Lee County may be the duplex capital of Southwest Florida. Builders have filled lots in Cape Coral and Lehigh Acres with side-by-side duplexes aimed at investors, while older triplexes and fourplexes line streets in central Fort Myers and the southeast Cape. Which one you buy changes the math, mostly through the insurance bill.
In short: LendingStreet finances Lee County duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out goes up to 75% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. LLC borrowers are standard.
Newer duplexes in Cape Coral and Lehigh Acres are typically concrete block, one story, with two units of two or three bedrooms each, built to current wind codes. They lease to families and workers and usually carry lower insurance premiums than older buildings. Many in Lehigh, and some in Cape Coral, use wells and septic or are in areas where utility extension assessments apply.
Older triplexes and fourplexes are concentrated in central Fort Myers, around the Dunbar and Palm Beach Boulevard corridors, in North Fort Myers and in the southeast Cape. They are often cheaper per unit, but older roofs, windows and electrical can make insurance expensive and, in some cases, hard to place.
| Feature | New-build duplex | Older triplex or fourplex |
|---|---|---|
| Common areas | Cape Coral, Lehigh Acres | Central Fort Myers, North Fort Myers, SE Cape |
| Construction | Block, current wind code | Mixed; older roofs and windows |
| Insurance | Usually lower | Often higher; may need a condition inspection |
| Price per unit | Higher | Lower |
| Utilities | Often well and septic in Lehigh | Usually city water and sewer |
Cape Coral, Fort Myers and unincorporated Lee County each have their own zoning codes that decide where duplexes and small multifamily buildings are allowed. Cape Coral's code allows duplexes in specific districts, and many investor duplexes were built there under those rules. Before you buy, confirm the zoning district, the legal unit count and that any conversions or additions were permitted. After recent hurricanes, also confirm that repairs were permitted and closed out. Open or expired permits can delay a closing and complicate insurance.
This example is illustrative and not a quote. An investor buys a new-construction Cape Coral duplex for $560,000. Each side rents for $2,050, or $4,100 combined. Taxes are budgeted at $840 a month and insurance, helped by the new construction, at $380. At 75% LTV the loan is $420,000, estimated principal and interest is about $2,865 and the total is about $4,085, for a DSCR of about 1.00x. At 70%, $392,000, the total is about $3,894 and DSCR is about 1.05x.
Another investor buys an older fourplex in central Fort Myers for $640,000. Each unit rents for $1,450, or $5,800 combined. Insurance is higher at $1,100 a month, and taxes are $960. At 70% LTV the loan is $448,000, estimated principal and interest is about $3,056 and the total is about $5,116, for a DSCR of about 1.13x.

The difference between a building that qualifies at 75% and one that needs 65% is often the insurance quote. Wind, hazard and, in many locations, flood insurance are required by lenders, and premiums vary widely with roof age, construction, opening protection and flood zone. Get quotes early, before your inspection period ends.
Many Lee County buildings were damaged in Hurricane Ian in 2022 and again in the 2024 storms. Lee County and its cities enforce FEMA's substantial improvement rule: if repairs or improvements cost 50% or more of a building's value, it generally has to be brought up to current flood standards. Ask the seller for damage history, insurance claims and repair permits, and check whether the building was declared substantially damaged.
Rentals do not get Florida's homestead exemption. Non-homestead property has its own cap on annual assessment increases for most non-school levies, but the assessment resets after a sale, so budget taxes on your purchase price. Florida charges documentary stamp tax on the deed and on new mortgages, plus intangible tax on new mortgages. Cape Coral and parts of Lehigh can also carry utility or other special assessments; ask for the full bill, since those assessments count in the payment just like taxes.
Lee County rents rose quickly as people moved to Southwest Florida, and newer supply in Cape Coral and Lehigh has added competition. Tenants include health care, construction, hospitality and retail workers and young families. Leases and the appraiser's market rent estimate support the income, and well-kept newer duplexes tend to lease steadily.
Seasonal demand affects small multifamily less than vacation homes, but it still shows up. Some owners lease a unit furnished to snowbirds for a few months in winter. Those stays are generally taxable as transient rentals, and for loan sizing most programs look at long-term rent unless the property qualifies under a short-term rental program.
Investors who want more units per building can look at 5-8 unit properties, which still fall under our residential DSCR programs, though max LTV can be lower and varies by program; see our Fort Myers 5-8 unit DSCR loans page. Owners with five or more rentals can combine them into a blanket portfolio loan.

Wind, hazard and often flood coverage are required, and premiums in Southwest Florida are high. They can decide how much you can borrow.
Often, because insurance is lower on newer block construction. The higher purchase price can offset some of that benefit.
Yes. Wells and septic are common there, though they add inspection items and can slow the appraisal.
If repairs or improvements cost 50% or more of a building's value, the building generally must meet current flood standards. Ask about storm damage history before you buy.
