DSCR Loans for Huntsville Duplexes, Triplexes and Fourplexes

Huntsville is mostly a single-family town, so good duplexes and fourplexes do not come up often, and they rent fast when they do. Tenants range from UAH graduate students to contractors on a two-year assignment at Redstone who would rather not sign for a whole house.

In short: LendingStreet finances Huntsville 2-4 unit rentals with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns and LLC borrowers standard. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out goes up to 75% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620.

Where Huntsville's small multifamily sits

Older duplexes and fourplexes cluster around the University of Alabama in Huntsville and Research Park, along corridors in west Huntsville, near Alabama A&M in Normal and in pockets around the Medical District and downtown. Many are 1970s and 1980s brick buildings with two-bedroom units.

Newer side-by-side duplexes and townhome-style buildings have been built in Madison, Harvest and Athens as the metro has grown. These cost more but come with newer systems and lower repair risk. Some are in subdivisions with HOAs, so check dues and leasing rules, which count in the ratio and in what you can charge.

Zoning for duplexes and fourplexes

In Huntsville, whether two to four units are allowed depends on the parcel's zoning district. Many single-family districts do not allow a second unit, while multi-family and some mixed residential districts do. Before you buy, confirm with the City of Huntsville planning and zoning office that the existing units are a permitted or legally nonconforming use, and ask whether parking requirements would limit adding a unit later. The City of Madison and Limestone County have their own codes.

If a building was converted or expanded without permits, the appraiser may not count the extra units, which lowers both value and the rent used in the ratio.

Rent and how units are counted

The ratio uses the combined rent of every unit. Signed leases are used where they exist, and the appraiser's market rent estimate fills in vacant units on most programs. Near UAH, academic-year leases and roommate arrangements are common; near Redstone, tenants may sign 6 to 12 month leases tied to assignments.

Huntsville rents have risen with the job base, but they vary by school zone and distance to the gates. Compare your building with other 2-4 unit rentals, not with single-family homes.

Utilities affect what a building nets. Many older fourplexes have separate electric meters but shared water, and if the owner pays water, sewer and trash, budget for it even though the DSCR calculation itself centers on rent, taxes, insurance and the loan payment. Alabama law generally limits local rent control, so rents follow the market.

Worked example: a Madison duplex and a fourplex near UAH

This example is illustrative and not a quote. An investor compares two purchases. The first is a newer side-by-side duplex in Madison for $340,000, with each side renting for $1,350, $2,700 combined. At 75% LTV the loan is $255,000, estimated principal and interest about $1,774, taxes $326 and insurance $180, for a payment of about $2,280 and DSCR about 1.18x.

The second is a 1980s brick fourplex near UAH for $560,000, with four units at $1,200, $4,800 combined. At 75% LTV the loan is $420,000, estimated principal and interest about $2,922, taxes $537 and insurance $320, for a payment of about $3,779 and DSCR about 1.27x.

The fourplex carries a stronger ratio but older systems; the duplex carries less repair risk. Both clear the 1.0x standard minimum.

Alabama taxes and closing costs

Alabama property taxes are low compared with most states, but rental property is assessed at a 20% assessment ratio rather than the 10% for owner-occupied homes. Use the rental class when you budget.

Alabama charges a deed tax on transfers and a mortgage recording tax when the loan is recorded. How they apply depends on the price and loan amount, so ask your title company for an estimate early.

Older buildings and storm exposure

Brick fourplexes from the 1970s and 1980s often need roof, HVAC and plumbing work, and some have original electrical panels insurers dislike. Spring storms and tornadoes are part of life in north Alabama, so get an insurance quote with the wind and hail deductible before you finalize the offer, and check the flood map for buildings near creeks.

Refinancing a 2-4 unit you already own

Owners who bought a fourplex with a short-term loan, renovated the units and raised rents often refinance into a 30-year DSCR loan once new leases are signed. Rate-and-term goes up to 80% LTV on some programs, and cash-out up to 75% LTV, with seasoning that varies by program.

Keep invoices and permits for renovation work; the appraiser will look at both the improvements and the new rents.

If you own several small buildings or a mix of duplexes and single-family homes, combining five or more into a blanket portfolio loan can put them on one payment and one maturity date.

Five to eight unit buildings

Some Huntsville buildings near UAH and in older parts of the city have five to eight units. Those are still residential for our programs, though maximum LTV can be lower and varies by program; see our Huntsville 5-8 unit DSCR page. Buildings with nine or more units are commercial.

The same combined-rent approach applies at five to eight units, so the numbers in the example above scale up; the differences are mostly in leverage and reserves.

Common questions

Can I buy a Huntsville fourplex with a DSCR loan?

Yes. DSCR loans qualify on the combined rent of all units, with no W-2s or tax returns.

Does Huntsville zoning allow duplexes everywhere?

No. It depends on the zoning district. Confirm the units are permitted with the City of Huntsville before you buy.

How are academic-year leases near UAH counted?

Signed leases count as rent. Underwriting looks at the leases in place and the appraiser's market rent estimate.

What if a unit is vacant at closing?

On most programs, the appraiser's market rent estimate is used for vacant units.

Why would my taxes be higher than the seller's?

Rentals are assessed at a 20% assessment ratio in Alabama, compared with 10% for owner-occupied homes.

Can I refinance a duplex I already own?

Yes. Cash-out goes up to 75% LTV and rate-and-term up to 80% on some programs.

Can I live in one unit?

No. Our investor loans are business-purpose loans on non-owner-occupied property.

Do you lend on six-unit buildings?

Yes. Five to eight units are residential for our programs, with leverage that varies by program.
