Walk a few blocks in Midtown, Hyde Park or Valentine and you will pass brick fourplexes, side-by-side duplexes and big houses split into apartments, most built between 1900 and 1930 for streetcar commuters. That stock is still the backbone of Kansas City's small multifamily market.
In short: LendingStreet finances Kansas City, Missouri duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units. Loans start at $150,000, purchases go up to 80% LTV, cash-out up to 75%, the minimum credit score is 620 and LLC borrowers are standard. Confirm the legal unit count with the city, make sure each building holds a Healthy Homes rental permit, and budget taxes on Jackson County's current assessment.
Midtown neighborhoods such as Hyde Park, Valentine, Volker, Westport and Old Hyde Park have the greatest concentration of early 20th century fourplexes and duplexes, close to the Plaza, the hospitals on Hospital Hill and the University of Missouri-Kansas City. The Northeast, including Pendleton Heights, Scarritt Renaissance and Indian Mound, has older two-family homes and divided Victorians at lower prices.
South of the Plaza, Waldo and Brookside have fewer multi-unit buildings but strong demand. In the Northland and the inner-ring suburbs, newer duplexes from the 1970s through the 1990s are more common.
| Area | Typical building | Main checks |
|---|---|---|
| Hyde Park, Valentine, Volker | 1910s-1920s brick fourplexes | Boilers, wiring, parking |
| Westport and Midtown | Duplexes and divided houses | Legal unit count |
| Northeast | Older two-family homes | Condition; historic districts |
| Waldo | Occasional duplexes | Higher prices per door |
| Northland and inner suburbs | 1970s-1990s duplexes | Separate city rules; Clay County taxes |
Kansas City's zoning code includes districts that allow two-family and multi-unit buildings, and many older Midtown buildings predate current zoning. A legally nonconforming building can usually continue as is, but may face limits if it is heavily damaged. Some houses were split into more units than the records support.
Appraisers and lenders count legal units. Check the city's zoning and permit records, and ask the seller for any certificates of occupancy.
Parts of Midtown and the Northeast are in locally designated historic districts, where exterior changes can need review before work starts. That rarely affects the loan itself, but it can change the cost and timing of a new roof, windows or porch repairs. Ask the city's historic preservation office whether the address is in a district before you plan exterior work.
The city's online parcel viewer shows the zoning district, and the permit history can confirm when units were added. If a building has more mailboxes than the records support, assume the extra units will not count.
Kansas City's Healthy Homes program requires rental permits and lets tenants request inspections. Older brick fourplexes often have original boilers, knob-and-tube wiring remnants and aging plumbing that can surface in an inspection. Budget for them before closing rather than after a tenant complaint.
This example is illustrative and not a quote. An investor buys a 1920s brick fourplex for $560,000 with each unit renting for $1,175, combined $4,700 a month. Taxes are budgeted at $620 a month on the current assessment and insurance at $300.
At 80% LTV the loan is $448,000, estimated principal and interest on a 30-year loan is about $2,981 and the total payment is about $3,901. DSCR is about 1.20x. At 75% LTV, with a loan of $420,000 and a payment of about $3,714, DSCR rises to about 1.27x for an investor who wants a bigger cushion against a tax increase or a boiler repair.
| Item | 80% LTV | 75% LTV |
|---|---|---|
| Loan amount | $448,000 | $420,000 |
| Estimated principal and interest | $2,981 | $2,794 |
| Taxes and insurance | $920 | $920 |
| Total monthly payment | $3,901 | $3,714 |
| Combined rent | $4,700 | $4,700 |
| DSCR | About 1.20x | About 1.27x |
Missouri assesses residential property at 19% of market value and reassesses in odd-numbered years. Jackson County's 2023 reassessment raised many values sharply, and appeals were widespread. Budget on the current bill and watch for the next notice. Missouri has no real estate transfer tax, which keeps closing costs down.
If an assessment looks too high, owners can appeal to the county Board of Equalization within the deadline printed on the notice. For a DSCR loan, the lender uses the tax bill in effect, so a successful appeal helps the ratio on your next refinance rather than the current one.
Midtown units rent to hospital staff from Saint Luke's and the Hospital Hill complex, UMKC students and young professionals working downtown or in Crown Center. Northeast units draw working families and long-term residents. Rents vary by block, parking and whether units have in-unit laundry and central air. Use signed leases for occupied units and market rent estimates for vacant ones.
Many older fourplexes are heated by a single boiler and include heat in the rent, which shifts a winter utility bill onto the owner. That cost does not usually enter the DSCR calculation, but it affects real cash flow, so price it in. Buildings with separate furnaces and meters for each unit are easier to run and often command slightly higher rents.
Off-street parking is limited on many Midtown blocks. Units with a garage or a parking pad lease faster, especially in winter. In the Northeast, larger units with three bedrooms are in demand from families, and rent per square foot can run lower than in Midtown, which is worth reflecting in your rent assumptions rather than borrowing Midtown comparables.
Kansas City has many classic six-unit buildings, including the columned apartment buildings found around Midtown and the Plaza. Those are still residential loans with us, but maximum LTV can be lower. See our Kansas City 5-8 unit page. Nine or more units is commercial.
If you are comparing a fourplex with a six-unit building, run both at realistic leverage. The extra units can lift cash flow, but the lower maximum LTV on 5-8 unit buildings means more cash at closing.
Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, price, unit count, rents, taxes and insurance quote, and the team will run the ratio at a few loan sizes.
