DSCR Loans for Lancaster Duplexes, Triplexes and Fourplexes

Most of Lancaster's 2-4 unit buildings were not built as apartments. They are tall brick rowhomes and Victorian twins that were split into two, three or four units over the last century. That history is what makes them affordable, and it is also why legal unit count, separate utilities and building systems deserve a close look.

In short: LendingStreet finances Lancaster duplexes, triplexes and fourplexes with DSCR loans qualified on the combined rent of all units, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out refinances up to 75% and the standard minimum DSCR is 1.0x. In the City of Lancaster, confirm that every unit is legally recognized and licensed before you count its rent.

What Lancaster's small multifamily looks like

In the city, converted rowhomes dominate. Three-story brick houses on streets in the West End, Northeast, Cabbage Hill and the blocks around Musser Park and Chestnut Hill often hold two or three apartments, one per floor. Larger corner buildings and Victorian twins can hold four. Purpose-built duplexes and garden-style fourplexes are more common in the suburbs and boroughs such as Ephrata, Lititz and Elizabethtown.

Zoning, licensing and legal units

The City of Lancaster's zoning ordinance controls where conversions are allowed and how many units a building may hold, and townships and boroughs have their own codes. A building with more units than its zoning and licensing records show can appraise on fewer units, which cuts the rent the DSCR can use.

City rental units are subject to licensing and periodic inspection, so ask the seller for current licenses and the latest inspection report. Open violations should be resolved or priced in before closing.

Rents and who lives in these units

Tenants include hospital and healthcare workers at Penn Medicine Lancaster General, staff and students at Franklin and Marshall and Millersville, downtown service and office workers, and commuters using the Amtrak Keystone line to Harrisburg and Philadelphia. Smaller units close to downtown and the train station rent quickly; larger units farther out compete on parking and space.

The DSCR adds up rent for all units from leases or the appraiser's market rent and divides it by the full payment. Utilities you pay as landlord, common-area electric and trash do not reduce the ratio but do reduce your cash flow.

Worked example: a three-unit city rowhome

This example is illustrative and not a quote. An investor buys a licensed three-unit brick rowhome for $360,000. The units rent for $1,150, $1,100 and $1,050, or $3,300 combined. Taxes are budgeted at $480 a month and insurance at $170.

At 80% LTV the loan is $288,000, estimated principal and interest is about $2,014 and the total payment is about $2,664, for a DSCR of about 1.24x. At 75% LTV the loan is $270,000 and DSCR is about 1.30x. Either clears the 1.0x standard minimum, with room for a vacancy month.

Taxes and transfer costs

Property taxes in Lancaster County are driven mostly by the school district, and the School District of Lancaster, Manheim Township, Hempfield and others set different millage. Check the county assessment record for the building and the district's current rate.

Pennsylvania realty transfer tax is typically about 2% combined state and local, often split between buyer and seller by custom. Confirm the rate for the municipality, since local shares can differ.

Older buildings: what lenders and insurers ask

Many converted rowhomes date to the 1800s or early 1900s. Appraisers and insurers will notice outdated wiring, old boilers, slate or flat roofs, stone foundations and shared utilities.

Buying from a long-time Lancaster landlord

Many small buildings in the city have been owned by the same family for decades. Rents are often well below market and leases may be month to month. That can be an opportunity, but the DSCR on a purchase is based on current leases or the appraiser's market rent, so ask how the appraisal will treat below-market leases before you rely on future rent.

If the building needs work before rents can rise, a bridge loan can fund the purchase and repairs, then a DSCR loan can refinance once units are re-leased. See our Lancaster bridge page for that path.

Five to eight units and portfolios

Some larger Lancaster buildings hold five to eight units. Those are still residential, but leverage can be lower and reviews more detailed; see our Lancaster 5-8 unit page. Nine or more units is commercial, covered at /multifamily-loans.html. If you own five or more rentals, a blanket loan can combine them into one payment qualified on the portfolio's combined rent, which also helps lower-priced buildings meet the loan minimum.

Common questions

Can I buy a converted Lancaster rowhome with a DSCR loan?

Yes, if the units are legal under zoning and, inside the city, properly licensed. The loan is qualified on the combined rent of all units, with no W-2s or tax returns, and LLC borrowers are standard.

What if the building has an unlicensed unit?

The appraisal may count only the legal units, which lowers the rent the DSCR can use and can also affect value. Resolve licensing and zoning questions before closing where possible, or price the risk into your offer.

How much can I borrow?

Up to 80% LTV on a purchase and up to 75% on a cash-out refinance, subject to the 1.0x standard minimum DSCR.

Who pays the transfer tax?

Pennsylvania realty transfer tax is often split between buyer and seller by local custom, but the contract controls.

Do I need separate meters?

Not always, but separate electric meters are common in converted rowhomes and make the units easier to rent and appraise. Shared heat or electric raises your operating costs, even though it does not change the DSCR calculation.

Are borough duplexes treated differently?

The loan works the same way, but each borough, such as Ephrata, Lititz or Columbia, has its own zoning code and, in some cases, its own rental registration and inspection program.

Can I refinance to pull cash out?

Yes, up to 75% LTV, with seasoning that varies by program. The new payment still has to clear the program minimum DSCR on current rents.

Can I live in one of the units?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
