Lakeland's small multifamily stock is scattered rather than concentrated. You find 1950s block duplexes on in-town side streets, converted older homes near the downtown lakes, and newer side-by-side duplexes on the edges of town. Each type brings its own insurance, tax and repair profile.
In short: LendingStreet finances Lakeland duplexes, triplexes and fourplexes with DSCR loans qualified on the combined rent of all units, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out refinances up to 75% and the standard minimum DSCR is 1.0x. In Polk County, the insurance quote on an older building often decides how much leverage the rent supports.
Older duplexes and small quads cluster in the neighborhoods around downtown: Dixieland, the blocks south and east of Lake Morton, near Lake Hunter and Lake Wire, and in pockets close to Florida Southern College. Many are concrete block with flat or low-slope roofs, which is the first thing an insurer asks about.
Newer side-by-side duplexes appear on the north and south edges of town and in parts of Winter Haven and Auburndale. They cost more per unit but usually insure for less and need fewer early repairs.
| Building type | Where you find it | Common issue |
|---|---|---|
| 1950s-70s block duplex | Dixieland, Lake Morton area, near Lake Hunter | Roof age, cast iron plumbing, older electrical panels |
| Converted older home, 2-3 units | Historic districts near downtown lakes | Permit history for the conversion, separate meters |
| Small fourplex | Scattered in-town blocks, near colleges | Parking, shared laundry, exterior maintenance |
| Newer side-by-side duplex | North and south Lakeland, Winter Haven | Higher price per unit, HOA in some subdivisions |
The City of Lakeland's zoning map decides which districts allow two-family and multi-family buildings, and Polk County zoning applies outside city limits. Before you buy, confirm that the current number of units is legal. A house that was split into three units without permits may appraise and insure as a single-family home, and the DSCR would then be based on one rent.
Historic district rules near downtown can also affect exterior repairs and replacements, so ask about them when a building sits in a designated district.
Lakeland rents for small units are driven by workers commuting along I-4 to Tampa and Orlando, logistics and warehouse jobs in the area, Publix's headquarters, and students and staff at the local colleges. A DSCR loan adds up the rent for every unit, from signed leases or a market rent estimate on the appraisal, and divides it by the full monthly payment.
Because the ratio uses gross rent, the expenses you carry yourself, such as water if you pay it, lawn care and turnover, do not lower the DSCR. They still affect your returns, so budget them.
This example is illustrative and not a quote. An investor buys a block duplex for $340,000 with two units renting at $1,350 each, or $2,700 combined. Taxes are budgeted at $380 a month and insurance at $260.
At 80% LTV the loan is $272,000, estimated principal and interest is about $1,902 and the total payment is about $2,542, for a DSCR of about 1.06x. At 75% LTV the loan is $255,000, the payment is about $2,423 and DSCR rises to about 1.11x, which gives more cushion if the insurance renewal comes in higher.
| Item | 80% LTV | 75% LTV |
|---|---|---|
| Loan amount | $272,000 | $255,000 |
| Estimated principal and interest | $1,902 | $1,783 |
| Taxes and insurance | $640 | $640 |
| Total monthly payment | $2,542 | $2,423 |
| Combined rent | $2,700 | $2,700 |
| DSCR | About 1.06x | About 1.11x |
Florida insurers look closely at roof age, the type of roof, electrical panels, plumbing and wind mitigation features. An insurance inspection of the roof, electrical, plumbing and HVAC, plus a wind mitigation report, on an older duplex can change the premium a lot. Get the quote during your inspection period and use it in your ratio.
A duplex has no homestead exemption for an investor, and the assessment resets after a sale. In Florida, non-homestead assessed value increases are then generally capped at 10% a year for non-school taxes, but the first bill after purchase reflects the new value. Use the Polk County Property Appraiser's estimator, not the seller's bill. If the seller lived in one unit and claimed a homestead exemption on part of the building, the jump can be larger than expected.
Tenant demand for duplex and fourplex units comes from several directions. Warehouse and distribution jobs along I-4 and around the airport, healthcare jobs at Lakeland Regional Health, and Publix's corporate offices support steady workforce demand. Florida Southern College, Southeastern University and Florida Polytechnic add students and staff who want smaller units close to campus.
Units near downtown and the lakes tend to rent faster because they are walkable to Munn Park and the Dixieland shops. Units farther out compete on price and parking. Look at how long similar units sat vacant before you set your rent assumption, and ask the appraiser for comparable leases on the same building type.
A building with five to eight units is still residential, but leverage can be lower and reviews more detailed; see our Lakeland 5-8 unit page. Nine units and up is commercial, covered at /multifamily-loans.html. If you own five or more Lakeland rentals, including duplexes, a blanket loan can combine them into one payment with portfolio pricing, and the combined cash flow is tested instead of each building alone.
Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, price, unit rents and the insurance quote if you have it through the form below, or call (877) 298-1001. We will run the ratio at a few leverage levels and come back with options.
Yes. The loan is qualified on the combined rent of both units, with no W-2s or tax returns, and LLC borrowers are standard.
$150,000. Many Lakeland duplexes and triplexes fit above that at typical leverage.
Up to 80% LTV on a purchase and up to 75% on a cash-out refinance, subject to the 1.0x standard minimum DSCR.
The appraisal and insurance may treat the property by its legal unit count. Confirm permits and zoning before you buy.
Vacant units are usually counted at market rent from the appraisal, but programs differ on how they treat vacancy, especially on a refinance. Signed leases make the file stronger.
Older roofs, electrical panels and plumbing can raise Florida premiums. A wind mitigation report and roof updates can help.
Sometimes, depending on HOA rules and local requirements. Florida generally requires a state vacation rental license and tourist tax registration. See our Lakeland STR page for licensing and tax basics.
