DSCR Loans for Nashville Duplexes, Triplexes and Fourplexes

In Nashville, a two-unit property might be a 1960s brick duplex under one deed, or two new tall-and-skinny homes on one lot with separate deeds. They look similar on a listing site, but they are financed differently.

In short: LendingStreet finances Nashville area duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000, purchases go up to 80% LTV and cash-out refinances up to 75% LTV, with a 1.0x standard minimum DSCR. Check the zoning and the deed structure first, since a horizontal property regime split creates two separate properties rather than one duplex.

Nashville's small multifamily stock

Classic duplexes are spread through older parts of the county: brick side-by-side duplexes in Madison, Donelson, Antioch and Bordeaux, older frame two-family homes in East Nashville and Inglewood, and scattered triplexes and fourplexes near Vanderbilt, Belmont and along older corridors. Many of the small apartment buildings date from the 1960s and 1970s.

Newer two-unit construction is mostly in the urban core and close-in neighborhoods: the Nations, Sylvan Park, Charlotte Park, Wedgewood-Houston, Cleveland Park and East Nashville. Much of it was built as two homes on one lot, either attached or detached.

One deed or two? The HPR question

When a builder puts two homes on an R-zoned lot and records a horizontal property regime, each home becomes a separate condominium unit with its own deed and tax bill. Buying one half is buying a single-family-style property, not a duplex. Buying both halves usually means two properties, which may be financed separately or together.

A true duplex, triplex or fourplex sits on one deed, and the DSCR loan qualifies on the combined rent of all units. Ask the listing agent for the deed and the tax records before you decide how to finance.

Zoning: RS, R and multifamily districts

Metro's RS districts allow single-family homes, while R districts allow one- and two-family homes on lots that meet size and other standards. Triplexes and fourplexes generally need multifamily zoning or were built before current rules and continue as existing uses. Some neighborhoods also have conservation or contextual overlays that affect what can be built or changed.

If a building has more units than the zoning or the records support, the appraiser may not count the extra rent. Confirm the legal unit count with Metro Codes and the property assessor before closing.

Worked example: a Madison brick duplex

This example is illustrative and not a quote. An investor buys a 1960s brick side-by-side duplex in Madison for $525,000. Each two-bedroom side rents for $1,850, for a combined $3,700 a month.

At 75% LTV, the loan is $393,750 and estimated principal and interest is about $2,753. Taxes are budgeted at $340 a month and insurance at $165, for a total payment of about $3,258. DSCR is about 1.14x.

At 80% LTV, the loan is $420,000 and the payment about $3,442, putting DSCR at about 1.08x. The higher leverage still clears 1.0x but leaves less room for a vacancy, so the investor weighs the extra cash kept against the thinner margin.

Rents and the tax bill

Two-bedroom duplex units in Madison, Antioch and Donelson generally rent for less than new construction in the urban core, and they draw longer-staying tenants. Newer two-unit builds near downtown command higher rents but cost much more to buy, so their ratios are often tighter.

Tennessee assesses residential property at a 25% assessment ratio. In Davidson County, whether a parcel is in the Urban Services District or the General Services District changes the combined tax rate, so pull the actual bill. Davidson County reappraises on a multi-year cycle, and values on close-in properties have risen sharply in past reappraisals.

Landlord rules in Tennessee

Tennessee does not allow local rent control, and Davidson County follows the state's Uniform Residential Landlord and Tenant Act. Short-term rental rules are separate: a duplex in an R or RS zone generally cannot get a new non-owner-occupied short-term rental permit, so underwrite it on long-term leases.

New construction duplexes and ADUs

Investors who buy newly built two-unit properties should look at how the units were permitted. A detached accessory dwelling unit behind a main house is treated differently from a true two-family home, and Metro has its own rules on detached accessory units, including where they are allowed and who may live in them. Ask whether an accessory unit can be rented separately before you count its rent.

New builds bring fewer repair questions and lower insurance costs, but they also come with first-year tax surprises. A new home may carry only a land value until the improvements are assessed, so budget taxes on the finished value at the 25% assessment ratio, not on the bill the builder hands you.

Warranty coverage and the builder's punch list are worth reviewing too. A tenant moving into a new unit with unfinished items is a common source of early vacancy, and vacancy is what hurts a small building's ratio most.

Larger buildings and next steps

Buildings with five to eight units are still residential for DSCR purposes, though maximum LTV can be lower and varies by program. See our Nashville 5-8 unit page for those. Nine or more units is commercial financing.

If you are growing past a handful of duplexes, a blanket portfolio loan can later combine five or more properties under one loan.

Common questions

Is an HPR pair a duplex for financing?

Not usually. Each HPR unit has its own deed and is financed as its own property, though you may finance both together.

Can I build a duplex on an RS-zoned lot?

RS zoning allows single-family homes. Two-family homes generally need R zoning and a qualifying lot.

Do both units' rents count?

Yes. On a duplex, triplex or fourplex under one deed, the loan qualifies on combined rent.

Can I use a Nashville duplex as an Airbnb?

In residential zones, new non-owner-occupied permits are generally not available, so plan on long-term leases.

Why is my tax bill different from a similar duplex nearby?

Urban Services District and General Services District parcels carry different combined rates.

Does Nashville have rent control?

No. Tennessee law prevents local rent control.

What is the minimum credit score?

620 on our DSCR loans.

Can I live in one side?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
