Financing Nevada Two- to Four-Unit Rentals on Rent

Nevada's 2-4 unit market is concentrated in two places: the Las Vegas valley, with its rows of 1970s and 1980s fourplexes, and the Reno-Sparks area, where older duplexes sit near the university and downtown. A DSCR loan finances either on the combined rent of the units.

In short: You can finance a Nevada duplex, triplex or fourplex with a LendingStreet DSCR loan, sized on the building's combined rent. Leverage reaches 80% LTV on a purchase and 75% on a cash-out refinance, the minimum credit score is 620, the standard minimum DSCR is 1.0x and no tax returns are required. In Nevada, the property tax abatement, the transfer tax by county and any HOA dues on fourplex communities are the items to check before you offer.

Why Nevada investors focus on fourplexes

Las Vegas has an unusual supply of purpose-built fourplexes, many of them in clusters where every building on the street has four units. They rent to hospitality, casino and service workers, and because many buildings are similar, appraisers often have recent comparable sales to work from.

Reno and Sparks are smaller but tighter, with demand from the university, logistics and the tech manufacturing employers east of town. Prices there are higher relative to rent, so Reno duplexes tend to run closer to 1.0x than Las Vegas fourplexes. Nevada has no state income tax, which matters to investors but does not change how a DSCR loan is underwritten.

Where Nevada 2-4 unit buildings are

Most Nevada small multifamily stock is in Clark and Washoe counties. Carson City and the smaller towns have limited supply.

DSCR basics for two- to four-unit buildings

A DSCR loan ignores your personal income and looks at the building. The combined rent of all units, from leases or the appraisal's rent schedule, is divided by the monthly payment including taxes, insurance and dues. Standard programs want 1.0x or better; sub-1.0 programs are available for some buildings.

Leverage tops out at 80% LTV on a purchase and 75% on a cash-out refinance, with rate-and-term up to 80% on some programs. The minimum credit score is 620, loans start at $150,000, 30-year terms are available and LLC ownership is standard. Our investor loans are business-purpose loans on non-owner-occupied property, so the borrower does not occupy any unit.

Nevada property tax caps, transfer tax and insurance

Nevada limits how fast a property's tax bill can rise through partial abatements, and rentals get a higher annual cap than primary homes. Because the cap follows the property's history, the bill you inherit can be well below what the assessed value alone would suggest. Ask the county assessor or treasurer for the current bill and the abatement status.

Nevada charges a real property transfer tax on deeds, and Clark County's is higher than in most other counties. The purchase contract sets who pays it. Insurance in the desert is usually moderate, but older fourplexes with original electrical panels or aging roofs can draw higher quotes or conditions.

Washoe County uses the same abatement system, and its transfer tax is lower than Clark County's. Your title company will show the exact amount on the settlement statement.

Worked example: a Las Vegas fourplex

This example is illustrative and not a quote. An investor buys a fourplex in Las Vegas for $720,000 with 20% down, so the loan is $576,000. The four units rent for $1,450, $1,450, $1,450, $1,450 a month, $5,800 in total. Taxes and insurance run about $420 a month.

On a 30-year amortization, estimated principal and interest is about $4,027, for a total payment of about $4,447. Dividing $5,800 of rent by that payment gives a DSCR of about 1.30x, above the 1.0x standard minimum. The low tax line reflects an abated bill typical of an older building. Confirm the actual bill, because a newer fourplex or a building in a different abatement position would carry a higher number.

Renting duplexes and fourplexes in Nevada

Nevada's landlord-tenant law sets deposit limits, notice periods and a summary eviction process, and the state has no rent control. Las Vegas and Clark County issue business licenses for some rental activity, so confirm with the city or county which licenses apply to a long-term fourplex.

Heat is a habitability issue here. Air conditioning that fails in July is an urgent repair, so budget for HVAC replacement on older buildings. Find out whether units are separately metered for power and whether the owner pays water, sewer and trash, which is common in Las Vegas fourplexes.

Many Las Vegas fourplexes were sold as rows to different owners, so the condition of neighboring buildings and any shared driveway or wall agreements are worth checking during due diligence.

Duplex, triplex, fourplex or 5-8 units?

Each added unit spreads the price and fixed costs across more rent, which usually helps coverage, but it also adds turnover, repairs and management. A duplex is easiest to resell to a wide pool of buyers; a fourplex often has the strongest ratio. Buildings of 5 to 8 units can still use residential DSCR programs, though max LTV varies by program; see our Nevada 5-8 unit page. Nine or more units is commercial and covered on our multifamily pages.

When to refinance a Nevada duplex or fourplex

Once a building is leased and stable, a DSCR cash-out refinance can pull equity up to 75% LTV, and a rate-and-term refinance can reach 80% LTV on some programs. Seasoning rules for cash-out vary by program. If you bought with a bridge or rehab loan, refinancing into a 30-year DSCR loan is the usual exit.

Common questions

Do Las Vegas fourplex HOA dues count against the DSCR?

Yes. Any HOA or association dues are part of the monthly payment used in the ratio, so a fourplex community with dues needs more rent to reach the same coverage.

Does my Nevada tax bill reset when I buy a rental?

Nevada's abatement follows the property rather than resetting the way some states do, but the rental cap is higher than for a primary home. Ask the assessor what the bill will be under your ownership.

Do I need to close in my own name?

No. LLCs are standard, and many investors hold each building in its own entity. Expect to sign for the loan personally as well, and to provide the entity documents.

What is the minimum down payment on a 2-4 unit in Nevada?

Purchases go up to 80% LTV, so at least 20% down, with loans from $150,000. A low DSCR or high taxes can require more, and you will also need funds for closing costs and reserves.

Can I finance a Reno duplex with a DSCR loan?

Yes. Reno duplexes qualify on combined rent. Prices are higher relative to rent than in Las Vegas, so a larger down payment may be needed to reach 1.0x.

Do Las Vegas fourplexes appraise easily?

Often more easily than in many markets, because similar fourplexes trade regularly and give appraisers recent comparables.

Is personal income verified?

No. DSCR loans qualify on the property's rent, with no W-2s, pay stubs or tax returns. Credit, reserves and the property itself are what underwriting reviews.

Can I qualify below 1.0x DSCR?

Some programs allow it, usually with stronger credit or more reserves. Putting more down is the other common fix, since it lowers the payment the rent has to cover.
