Jacksonville's small multifamily stock is concentrated in a handful of older neighborhoods near downtown, where early 20th century homes were built as duplexes or later split into apartments. Outside that core, most two to four unit buildings are 1960s to 1980s block construction on the Westside and in Arlington.
In short: LendingStreet finances Jacksonville duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, not on your personal income. Loans start at $150,000, purchases go up to 80% LTV, cash-out up to 75%, the minimum credit score is 620 and LLC borrowers are standard. In historic districts like Springfield and Riverside-Avondale, plan for design review on exterior work and confirm the legal unit count before you buy.
Springfield, just north of downtown, has one of the largest collections of historic wood-frame homes in Florida, and many were built as or converted to duplexes and quadruplexes. Riverside and Avondale have similar stock along with garage apartments behind larger homes. Murray Hill, San Marco's edges and parts of Durkeeville and Brentwood add more small buildings at a range of prices.
Further out, Arlington, the Westside and the Southside have clusters of 1970s and 1980s duplexes and fourplexes, many with concrete block walls and flat or low-slope roofs. These tend to cost less per door but need closer attention to roofs, plumbing and insurance.
| Area | Typical building | Main checks |
|---|---|---|
| Springfield | Historic wood-frame duplex or quad | Historic review; legal unit count |
| Riverside and Avondale | Duplex, home with garage apartment | Historic review; parking |
| Murray Hill | 1920s-1940s duplexes | Older electrical and plumbing |
| Arlington | 1970s block duplexes and fourplexes | Roof age; insurance |
| Westside | Block fourplexes | Tenant turnover; deferred maintenance |
Jacksonville's zoning code separates single-family districts from medium-density residential districts that allow multiple units. A building can be legally nonconforming if it predates current zoning, which usually lets it continue as is but can limit rebuilding after major damage.
Some older Springfield and Riverside houses were split into more units than the records support. The appraisal will value the legal count, and the lender will use the rent of legal units. Check the property appraiser's record and the city's zoning information before you count on a third or fourth unit.
Springfield and Riverside-Avondale are locally designated historic districts. Exterior changes such as new windows, roofs, porches or siding generally need a certificate of appropriateness from the city's historic preservation staff or commission before work starts. Interior work usually does not.
That review adds time and can raise renovation costs. If the building needs exterior work, factor it into your budget, or consider a bridge loan to renovate first and a DSCR refinance once it is leased.
This example is illustrative and not a quote. An investor buys a triplex for $465,000. The long-time seller kept rents low: each unit leases for $1,150, for combined rent of $3,450 a month, while market rent is closer to $1,550 a unit. Taxes are budgeted at $560 a month on the full price and insurance at $420.
At 80% LTV the loan is $372,000 and estimated principal and interest on a 30-year loan is about $2,475. The total payment is about $3,455. On the in-place leases, DSCR is about 1.00x, right at the 1.0x line with no cushion.
At 75% LTV the loan drops to $348,750 and the total payment to about $3,300, lifting DSCR to about 1.05x on the same leases. The investor brings $23,250 more to closing. Once leases renew at market, combined rent of $4,650 would put the 80% LTV structure at about 1.35x, which is the case for a later rate-and-term or cash-out refinance.
| Item | 80% LTV, current leases | 75% LTV, current leases | 80% LTV, market rents |
|---|---|---|---|
| Loan amount | $372,000 | $348,750 | $372,000 |
| Estimated principal and interest | $2,475 | $2,320 | $2,475 |
| Taxes and insurance | $980 | $980 | $980 |
| Total monthly payment | $3,455 | $3,300 | $3,455 |
| Combined rent | $3,450 | $3,450 | $4,650 |
| DSCR | About 1.00x | About 1.05x | About 1.35x |
Rents on a door in a small Jacksonville building usually run below a comparable single-family house, but the combined rent across two to four units often supports a stronger ratio per dollar of price. Use signed leases if units are occupied and a market rent estimate for vacant units.
Florida investment property does not get a homestead exemption, and assessed value resets to market after a sale. Insurance on older buildings depends heavily on roof age, wiring and wind mitigation features, and some carriers will not write older roofs at all. Get quotes during your inspection period.
Many converted homes in Springfield and Riverside share a single water meter, which means the owner pays water and sewer for all units. Budget for that in your cash flow, even though it does not usually enter the DSCR calculation directly.
Off-street parking is limited on many historic blocks, which can affect who rents the units. Buildings near downtown, UF Health Jacksonville and the Riverside arts district often lease to hospital staff and young professionals, while Westside and Arlington fourplexes lean toward working families and service members from NAS Jacksonville.
Older buildings may also lack separate laundry or central air in every unit. Those features drive rent here more than in cooler cities, so price upgrades into your plan if the units lag the market.
A few older Jacksonville buildings have five to eight units, mostly garden-style apartments from the 1960s and 1970s in Arlington and on the Southside, plus a handful of larger historic houses in Springfield. These are still residential loans with us, but maximum LTV can be lower and the review more detailed. Our Jacksonville 5-8 unit page covers those buildings, and anything nine units or larger is commercial.
If you are weighing a fourplex against a six-unit building at a similar price, compare the ratio, the leverage and the insurance quote side by side. The extra units can help cash flow, but the lower maximum LTV means more cash at closing.
Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, price, unit count, current or market rents, taxes and an insurance quote. The team will run the ratio at a few loan amounts and come back with options. Call (877) 298-1001 or use the form below, and see our Florida 2-4 unit page for statewide details.
Yes. DSCR loans cover 1 to 8 unit residential properties. A fourplex qualifies on the combined rent of all four units against the full monthly payment.
The appraisal and loan will use the legal unit count. Rent from unpermitted units generally will not count, so confirm the legal count first.
Not directly, but they affect renovation cost and timing. Exterior work in Springfield and Riverside-Avondale generally needs a certificate of appropriateness.
Yes. A market rent estimate from the appraisal can be used for vacant units.
No. DSCR loans qualify on the property's rent, not on W-2s or tax returns. The minimum credit score is 620.
