Oklahoma City's small multifamily stock is mostly practical: rows of 1970s and 1980s brick fourplexes on the northwest side, side-by-side duplexes near Tinker and the universities, and a handful of older houses split into units in the central historic districts.
In short: LendingStreet finances Oklahoma City duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns. Loans start at $150,000, purchases go up to 80% LTV, cash-out refinances up to 75% LTV, and the standard minimum DSCR is 1.0x, with LLC borrowers allowed. In OKC, insurance and roof condition often matter as much as rent in the final ratio.
Purpose-built fourplexes are common in northwest Oklahoma City, from the Britton Road and Lake Hefner areas west toward Council Road, and in older parts of Bethany and Warr Acres. Many were built in clusters, with similar floor plans, carports and shared parking. Midwest City and Del City have side-by-side duplexes near Tinker Air Force Base.
In Norman, duplexes and fourplexes near the OU campus serve students and staff, and Edmond has similar housing near the University of Central Oklahoma. Central OKC neighborhoods such as Mesta Park, Heritage Hills, Jefferson Park and the Paseo have older homes with garage apartments or interior conversions.
| Type | Typical areas | Main underwriting check |
|---|---|---|
| 1970s-80s brick fourplex | Northwest OKC, Bethany, Warr Acres | Roof, HVAC age, parking lot condition |
| Side-by-side duplex | Midwest City, Del City, Moore | Rent level, separate meters |
| Student-area duplex or fourplex | Norman near OU, Edmond near UCO | Lease terms, turnover, occupancy limits |
| Older home with added unit | Mesta Park, Jefferson Park, Paseo | Legal unit count, historic district rules |
Oklahoma City's zoning code separates single-family districts from districts that allow two-family and multi-family housing. A garage apartment or interior conversion in an older neighborhood may or may not be a recognized unit, and historic preservation districts such as Heritage Hills and Mesta Park add design review for exterior changes.
Check the zoning and the recognized number of units with the city before you buy. If the appraisal counts fewer legal units than the listing shows, the loan is generally sized on the legal count.
This example is illustrative and not a quote. An investor buys a brick fourplex in northwest Oklahoma City for $460,000 with four two-bedroom units renting for $875 each, or $3,500 a month. Taxes are budgeted at $460 a month and insurance with a wind and hail deductible at $300.
At 75% LTV the loan is $345,000 with estimated principal and interest of about $2,412. The total payment is about $3,172 and DSCR is about 1.10x.
For comparison, a Norman duplex near OU bought for $285,000 with units renting at $1,150 each would, at 80% LTV, carry a payment of about $2,037 and a DSCR of about 1.13x.
| Item | NW OKC fourplex | Norman duplex |
|---|---|---|
| Purchase price | $460,000 | $285,000 |
| LTV | 75% | 80% |
| Loan amount | $345,000 | $228,000 |
| Estimated principal and interest | $2,412 | $1,594 |
| Taxes and insurance | $760 | $443 |
| Total monthly payment | $3,172 | $2,037 |
| Combined rent | $3,500 | $2,300 |
| DSCR | 1.10x | 1.13x |
A fourplex has one large roof, and in central Oklahoma that roof is exposed to hail and wind every spring. Insurers will ask about roof age and material, wiring, and whether the units have central HVAC or older wall units. Many policies use a percentage deductible for wind and hail, which can mean a large out-of-pocket cost after a storm.
Get the quote during your inspection period. On a lower-priced fourplex, a high premium can move the DSCR more than a small change in rent.
Fourplex units in the metro usually rent as one- and two-bedroom apartments to working tenants, while Norman and Edmond duplexes often rent to students on academic-year leases. Student housing can produce strong rent but more turnover, and some leases are per bedroom. Military households near Tinker can move on short notice.
Use signed leases or a market rent estimate for each unit. If several units are vacant at purchase, budget time to lease them before a refinance. Clustered fourplexes on the same street often have similar rents, which makes comparable leases easy to find, but it also means a new complex nearby can pull rents down across the block.
Oklahoma counties assess property at a fraction of fair cash value, and annual increases on non-homestead property are capped until a sale resets the value. Your purchase will set a new value, so base the tax estimate on your price. Oklahoma also charges a documentary stamp tax on deeds when property transfers.
Confirm the estimate with the Oklahoma County Assessor, or Cleveland County for Norman and Moore.
Many OKC investors move from fourplexes into small apartment buildings of 5 to 8 units, which are still residential for our programs, though maximum LTV can be lower and varies by program. Owners with five or more rentals can also combine them under one blanket portfolio loan.
Buildings with 9 or more units are commercial; see our multifamily loans page for those. If a fourplex needs heavy repairs first, a fix and flip or bridge loan can fund the work before a DSCR refinance.
Duplexes and garage apartments in Mesta Park, Heritage Hills, Jefferson Park and the Paseo can rent well because tenants want to live near Midtown, the Plaza District and downtown jobs. These properties are often 80 to 100 years old, with plaster walls, older plumbing and electrical systems that have been updated in stages.
Historic preservation rules in some of these districts govern exterior changes such as windows, porches and siding, which can affect repair budgets and timelines. Ask for permit history, check for any open code issues, and price insurance with the age of the building in mind. A well-kept older duplex near the core can still underwrite cleanly when the rent supports it.

Yes. DSCR on a 2-4 unit property uses the combined rent of all legal units, from leases or a market rent estimate.
Yes. Student rentals can qualify on their lease income. Expect questions about lease terms, occupancy and turnover.
Purchases go up to 80% LTV, so at least 20% down. Some investors put down more so the property clears 1.0x DSCR after insurance.
Mainly through insurance. Roof age, material and the wind and hail deductible all affect the premium, which is part of the DSCR payment.
The loan is usually sized on the recognized number of units, so rent from an unapproved unit may not count.
Yes, DSCR loans start at $150,000. Lower-priced duplexes may fall below that on their own, in which case a blanket loan combining several properties can help.
No. Our investor loans are business-purpose loans on non-owner-occupied property, so all units must be rentals.
