DSCR Loans for Knoxville Duplexes, Triplexes and Fourplexes

Much of Knoxville's small multifamily stock sits in the oldest neighborhoods ringing downtown, in Victorian and Craftsman houses that were divided into apartments decades ago. Near the University of Tennessee, Fort Sanders is the most concentrated example, but Fourth and Gill, Old North Knoxville, Parkridge and Mechanicsville have their own share.

In short: LendingStreet finances Knoxville duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, not your personal income. Loans start at $150,000, purchases go up to 80% LTV, cash-out up to 75%, the minimum credit score is 620 and LLC borrowers are standard. Before you buy, confirm the legal unit count under the city's zoning code and whether the property sits in a historic overlay that affects exterior work.

Where Knoxville's 2-4 unit buildings are

Fort Sanders, wedged between UT and downtown, has many large late 19th and early 20th century houses split into apartments, along with newer small buildings. North of downtown, Fourth and Gill, Old North Knoxville and Happy Holler have Victorian and Craftsman homes, some built as duplexes and some divided later. Parkridge and Mechanicsville add more older two- and three-unit houses.

Outside the core, 1960s through 1980s duplexes and small fourplexes are scattered through West Knoxville near Bearden, North Knoxville near Broadway and Fountain City, and parts of South Knoxville.

Prices per door vary more in Knoxville than in many cities, from older divided houses in Mechanicsville to updated duplexes near Bearden.

Recode Knoxville and the legal unit count

Knoxville's new zoning code, known as Recode Knoxville, took effect in 2020 and which reorganized residential districts and changed where two-family and multi-unit buildings are allowed by right. Many older divided houses predate both the new and old codes and may be legally nonconforming. A nonconforming building can generally continue, but expanding it or rebuilding after major damage can be limited.

The appraisal and the loan count legal units. Check the city's zoning map and permit records, and ask the seller for documentation before you pay for a third or fourth unit.

Historic overlays and exterior work

Fourth and Gill, Old North Knoxville, Parkridge, Mechanicsville and parts of Fort Sanders are covered by historic or neighborhood conservation overlays. Exterior changes such as windows, porches, siding and some roofing can require approval from the Knoxville Historic Zoning Commission before work starts. Interior work usually does not.

That review adds time and can raise costs. If the building needs exterior work, include it in your budget, or plan to renovate with bridge financing and refinance into a DSCR loan once it is leased.

Worked example: a Fourth and Gill duplex

This example is illustrative and not a quote. An investor buys a Victorian duplex in Fourth and Gill for $420,000. The larger unit rents for $1,500 and the smaller for $1,350, combined $2,850 a month. City and county taxes are budgeted at $320 a month and insurance at $160.

At 80% LTV the loan is $336,000, estimated principal and interest on a 30-year loan is about $2,235 and the total payment is about $2,715. DSCR is about 1.05x, just above the line. At 75% LTV, with a loan of $315,000 and a payment of about $2,576, DSCR is about 1.11x, leaving more room for a vacancy or a repair.

Rents, tenants and the UT calendar

Fort Sanders and near-campus units rent mainly to UT students, often on by-the-bedroom or August-to-July leases. North Knoxville and Parkridge units draw young professionals, hospital staff from Fort Sanders Regional and UT Medical Center, and long-term residents. Rents vary widely by block, condition and parking.

Use signed leases for occupied units and a market rent estimate for vacant ones. For student buildings, show the full lease schedule so the lender can see the whole year.

Older divided houses often have uneven units: a large first-floor apartment with the original parlor and a smaller unit carved out upstairs or in the attic. Rents follow that layout, so price each unit on its own rather than averaging. Parking is tight near campus and on many North Knoxville blocks, and units with off-street spaces lease faster.

Many of these buildings also have a single water meter, which leaves the owner paying water and sewer for every unit. That does not usually enter the DSCR calculation, but it affects real cash flow.

Tennessee taxes and closing costs

Tennessee assesses residential property at 25% of appraised value. Knox County reappraised in 2025, and properties in the city pay both Knoxville and Knox County taxes. Even so, property taxes take a smaller share of rent here than in many states, which helps the ratio.

Tennessee charges recordation tax on deeds and mortgages at closing. There is no state income tax on wages.

Five to eight units

Some Fort Sanders and North Knoxville buildings have five to eight units. These are still residential loans with us, though maximum LTV can be lower. See our Knoxville 5-8 unit page. Nine or more units is commercial.

If you are weighing a duplex in Fourth and Gill against a six-unit building in Fort Sanders at a similar price, run both at realistic leverage. The larger building may produce more rent, but the lower maximum LTV and the student lease cycle change the cash you bring and the way the ratio looks in summer.

Next steps for a Knoxville 2-4 unit loan

Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, price, unit count, rents, taxes and an insurance quote, and the team will run the ratio at a few loan sizes. Common questions

Can I buy a Knoxville duplex with a DSCR loan?

Yes. A duplex qualifies on the combined rent of both units against the full payment.

Does Recode Knoxville affect my building?

It may. The 2020 code changed where multi-unit buildings are allowed. Older buildings may be legally nonconforming; confirm the legal unit count.

Do historic overlays affect my loan?

Not directly, but they affect renovation cost and timing. Exterior work in overlay districts may need Historic Zoning Commission approval.

Can I finance a student rental in Fort Sanders?

Yes. Provide the signed leases; by-the-bedroom leases may get a closer look.

Are Knoxville property taxes high?

Lower than many states. Tennessee assesses residential property at 25% of appraised value, and city properties pay both city and county taxes.

Do I need tax returns?

No. DSCR loans qualify on rent, with a 620 minimum credit score.

Can I close in an LLC?

Yes. LLC borrowers are standard.

Can I live in one unit?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so every unit must be rented.
