DSCR Loans for Las Cruces Duplexes, Triplexes and Fourplexes

Las Cruces has two kinds of small multifamily. Near NMSU and in the older central neighborhoods, there are decades-old duplexes and small courtyard buildings that rent to students and staff. On the edges of town, builders have added newer side-by-side duplexes that rent to families, hospital workers and missile range contractors.

In short: LendingStreet finances Las Cruces duplexes, triplexes and fourplexes with DSCR loans qualified on the combined rent of all units, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out refinances up to 75% and the standard minimum DSCR is 1.0x. New Mexico's low property taxes and lack of a transfer tax help the numbers, while roofs and cooling systems are the items to check closely.

Where 2-4 unit buildings are in Las Cruces

Older duplexes and small courtyard buildings cluster around NMSU, University Park and the streets between campus and downtown. Many are single-story block or stucco buildings from the 1960s through 1980s with flat roofs and evaporative coolers. Central neighborhoods near Main Street and the historic districts have some converted homes and small apartment groupings.

Newer side-by-side duplexes appear in parts of the East Mesa and north Las Cruces. They cost more per unit but come with refrigerated air, newer roofs and lower early repair costs.

Zoning and legal unit count

The City of Las Cruces zoning code determines where two-family and multi-family buildings are allowed. Before buying, confirm that each unit is legal and permitted; a casita or garage unit added without permits may not count toward rent in the appraisal, and the DSCR would then use fewer units.

Properties in the Town of Mesilla or unincorporated Dona Ana County follow those jurisdictions' zoning instead.

Rents and tenant demand

Demand for small units comes from NMSU students and staff, workers at MountainView Regional and Memorial Medical Center, White Sands Missile Range personnel and contractors, and a growing number of retirees who prefer a smaller rental. Units within a short drive of campus and the hospitals lease fastest. Two-bedroom units are the most common and easiest to compare, while three-bedroom duplex units draw families who want a yard without buying.

A DSCR loan adds the rent for all units, from signed leases or the appraiser's market rent, and divides it by the full monthly payment. Water, trash and yard care you pay as landlord do not reduce the ratio but do reduce your cash flow.

Worked example: a newer East Mesa duplex

This example is illustrative and not a quote. An investor buys a newer side-by-side duplex for $330,000, with each unit renting at $1,250, or $2,500 combined. Property taxes are budgeted at $230 a month and insurance at $150.

At 80% LTV the loan is $264,000, estimated principal and interest is about $1,846 and the total payment is about $2,226, for a DSCR of about 1.12x. At 75% LTV the loan is $247,500 and DSCR is about 1.18x. Low taxes keep the escrow small, which is a real advantage of New Mexico duplexes compared with many states.

New Mexico taxes and closing costs

New Mexico taxes residential property on one-third of assessed value, with annual valuation increases generally limited to 3% while the owner stays the same. After a sale, the Dona Ana County assessor can revalue the property to current market value, so ask for an estimate at your purchase price rather than relying on the seller's bill.

There is no real estate transfer tax in New Mexico. Plan instead for title insurance, recording, the appraisal and initial tax and insurance escrow deposits.

Desert building items lenders and insurers ask about

Flat and low-slope roofs, cooling systems and drainage are the main issues on older Las Cruces duplexes.

Student rentals near NMSU

Duplexes near campus can rent well, but turnover is higher and leases often follow the academic calendar. Buying in late spring or early summer gives time to re-lease for fall. The appraiser will use market rent for the unit type, not a per-bedroom student rent that exceeds the market, so keep your projections conservative.

Five to eight units and portfolios

Larger courtyard buildings with five to eight units are still residential, but leverage can be lower and reviews more detailed; see our Las Cruces 5-8 unit page. Nine or more units is commercial, covered at /multifamily-loans.html. If you own five or more Las Cruces rentals, a blanket loan can combine them into one payment, qualified on the combined rent of the whole group rather than each building on its own.

Common questions

Can I buy a Las Cruces duplex with a DSCR loan?

Yes. The loan is qualified on the combined rent of both units, with no W-2s or tax returns, and LLC borrowers are standard. The minimum credit score is 620.

Is there a transfer tax in New Mexico?

No. New Mexico does not charge a real estate transfer tax, which keeps closing costs lower.

How much can I borrow?

Up to 80% LTV on a purchase and up to 75% on a cash-out refinance, subject to the 1.0x standard minimum DSCR and the $150,000 loan minimum.

Does a casita count as a unit?

Only if it is a legal, permitted unit. Unpermitted casitas or garage conversions may not be counted in the appraisal or the rent used for the DSCR, which can change whether the deal works.

Will my taxes go up after I buy?

Possibly. Annual valuation increases are limited while the owner stays the same, but the Dona Ana County assessor can revalue a property after a sale. Ask for an estimate at your purchase price before you finalize the numbers.

Are swamp coolers a problem?

Not on their own, but tenants increasingly expect refrigerated air in Las Cruces summers, and older coolers need regular maintenance. Insurers and appraisers will note their condition, and an upgrade can help both rent and lease-up speed.

Can I buy a student duplex near NMSU?

Yes. The loan uses market rent for the unit type, and you should plan around the academic leasing cycle so units are not empty when the payment starts. Buying in late spring usually gives time to lease for fall.

Can I live in one unit?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
