2-4 Unit DSCR Loans for Pensacola Duplexes, Triplexes and Fourplexes

Pensacola's small multifamily ranges from 1970s fourplexes near the University of West Florida to block duplexes outside the gates of NAS Pensacola and older homes with garage apartments in East Hill and North Hill. The tenants, insurance and zoning questions differ across all three.

In short: LendingStreet finances Pensacola duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns. Loans start at $150,000, purchases go up to 80% LTV, cash-out refinances up to 75% LTV, and the standard minimum DSCR is 1.0x, with LLC borrowers allowed. Roof age, flood zone and the legal unit count are the items to check first.

Pensacola's 2-4 unit housing

North of town, around the University of West Florida and along University Parkway and Nine Mile Road, purpose-built duplexes and fourplexes from the 1970s onward rent to students, staff and young professionals. Ferry Pass and the areas near the hospitals on Ninth Avenue and Davis Highway add more small buildings.

On the west side, Warrington and the neighborhoods along Navy Boulevard have side-by-side block duplexes close to NAS Pensacola and Corry Station. In the historic districts near downtown, including East Hill, North Hill and Belmont-DeVilliers, older homes with garage apartments or interior conversions rent to downtown workers.

Zoning, historic districts and legal units

The City of Pensacola, Escambia County and Santa Rosa County each set which zoning districts allow two-family and multi-family housing. A garage apartment in East Hill may or may not be a recognized unit, so confirm the legal unit count before you buy. The appraisal and the loan are generally based on legal units only.

North Hill and other historic districts have architectural review for exterior changes such as windows, porches and siding, which can affect repair budgets and timelines.

Worked example: a UWF-area fourplex and a Warrington duplex

This example is illustrative and not a quote. An investor buys a fourplex near UWF for $560,000, with four two-bedroom units renting for $1,250 each, or $5,000 a month. Taxes without a homestead exemption are about $723 a month and insurance is $400. At 75% LTV the loan is $420,000, estimated principal and interest is about $2,937, the total payment is about $4,060 and DSCR is about 1.23x.

A Warrington block duplex bought for $290,000, with each side renting for $1,300 to military households, would at 75% LTV carry a payment of about $2,125 with taxes and insurance, for a DSCR of about 1.22x.

Roofs, storms and insurance

After Hurricanes Ivan and Sally, many Pensacola buildings got new roofs, but plenty still have older ones. Insurers price wind coverage on roof age and shape, opening protection and construction. A fourplex has one large roof over four units, so its condition has a big effect on the premium.

Homes near Bayou Texar, Bayou Chico, Pensacola Bay and low-lying parts of Warrington may be in flood zones. Get a wind mitigation inspection, an insurance quote and a flood determination during your inspection period.

Military and student tenants

Duplexes near NAS Pensacola and Corry Station often rent to student aviators, instructors and families on training assignments. Leases may include military clauses, and the Servicemembers Civil Relief Act lets service members end a lease early when they receive orders. Plan for turnover on a predictable cycle.

Fourplexes near UWF rent to students and staff, sometimes on academic-year leases. Use signed leases or a market rent estimate for each unit. Hospital staff at the Ninth Avenue and Davis Highway medical campuses add steady demand for units north of downtown.

Florida taxes, closing costs and rent rules

Investors do not receive the homestead exemption, and Florida caps annual assessed value increases on non-homestead property at 10% for non-school taxes until a sale resets the value. Base the tax estimate on your purchase price. Florida also charges documentary stamp tax on deeds and notes and an intangible tax on new mortgages.

Florida preempts local rent control, and the state landlord-tenant statute sets notice and deposit rules.

Utilities and older systems

Older fourplexes may share a water meter, and some historic homes with added units share electrical service. Owner-paid utilities do not enter the DSCR payment, but they reduce your cash flow, so ask for twelve months of bills.

Cast iron drain lines, older electrical panels and window AC units are common in older buildings. Budget for updates, which can also help with insurance.

Santa Rosa County and the newer duplex supply

Across the bay, Pace, Milton and the areas near Whiting Field have seen steady new construction, including side-by-side duplexes built for rental from the start. These usually come with newer roofs, modern wind-resistant construction and separate meters, which can make insurance and expenses easier to predict than on older Escambia County buildings.

The trade-offs are higher prices per unit, HOA dues in some subdivisions and first-year tax bills that may show only land value on a new build. Budget taxes on the full completed value, read any HOA rules on leasing, and compare rents with other new duplexes nearby rather than with older units across the bay.

Next steps and what to send

Owners with five or more rentals can combine them in a blanket portfolio loan, and small buildings of 5 to 8 units are still residential for our programs, though maximum LTV can be lower and varies by program. If a building needs a new roof or major repairs before it can be insured or leased, a fix and flip or bridge loan can fund the work first.

Common questions

Can I qualify using the rent from all units?

Yes. DSCR on a 2-4 unit property uses the combined rent of all legal units.

Can I finance a duplex rented to Navy families?

Yes. Military leases qualify like any other lease. Plan for turnover tied to orders and training cycles.

What if the garage apartment is not a legal unit?

The loan is generally sized on recognized units, so rent from an unapproved unit may not count.

How much do I need to put down?

Purchases go up to 80% LTV. Many Pensacola investors put down 25% so the property clears 1.0x DSCR after insurance and taxes.

Does a new roof help my loan?

It can lower insurance premiums, which reduces the monthly payment used for DSCR.

Can I close in an LLC?

Yes. LLC borrowers are standard, and you sign for the loan personally where the program requires it.

Can I finance a new-build duplex in Pace or Milton?

Yes. Budget taxes on the full completed value, since the first bill on a new home may reflect only land, and check any HOA leasing rules.

Can I live in one unit?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
