DSCR Loans for Idaho Falls Duplexes, Twin Homes and Fourplexes

In Idaho Falls, the most common two-unit rental is not an old house split in two. It is the twin home: a newer side-by-side building, often on two separately platted lots, in Ammon or on the east side. Fourplexes are fewer and older, and the financing works a little differently for each.

In short: LendingStreet finances Idaho Falls 2-4 unit rentals with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns and LLC borrowers standard. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out goes up to 75% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620.

Idaho Falls' small multifamily stock

Newer twin homes and side-by-side duplexes make up much of the 2-4 unit supply in Ammon, on the east side of Idaho Falls and in growing towns such as Iona and Rigby. They usually have garages, separate utilities and modern systems.

Older duplexes, triplexes and fourplexes sit closer to downtown, in and around the Numbered Streets, near the College of Eastern Idaho and along older corridors on the Westside. Many are 1960s to 1980s buildings with smaller units and shared parking.

Twin homes: one loan or two?

A twin home built on a single parcel is a duplex and can be financed as one 2-unit property. If each side sits on its own platted lot with its own tax parcel, it may be treated as two single-family homes instead, each needing to clear the $150,000 minimum and the ratio on its own. Check the plat and county records before you apply; it changes how the file is set up.

Owning several twin homes is also a common path into a blanket portfolio loan once you have five or more properties. Twin homes on separate lots also give you more flexibility to sell one side later, while a single-parcel duplex has to be sold as one building.

Zoning in Idaho Falls and Ammon

Whether two to four units are allowed depends on the zone. Idaho Falls and Ammon each have their own codes, and Bonneville County governs unincorporated areas. Confirm with the city's planning office that the units are permitted, especially for older converted homes near downtown. Units added without permits may not be counted by the appraiser, which lowers both value and the rent used in the ratio.

Worked example: an Ammon twin home and a downtown fourplex

This example is illustrative and not a quote. The first property is a newer twin home in Ammon on one parcel, bought for $430,000, with each side renting for $1,450, $2,900 combined. At 75% LTV the loan is $322,500, estimated principal and interest about $2,244, taxes $322 and insurance $160, for a payment of about $2,726 and DSCR about 1.06x.

The second is an older fourplex near downtown Idaho Falls bought for $640,000, with four units at $1,250, $5,000 combined. At 75% LTV the loan is $480,000, estimated principal and interest about $3,340, taxes $480 and insurance $330, for a payment of about $4,150 and DSCR about 1.20x.

The twin home barely clears 1.0x because newer construction is priced high relative to rent. The fourplex has more room but older systems. A slightly lower loan amount on the twin home would widen its margin.

Rents and tenants in Idaho Falls

Tenants for 2-4 unit rentals include INL contractors and early-career staff, hospital workers, College of Eastern Idaho students and small families. Leases are usually 12 months, and many tenants renew rather than face a winter move. The ratio uses signed leases where they exist and the appraiser's market rent estimate for vacant units on most programs.

Rents follow local wages more than home prices. That is why newer twin homes, with higher prices, often show thinner ratios than older buildings bought for less per unit.

Rexburg, about half an hour north, is a different market. BYU-Idaho requires many students to live in approved housing, so a duplex there may not draw students unless it is part of that system. Investors who buy in Rexburg usually target non-student tenants or approved housing complexes, which are often larger than four units.

Taxes and closing costs in Idaho

The homeowner's exemption does not apply to rentals, so 2-4 unit buildings are taxed on full value. Budget on the assessor's full taxable value, not the seller's bill if they lived in one unit. Idaho has no real estate transfer tax. As a non-disclosure state, Idaho sale prices are not public, so appraisers lean on listing data; bring any comparable sales you know about.

Winter operations and utilities

Snow removal, heating and frozen pipes are real costs here. Leases should be clear on who clears walks and driveways. Idaho Falls Power, the city's electric utility, serves most of the city; units outside city limits may have a different provider. Buildings where the owner pays heat carry higher expenses, which matters for cash flow even if the DSCR calculation focuses on rent, taxes, insurance and the loan payment.

Refinancing and larger buildings

Owners who bought older fourplexes and renovated them often refinance into a 30-year DSCR loan once new leases are signed. Rate-and-term goes up to 80% LTV on some programs and cash-out up to 75% LTV, with seasoning that varies by program.

Buildings with five to eight units are still residential for our programs, though maximum LTV can be lower and varies by program; see our Idaho Falls 5-8 unit page. Nine or more units is commercial.

Getting an Idaho Falls 2-4 unit quote

Send the address, price, unit mix, leases and tax record, plus the plat if it is a twin home. If any unit is vacant or under renovation, include a note on timing so the rent estimate can be planned around it. Use the form below or call (877) 298-1001, and the financing team will run the combined-rent ratio at a couple of loan amounts.

Common questions

Can I finance an Ammon twin home with one DSCR loan?

Yes, if both units sit on one parcel. If each side has its own lot, it may need to be financed as two single-family homes.

Does Idaho Falls zoning allow duplexes?

It depends on the zone. Confirm with the city's planning office that the units are permitted.

Why do newer twin homes show thinner ratios?

Their prices are high relative to rent. A lower loan amount can help them clear 1.0x.

How are vacant units counted?

On most programs, the appraiser's market rent estimate is used for vacant units.

Do rentals get the homeowner's exemption?

No. It applies only to a primary residence.

Is there a transfer tax in Idaho?

No. Idaho does not charge a real estate transfer tax.

Can I live in one side of a twin home?

No. Our investor loans are business-purpose loans on non-owner-occupied property.

Do you lend on six-unit buildings?

Yes. Five to eight units are residential for our programs, with leverage that varies by program.
