Greenville, SC grew up as a city of single-family houses, mill villages and, lately, downtown apartments. Duplexes, triplexes and fourplexes are scarcer here than in older Northern cities, so investors who want them have to know where the pockets are and how zoning treats them.
In short: LendingStreet finances Greenville, SC duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns. Loans start at $150,000, purchases go up to 80% LTV, cash-out goes up to 75% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. LLC borrowers are standard.
In the city, older side-by-side duplexes and converted houses turn up around the Augusta Road corridor, Overbrook, the North Main area, Stone Avenue and the streets near Pleasantburg Drive. Many are brick buildings from the 1950s through the 1970s with two-bedroom units. Near Furman and along Wade Hampton Boulevard there are more 1970s and 1980s fourplexes.
Suburban pockets in Taylors, Parker, Berea, Mauldin and Greer hold groups of duplexes and quadplexes built for workforce renters, and a few newer duplexes and townhome-style 2-4 unit buildings have been added in recent years. Prices tend to be lower in those areas than near downtown, and the rent-to-price ratio is often better.
The City of Greenville and Greenville County use different zoning codes, and the towns around them have their own. Some residential districts allow only single-family homes; others permit duplexes or small multifamily outright or with conditions. The city has updated its development code in recent years, so an older zoning map may be wrong.
For an older building, confirm that the current unit count is either permitted in the district or a documented legal nonconforming use. Appraisers flag buildings that appear to have more units than zoning allows, and if a nonconforming building were damaged, rebuilding rules can matter to value.
South Carolina assesses an owner's primary home at a 4% assessment ratio and rentals at a 6% assessment ratio, and rentals pay school operating millage that owner-occupants do not. If you buy a duplex from someone who lived in one side, expect the tax bill to rise once the county applies the rental ratio and resets the value to your price.
Greenville County reassesses every five years, with increases between reassessments generally capped at 15%, but a sale is not protected by that cap. Run your numbers on the full investor tax figure.
This example is illustrative and not a quote. A brick duplex near Augusta Road sells for $410,000, and each unit rents for $1,500, so combined rent is $3,000 a month. Taxes at the 6% assessment ratio are about $550 a month and insurance $160. At 75% LTV the loan is $307,500, estimated principal and interest is about $2,098, the payment is about $2,808 and the DSCR is about 1.07x.
A triplex in Taylors costs $385,000 with three units at $1,150 each, or $3,450 a month. Taxes are about $520 and insurance $190. At 75% LTV the loan is $288,750, the payment is about $2,680 and the DSCR is about 1.29x. The in-town duplex clears the minimum; the suburban triplex has far more cushion.

Tenants in Greenville's small multifamily buildings include hospital staff at Prisma Health and Bon Secours St. Francis, workers commuting to BMW and suppliers along I-85, students and staff at Furman and Greenville Technical College, and young professionals who want to live near downtown without paying new-apartment rents.
South Carolina's landlord-tenant law is generally seen as landlord-friendly, but documentation still matters: signed leases, deposit records and rent history make underwriting smoother and support the rent the lender can count.
Rents near downtown and Augusta Road run higher than in the suburbs, but so do prices and tax bills. Investors chasing cash flow often buy in Taylors, Parker or Berea; investors betting on appreciation buy closer in and accept a tighter ratio. Both can qualify if the rent covers the full payment.
Older duplexes and fourplexes in Greenville often have aging roofs, original windows, shared water heaters or a single electric meter. None of those stop a loan, but they affect insurance, appraisal and your operating costs.
If you pay water or other utilities for the tenants, that cost does not enter the DSCR, but it does lower your real cash flow. Factor it into your offer, and consider separating meters where that is practical.
Buildings with five to eight units are still residential for our DSCR programs, with maximum LTV that can be lower and varies by program; see the Greenville 5-8 unit page. Nine or more units is commercial lending. If you own several small buildings, a blanket portfolio loan can combine five or more under one payment.

Yes. The loan qualifies on the combined rent of both units, not your personal income.
Rentals in South Carolina are assessed at a 6% assessment ratio instead of 4% and pay school operating taxes, and a sale resets the value to your price.
Not always. Many residential districts allow only single-family homes. Confirm the district and any legal nonconforming status.
Up to 80% on a purchase and 75% on a cash-out refinance, if the rent clears the program minimum.
Often. Lower prices in Taylors, Parker and Berea usually mean a better rent-to-payment ratio.
