Mississippi's 2-4 unit market centers on college towns such as Oxford, Starkville and Hattiesburg, the Gulf Coast, and the DeSoto County suburbs of Memphis.
In short: LendingStreet offers DSCR loans on 2-4 unit rentals throughout Mississippi, sized on the total rent from every unit rather than your personal income. Loans start at $150,000 with no stated maximum, with up to 80% LTV on a purchase, up to 75% on a cash-out, a 1.0x standard minimum ratio and a 620 minimum credit score; LLC borrowers are standard. In Mississippi, rentals are assessed at a higher ratio than homes, and Gulf Coast wind insurance can be expensive.
Oxford (Ole Miss) and Starkville (Mississippi State) have strong student demand for duplexes. Hattiesburg (Southern Miss) has duplexes too.
The Gulf Coast around Biloxi and Gulfport, near Keesler Air Force Base, has duplexes and small buildings. Southaven and Olive Branch in DeSoto County have newer duplexes near Memphis.
Oxford's duplexes and fourplexes are popular with investors because Ole Miss enrollment has grown and supply is limited. Many are newer buildings with simple layouts and units leased by the year.
Jackson has lower prices, but water and sewer issues in recent years have been a concern for some investors. The DeSoto County suburbs offer newer construction with demand from the Memphis job market.
Starkville and Hattiesburg offer lower prices than Oxford, with demand from Mississippi State and Southern Miss and from regional employers.
| Area | Typical 2-4 unit stock | What to check |
|---|---|---|
| Oxford and Starkville | Student duplexes | Lease cycles |
| Hattiesburg | Student and workforce duplexes | Storm risk |
| Gulf Coast | Duplexes near Keesler | Wind and flood insurance |
| DeSoto County | Newer duplexes | HOA rules |
A DSCR loan on a 2-4 unit building looks at one number: the combined monthly rent of every unit divided by the full monthly payment, which includes principal, interest, property taxes, insurance and any HOA dues. A ratio of 1.0x means the rent exactly covers the payment, and that is the standard minimum.
For occupied units, the lender uses the signed leases and checks them against the appraiser's market rent schedule. For vacant units, market rent from the appraisal is usually used. No W-2s or tax returns are needed, and the property can be held in an LLC.
The ratio is only as accurate as the costs behind it. In Mississippi, use the current local tax bill as it will look after your purchase and a real insurance quote for the whole building, not a listing estimate or the seller's numbers, before you set your offer.
Mississippi assesses owner-occupied homes at a 10% assessment ratio and other real property, including rentals, at a 15% assessment ratio. The homestead exemption applies only to owner-occupants.
Mississippi has no real estate transfer tax.
Because rentals are assessed at a 15% assessment ratio, a duplex bought from an owner-occupant will usually see a higher bill. Local millage varies by county, city and school district, so use the current rate.
This example is illustrative and not a quote. An investor buys a duplex in Oxford for $380,000. Rent is $1,600 per unit, or $3,200 a month across both units. Taxes reflect the 15% rental assessment ratio.
At 80% LTV, the loan is $304,000, estimated principal and interest is about $2,023, taxes are $400 a month and insurance is $200, for a total payment of about $2,623 and a DSCR of about 1.22x. The duplex clears 1.0x.
| Item | Amount |
|---|---|
| Purchase price | $380,000 |
| Combined monthly rent | $3,200 |
| Loan amount (80% LTV) | $304,000 |
| Estimated principal and interest | $2,023 |
| Property taxes (monthly) | $400 |
| Insurance (monthly) | $200 |
| Total monthly payment | $2,623 |
| DSCR | About 1.22x |
Gulf Coast properties face hurricane wind and flood risk, and the state wind pool covers some owners. Tornadoes are a risk statewide.
On the Gulf Coast, the Mississippi Windstorm Underwriting Association writes wind coverage for some properties that private carriers will not cover. Flood insurance is required in mapped flood zones. Inland, tornado and storm risk is common, so get full quotes early.
Mississippi has no rent control and no statewide rental registration.
Check local zoning for student rentals.
Mississippi's residential landlord and tenant law covers deposits, notices and repairs. Some college towns have zoning rules on unrelated occupants, and some cities have code enforcement programs.
Check whether any city or county permits are required before leasing, especially for converted buildings.
Loan size, leverage and the 1.0x standard minimum DSCR do not change between a duplex and a fourplex. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and cash-out refinances up to 75% LTV. More units simply mean more rent to cover the payment and less exposure to any single vacancy.
Small apartment buildings with five to eight units are financed under residential programs too, though leverage can be lower and review deeper, depending on the program. At nine units and up, the loan becomes commercial.
Having these items ready shortens underwriting and keeps the appraisal on track.

Mississippi assesses owner-occupied homes at a 10% assessment ratio and rentals at a 15% assessment ratio, so the same house carries a higher bill once it becomes a rental.
