DSCR Loans for 2-4 Unit Rentals in Iowa

Iowa's small multifamily ranges from Des Moines fourplexes to student duplexes in Iowa City and Ames. Prices are modest, but property tax bills are higher than many investors expect, so the tax line deserves a close look.

In short: LendingStreet offers DSCR loans on 2-4 unit rentals throughout Iowa, sized on the total rent from every unit rather than your personal income. Loans start at $150,000 with no stated maximum, with up to 80% LTV on a purchase, up to 75% on a cash-out, a 1.0x standard minimum ratio and a 620 minimum credit score; LLC borrowers are standard. In Iowa, check the full tax bill, local rental permit rules, and storm coverage, since the 2020 derecho showed how wind can hit the whole state.

Iowa's 2-4 unit markets

Des Moines has older duplexes and fourplexes around Drake University, in the Beaverdale and Highland Park neighborhoods, and on the east side, plus newer buildings in suburbs such as Ankeny, Urbandale and West Des Moines. Cedar Rapids, the Quad Cities around Davenport, Waterloo and Sioux City have duplexes at lower prices.

Iowa City (University of Iowa) and Ames (Iowa State) have large stocks of student duplexes and fourplexes, often rented by the bedroom. Dubuque and Council Bluffs round out the markets.

Many Des Moines fourplexes were built in the 1960s and 1970s with two units up and two down, simple layouts and off-street parking.

How the ratio works on a duplex, triplex or fourplex

A DSCR loan on a 2-4 unit building looks at one number: the combined monthly rent of every unit divided by the full monthly payment, which includes principal, interest, property taxes, insurance and any HOA dues. A ratio of 1.0x means the rent exactly covers the payment, and that is the standard minimum.

For occupied units, the lender uses the signed leases and checks them against the appraiser's market rent schedule. For vacant units, market rent from the appraisal is usually used. No W-2s or tax returns are needed, and the property can be held in an LLC.

The ratio is only as accurate as the costs behind it. In Iowa, use the current local tax bill as it will look after your purchase and a real insurance quote for the whole building, not a listing estimate or the seller's numbers, before you set your offer.

Iowa property tax and the transfer tax

Iowa applies a state-set assessment limitation, often called the rollback, to residential property, then applies local levies. Even so, effective tax rates in Iowa are above the national average, and homestead credits apply only to owner-occupants. Assessors revalue property every two years, in odd years.

Iowa charges a real estate transfer tax on deeds, generally a modest amount. Iowa also handles title differently from most states, with attorney title opinions and a state-run title program, so expect the closing process to look a little different.

Iowa's legislature has changed property tax rules in recent sessions, so confirm the current rollback and levy rates with the county assessor and treasurer.

Worked example: a fourplex in Des Moines

This example is illustrative and not a quote. An investor buys a fourplex in Des Moines for $440,000. Rent is $1,000 per unit, or $4,000 a month across all four units. Taxes reflect the full bill without homestead credits.

At 80% LTV, the loan is $352,000, estimated principal and interest is about $2,342, taxes are $667 a month and insurance is $233, for a total payment of about $3,242 and a DSCR of about 1.23x. The fourplex clears 1.0x. Iowa taxes are a bigger share of the payment than in many states, so use the actual bill.

Hail, wind and river flooding

Iowa is exposed to tornadoes, hail and straight-line winds; the 2020 derecho caused widespread damage, especially in Cedar Rapids. River flooding is also a risk, as Cedar Rapids learned in 2008. Get a full insurance quote and check FEMA flood maps for properties near the Cedar, Iowa, Des Moines and Mississippi rivers.

Rental permits and inspections

Many Iowa cities require rental permits or inspections, including Des Moines, Iowa City, Ames and Cedar Rapids. College towns often limit the number of unrelated occupants per unit. Iowa preempts local rent control.

Check the permit and inspection status of each unit before you close, since some cities will not let a unit be leased without a current permit.

Two, three or four units: what stays the same

Loan size, leverage and the 1.0x standard minimum DSCR do not change between a duplex and a fourplex. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and cash-out refinances up to 75% LTV. More units simply mean more rent to cover the payment and less exposure to any single vacancy.

Small apartment buildings with five to eight units are financed under residential programs too, though leverage can be lower and review deeper, depending on the program. At nine units and up, the loan becomes commercial.

What to have ready

Having these items ready shortens underwriting and keeps the appraisal on track.

Common questions

Are Iowa property taxes high for rentals?

Effective rates in Iowa are above the national average, and homestead credits do not apply to investors. Budget on the full bill.

Do Iowa City rentals need a permit?

Yes. Iowa City and several other cities require rental permits and inspections, often with occupancy limits.

Is Iowa's title process different?

Yes. Iowa uses attorney title opinions and a state-run title program rather than the private title insurance used in most states.

Do you finance Quad Cities duplexes on the Iowa side?

Yes. We finance duplexes, triplexes and fourplexes in Davenport, Bettendorf and throughout Iowa.

How much cash can I pull from a Iowa duplex or fourplex?

Up to 75% of appraised value, minus the payoff and closing costs, if the rent still clears the program minimum at the new payment. Seasoning varies by program.

Do I need tax returns to finance a Iowa fourplex?

No. DSCR loans qualify on the building's rent, not your personal income. Expect a 620 minimum credit score, reserves and LLC documents if you use an entity.

How is a vacant unit treated?

Usually at market rent from the appraisal. Programs vary, so a signed lease on the vacant unit can help if the ratio is close.

Can I live in one unit and rent the others?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so the borrower cannot live in any unit.
