DSCR Loans for Rapid City Duplexes, Triplexes and Fourplexes

Rapid City's small multifamily market is mostly practical buildings: 1970s and 1980s fourplexes, side-by-side duplexes and twin homes, and a scattering of older converted houses near downtown and the School of Mines. Prices are moderate, which lets a 2-4 unit building cash flow in a way that is hard to find in bigger metros.

In short: LendingStreet finances Rapid City duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of every unit. Purchases go up to 80% LTV and cash-out refinances up to 75%, with a 620 minimum credit score, no W-2s or tax returns and LLC borrowers standard. Loans start at $150,000 with no stated maximum, which covers most Rapid City 2-4 unit buildings.

Rapid City's 2-4 unit stock

Fourplexes and small apartment buildings cluster in North Rapid, near the South Dakota School of Mines and Technology, along the Mount Rushmore Road and St. Patrick Street corridors, and in parts of South Rapid. Twin homes (two attached homes, sometimes on separate lots) and side-by-side duplexes are common in Robbinsdale, Rapid Valley and the newer east side. Downtown and the West Boulevard area have older houses divided into two or three units.

Box Elder, near Ellsworth Air Force Base, has newer duplexes and twin homes built for military and contractor demand.

Rental demand comes from Monument Health and other medical employers, the School of Mines, Black Hills State programs in the area, Ellsworth Air Force Base, tourism businesses and the regional government and retail center that Rapid City has become for western South Dakota. Vacancy has stayed low in recent years as the base build-up added newcomers.

Qualifying on combined rent

A 2-4 unit DSCR loan adds rent from every unit and compares it with the full payment: principal and interest, taxes, insurance and any dues. The standard minimum is 1.0x, with sub-1.0 programs for some files. Vacant units are usually counted at the appraiser's market rent. No unit may be owner-occupied; our investor loans are business-purpose loans on non-owner-occupied property.

Because Rapid City prices are moderate, many 2-4 unit buildings here clear the ratio at full leverage, which is less common in larger metros. That is a big part of why out-of-state investors have looked at the area.

Worked example: a North Rapid fourplex

This example is illustrative and not a quote. An investor buys a 1970s fourplex in North Rapid for $560,000. Each two-bedroom unit rents for $1,150, or $4,600 combined. Taxes at the non-owner-occupied rate are budgeted at $700 a month and insurance at $220.

At 75% LTV the loan is $420,000, estimated principal and interest is about $3,009 and the total payment is about $3,929, for a DSCR of about 1.17x. Four rent streams on a moderately priced building leave room for vacancy and repairs.

Comparison: a newer Box Elder duplex

A newer side-by-side duplex in Box Elder bought for $400,000, with each three-bedroom unit renting for $1,350, shows how price per unit changes the math. At 75% LTV the loan is $300,000, the total payment about $2,759 and DSCR about 0.98x, just under the standard minimum. At 70% LTV the loan is $280,000, the payment about $2,616 and DSCR about 1.03x.

The newer building costs more per unit and pays a similar tax rate, but needs less maintenance and rents easily to Ellsworth-related tenants.

Lower leverage is the simple fix.

Property taxes on rentals

South Dakota taxes owner-occupied homes at a lower rate than other residential property, so a duplex or fourplex with no owner-occupant pays the higher non-owner-occupied rate. When you buy from someone who lived in one unit, the tax bill can rise after the sale. Box Elder, Black Hawk and Piedmont fall partly in Meade County, which has its own levies. Use the actual non-owner rate when you run your numbers.

Pennington County reassesses property regularly, and rising sale prices in recent years have pushed assessments up. Ask the seller for the latest assessment notice, not only the last tax bill, so you can see whether a higher value is already on the way.

Zoning, twin homes and lots

Rapid City's zoning sets where two-family and multifamily buildings are allowed. Twin homes are sometimes built on two separate lots with a shared wall, which can mean they are financed as two single-family properties rather than one duplex. Confirm whether you are buying one parcel or two, and confirm the legal unit count with the city before counting rent from a converted unit.

An appraiser values the building on its legal use.

Older houses near downtown that were split into two or three units decades ago may or may not have approvals on file. If records are unclear, ask the city before you count rent from every unit, and budget for any upgrades a legalization would require.

Weather and insurance

Hail, wind and heavy snow are part of life in western South Dakota. Roof claims are common, and some insurers use higher deductibles for wind and hail. A newer roof and impact-resistant materials can help. Get a quote early, since insurance on an older fourplex can be a meaningful share of the payment.

Older fourplexes may also have aging boilers or baseboard heat, and winter heating costs can be significant. If the owner pays heat, it does not change the DSCR formula, but it does change your real cash flow.

Five to eight units and next steps

Buildings with 5 to 8 units are still residential for our DSCR programs, with max LTV that can be lower and varies by program; see our 5-8 unit page for Rapid City. Buildings with 9 or more units are commercial.

Common questions

Can I finance a Rapid City fourplex with a DSCR loan?

Yes. A fourplex qualifies on the combined rent of all four units.

Is a twin home a duplex?

Sometimes. If the two homes are on separate lots, they may be financed as two single-family properties.

Why did my tax bill rise after I bought?

South Dakota taxes non-owner-occupied property at a higher rate than owner-occupied homes.

Do Ellsworth tenants help a duplex in Box Elder?

Yes, base demand supports rents, though military tenants move on a regular cycle.

How much can I borrow?

Up to 80% LTV on a purchase and 75% on a cash-out refinance, if the ratio works.

What if a unit is vacant?

The appraiser's market rent estimate is typically used.

Do I need tax returns?

No. The loan qualifies on the property's rent.

Can I buy in an LLC?

Yes. LLC borrowers are standard.
