Maine Duplex, Triplex and Fourplex Financing

Maine's rental housing leans heavily on old multi-unit buildings: triple-deckers in Lewiston and Biddeford built for mill workers, and two- to four-unit houses on Portland's peninsula. Demand is strong and supply is thin.

In short: You can finance a Maine duplex, triplex or fourplex with a LendingStreet DSCR loan that qualifies on the building's combined rent, with no tax returns. Loans start at $150,000 with no stated maximum, leverage goes up to 80% LTV on purchases and 75% on cash-out, and the standard minimum is a 1.0x ratio with 620 credit. In Maine, the items to plan for are Portland's rent control and registration rules, heating systems in older buildings, and the transfer tax split at closing.

Maine's multi-unit housing

Portland's Munjoy Hill, the East End, Parkside, the West End and Libbytown have two- to four-unit houses, many over a century old, with high rents and high prices. South Portland and Westbrook have duplexes at somewhat lower prices.

Lewiston and Auburn, Biddeford and Saco, and Waterville have large stocks of triple-deckers and mill-era apartment houses at prices well below Portland. Bangor has older duplexes and small buildings with steady demand from the regional hospital and university system.

Supply is tight across southern Maine, and vacancy rates are low, which supports rents. Lewiston and Biddeford have drawn investors looking for lower prices within reach of the Portland job market.

Qualifying a 2-4 unit building on its rent

Every unit's rent counts. The underwriter adds up the leases or market rents for all units, then divides by the monthly payment: principal and interest plus taxes, insurance and any association dues. If the result is at least 1.0x, the building meets the standard minimum; sub-1.0 programs exist for files that fall short.

Your personal income is not part of the calculation. Instead of W-2s and tax returns, the file rests on the rent roll, the appraisal, a 620 or higher credit score, reserves and, if you use one, your LLC documents.

Because the payment drives the ratio, small cost changes matter. A Maine building that clears 1.0x on the seller's tax bill and an old insurance renewal can fall short once the bill is reassessed and a new policy is written, so price both before you commit.

Maine property tax and the transfer tax

Maine property taxes are set by each municipality, and towns assess at varying shares of market value, adjusted by a ratio the town reports to the state. The homestead exemption applies only to owner-occupants. Portland and some other towns have revalued recently, so use the current assessment and mill rate.

Maine's real estate transfer tax is charged on the sale price and split equally between buyer and seller by statute. Include your half in cash to close.

Mill rates vary widely between towns, and some Maine towns have not revalued recently, so the assessment may differ from market value. Use the town's current assessment and certified ratio.

Worked example: a triple-decker in Lewiston

This example is illustrative and not a quote. An investor buys a triple-decker in Lewiston for $350,000. Rent is $1,150 per unit, or $3,450 a month across all three units. The tenants pay their own heat, and taxes reflect the town's current assessment.

At 80% LTV, the loan is $280,000, estimated principal and interest is about $1,863, taxes are $583 a month and insurance is $225, for a total payment of about $2,671 and a DSCR of about 1.29x. The building clears 1.0x with room to spare. A similar Portland building would cost far more for higher rent, and rent control would limit increases.

Heating, snow and older buildings

Many Maine multi-units heat with oil or older boilers, and insurers ask about heating system age, chimney condition and electrical service. Snow load, ice dams and frozen pipes are routine claims. Buildings built before 1978 may have lead paint, which Maine regulates for rentals. Coastal buildings may need flood coverage.

Portland rent control and registration

Portland adopted a rent control ordinance by voter referendum in 2020, which limits annual rent increases on many units and created a rent board; some buildings, including newer ones, are exempt. Portland also requires rental housing registration and fees. Outside Portland, Maine has no rent control.

Underwrite Portland buildings on the rent the ordinance allows, not on hoped-for increases.

Maine law also sets rules on security deposits, notices and lead paint disclosure for older rentals.

Duplex, triplex, fourplex or 5-8 units

Two to four units are residential for DSCR purposes, and the same core terms apply: loans from $150,000 with no stated maximum, up to 80% LTV on a purchase and up to 75% on a cash-out refinance. Each added unit spreads vacancy risk, since one empty unit hurts a fourplex less than a duplex.

Buildings with five to eight units are still residential but are often underwritten with more review, and max LTV can be lower; terms vary by program. Nine or more units are commercial and fall under our multifamily programs.

Common questions

Does Portland's rent control affect my loan?

It can. The loan is sized on rent you can legally collect, so increases limited by the ordinance cannot be counted.

Who pays Maine's transfer tax?

It is split equally between buyer and seller by statute.

Do you finance Lewiston triple-deckers?

Yes. We finance 2-4 unit rentals throughout Maine, qualifying on combined rent.

Do you finance Bangor duplexes?

Yes. We finance duplexes, triplexes and fourplexes in Bangor and throughout Maine, qualified on combined rent.

Can I do a cash-out refinance on a Maine 2-4 unit rental?

Yes, up to 75% LTV, as long as the combined rent covers the new payment at the program minimum. Seasoning rules vary by program.

Do I need tax returns for a 2-4 unit DSCR loan in Maine?

No. The loan qualifies on the combined rent of the units. You need a credit score of 620 or higher, reserves and, if you borrow in an LLC, your entity documents.

Can I buy a building with an empty unit?

Yes. An empty unit is typically counted at appraised market rent. Leasing it before closing, or showing it is rent-ready, helps the file.

What if I want to live in the building?

Our investor loans are business-purpose loans on non-owner-occupied property, so these DSCR programs are not for a building you will live in.
