, foundations, windows, arctic entries and the heating plant, since replacing any of them in Fairbanks costs more than in the Lower 48 and takes longer to schedule.
South Fairbanks, Lemeta, Hamilton Acres and the Aurora subdivision have the densest concentration of older fourplexes. The College area and Farmers Loop have duplexes that lease to the university crowd. North Pole has newer duplexes and some triplexes popular with Eielson families. Outside the cities, a duplex on a large lot is possible but less common, and those properties may rely on a well and septic system.
| Area | Typical stock | Main tenant pool |
|---|---|---|
| South Fairbanks, Lemeta, Hamilton Acres | 1970s-80s fourplexes | Fort Wainwright, downtown workers |
| College area, Farmers Loop | Duplexes, some triplexes | UAF staff and students |
| North Pole, Badger Road | Newer duplexes and triplexes | Eielson families |
| Goldstream, Chena Ridge | Occasional duplex on acreage | Longer-term local renters |
Inside the City of Fairbanks and the City of North Pole, each city's zoning code decides where duplexes, triplexes and fourplexes are allowed. In the rest of the borough, the Fairbanks North Star Borough zoning code applies, and some areas have fewer restrictions than city districts. Before you buy, confirm the zoning district, that the current number of units is legal and that any added units were permitted.
In Fairbanks, the utility setup can matter as much as the rent. A fourplex with one fuel oil boiler and heat included in the rent puts winter fuel cost on the owner. A building with separate furnaces and meters pushes that cost to tenants and usually makes the cash flow more stable.
The DSCR ratio itself uses principal, interest, taxes, insurance and any HOA dues, not utilities. But an owner-paid heating bill can turn a building that qualifies on paper into one that loses money in January, so get two winters of utility history from the seller.
This example is illustrative and not a quote. An investor buys a South Fairbanks fourplex for $560,000. Each unit leases for $1,350, so combined rent is $5,400 a month. At 80% LTV the loan is $448,000. Estimated principal and interest is about $3,056, taxes are $620 and insurance is $260, for a total payment of about $3,936. DSCR is about 1.37x.
A second investor buys a newer North Pole duplex for $395,000. Each side leases for $1,600, so combined rent is $3,200. At 75% LTV the loan is $296,250. Estimated principal and interest is about $2,021, taxes are $440 and insurance is $190, for a total of about $2,651. DSCR is about 1.21x.

The Fairbanks North Star Borough levies property tax across the borough, and the City of Fairbanks and the City of North Pole add their own levies inside city limits. A fourplex just inside the city line can pay noticeably more than a similar building just outside it. Pull the current assessment and the mill levy for the exact parcel rather than using a borough average.
The borough assesses property each year, so a building that sold well below its neighbors may see its assessment move toward market after a sale. Budget taxes on your purchase price rather than the seller's last bill, and check whether any local service area charges apply to the parcel.
Alaska has no real estate transfer tax, which keeps closing costs simpler than in many states, but title, recording and appraisal costs still apply.
Appraisers value 2-4 unit buildings with sales of similar buildings and a rent schedule for the units. Fairbanks has a steady supply of fourplex sales, but newer triplexes and duplexes on acreage can have fewer comparables. Bring signed leases, a rent roll and any recent upgrades. If you plan to grow past four units, see our Fairbanks 5-8 unit DSCR loans page.
If the appraisal's rent schedule comes in below your actual leases, ask the financing team which figure the program uses. Some programs use the lower of the two, which is one more reason to run your numbers with conservative rents before you write an offer.

Usually from a market rent estimate in the appraisal. Signed leases are stronger, especially for older buildings.
It does not enter the DSCR ratio directly, but it affects insurance, inspection findings and your real cash flow. Underwriters may ask about its age and condition.
$150,000. Most Fairbanks fourplexes and many duplexes are above that, so the minimum is rarely a barrier.
It can take longer if it relies on a well and septic system or sits on large acreage. Acreage and property-type limits vary by program.
