DSCR Loans for Modesto Duplexes, Triplexes and Fourplexes

In Modesto, fourplexes often make more sense on paper than duplexes. Per-unit prices drop as unit counts rise, while California taxes, insurance and rent rules hit every building the same way.

In short: LendingStreet finances Modesto duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000, purchases go up to 80% LTV and the standard minimum DSCR is 1.0x. Budget taxes on your purchase price under Proposition 13, check whether units are covered by state rent caps, and expect duplexes to need more down payment than fourplexes.

Modesto's 2-4 unit housing stock

Modesto's small multifamily buildings are concentrated in a few areas. The College Area around Modesto Junior College has duplexes and fourplexes that rent to students, staff and young workers. East and south Modesto, including the Airport District and neighborhoods off Yosemite Boulevard and Crows Landing Road, have 1960s to 1980s fourplexes and duplexes. Older neighborhoods near downtown and Graceada Park have converted houses and some pre-war duplexes.

Ceres, Turlock near Cal State Stanislaus, and Riverbank add newer duplexes and some fourplexes. Tenants are a mix of health care, school, logistics, food processing and agricultural workers, plus Bay Area commuters looking for lower rents.

ADUs: turning one unit into two or three

California law requires cities to allow accessory dwelling units, and in many cases a junior ADU, on lots with a single-family home, and allows ADUs on lots with existing multifamily buildings in some cases. Modesto investors have used these rules to add a backyard unit or garage conversion, turning a single-family rental into a two- or three-unit property.

For the loan, a permitted ADU's rent can count toward the combined rent. An unpermitted conversion usually will not, and it can complicate insurance and appraisal. Ask for final permits from the city on any ADU.

Worked example: a College Area duplex and an east Modesto fourplex

This example is illustrative and not a quote. Investor A buys a College Area duplex for $520,000, with each unit renting for $1,550. Investor B buys an east Modesto fourplex for $690,000, with four units at $1,350 each.

For the duplex, a 65% LTV loan of $338,000 carries estimated principal and interest of about $2,306. With $477 in taxes and $170 for insurance, the payment is about $2,953 and DSCR is about 1.05x. At 75% LTV the duplex would fall below 1.0x. For the fourplex, a 70% LTV loan of $483,000 carries estimated principal and interest of about $3,295. With $632 in taxes and $260 for insurance, the payment is about $4,187 and DSCR is about 1.29x.

Rent caps and just cause

California's Tenant Protection Act, often called AB 1482, caps annual rent increases on many rental units more than 15 years old and requires just cause for terminations after a tenant has been in place for a period. Most Modesto duplexes and fourplexes are old enough to be covered unless an exemption applies. Modesto does not have its own local rent control ordinance as of this writing, but confirm before you buy.

Because the loan is sized on rent, buy on the rents in place and the increases the law allows. A building with long-term tenants paying well below market will take time to catch up.

If you are buying a value-add fourplex with low rents and vacant units, a bridge loan followed by a DSCR refinance can be cleaner than forcing a permanent loan at purchase. Vacant units can be leased at market once renovated, and the refinance is then sized on the new leases.

Taxes and closing costs

Under Proposition 13, your purchase resets the assessed value to your price, and the base tax is about 1% plus local voter-approved charges. Some newer buildings in Modesto, Ceres and Riverbank sit in Mello-Roos districts that add a special tax. Stanislaus County charges a documentary transfer tax on sales, and your title company can estimate it.

Never use the seller's tax bill for your numbers; a seller who bought in the 1990s may be paying a fraction of what you will pay.

California sales usually close through escrow, and the buyer and seller split costs by local custom and negotiation. Ask your escrow officer for an estimate of transfer tax, title and recording costs early so the cash you bring to closing is not a surprise.

Insurance and building condition

Insurance for California rentals has become harder to place. Modesto's valley location helps, but carriers look closely at roof age, electrical panels and plumbing in 1960s and 1970s fourplexes. Some older buildings have panel brands insurers avoid, and replacing them can open up better options.

Properties near the Tuolumne River and Dry Creek may be in flood zones. Summer heat also means landlords should check air conditioning before close, since tenants here expect working cooling.

Five to eight units

If you are looking at a 5-8 unit building, it can be financed with a residential DSCR loan, though max LTV can be lower and varies by program. See our page on 5-8 unit DSCR loans in Modesto. Buildings with 9 or more units fall under commercial financing.

Common questions

Can I buy a Modesto fourplex with a DSCR loan?

Yes. The loan qualifies on the combined rent of all four units, with no W-2s or tax returns and LLC borrowers allowed.

Why do Modesto duplexes often need more down payment?

Duplex prices are high relative to two rents, and California taxes reset to your purchase price, so the ratio often clears 1.0x only at moderate leverage.

Does ADU rent count toward my DSCR?

Rent from a permitted ADU can count. Unpermitted units usually do not.

Does AB 1482 apply to my Modesto duplex?

Many older duplexes and fourplexes are covered unless an exemption applies. Confirm coverage for each building.

Will my taxes match the seller's bill?

No. Under Proposition 13, the assessment resets to your purchase price.

Can I cash out a Modesto fourplex?

Yes. Cash-out goes up to 75% LTV, and the combined rent must still clear the program minimum.

What credit score do I need?

The minimum credit score is 620.

Can I finance a building in Turlock or Ceres?

Yes. We finance 2-4 unit rentals across Stanislaus County and California.
