DSCR Loans for 2-4 Unit Rentals in Reno and Sparks

Reno's small multifamily stock is concentrated in a ring around downtown: brick and stucco duplexes in Old Southwest, fourplexes off Wells Avenue and student-oriented buildings by the university. Outside that ring, most rentals are single-family.

In short: LendingStreet finances Reno-area duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns and LLC borrowers standard. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and cash-out refinances up to 75% LTV. The standard minimum DSCR is 1.0x, with sub-1.0 programs for files that need them.

Where Reno's 2-4 unit buildings are

Most of the metro's duplexes, triplexes and fourplexes were built before the big subdivision boom. Old Southwest and the streets around Mount Rose and Plumas have older duplexes and converted houses. The Wells Avenue district and the blocks east of Virginia Street have fourplexes and small courts from the 1950s through the 1970s.

Around the University of Nevada, Reno, on the north side of downtown, small buildings lease to students and staff on academic-year cycles. In Sparks, the older core near Victorian Square and the Greenbrae area has duplexes and fourplexes mixed with single-family homes. Newer duplex and townhome product shows up in pockets of the North Valleys and South Meadows.

Zoning and permits for 2-4 units

Reno and Sparks each set their own zoning. Multifamily and mixed-use districts allow 2-4 units by right, while many single-family districts do not, even where an older duplex already stands. A legal nonconforming duplex can usually keep operating, but rebuilding after major damage can be limited.

Before you buy, confirm the zoning and that each unit was permitted. Unpermitted conversions, common in older houses near downtown, can lower the unit count an appraiser will credit and the rent the loan can use. Reno has also made it easier to add accessory dwelling units, but an ADU on a duplex lot needs its own review.

Rents and the combined-income test

The DSCR test uses the combined rent of every unit against the full payment: principal and interest, taxes, insurance and any HOA dues. Use signed leases for occupied units and a market rent estimate for vacant ones.

Student buildings near UNR can turn over every summer, so show leases or a rent schedule that covers the full year. Units in central Sparks and the Wells Avenue district often have longer tenancies and steadier rent history.

If the owner pays water, sewer or trash for all units, those costs do not enter the DSCR formula directly, but they do cut your real cash flow. Factor them into your offer even when the ratio looks fine.

Worked example: a fourplex and a duplex

This example is illustrative and not a quote. A Wells Avenue district fourplex costs $900,000 and the four units rent for a combined $6,200 a month. At 75% LTV the loan is $675,000. Estimated principal and interest is about $4,605; with taxes of $310 and insurance of $275, the payment is about $5,190 and DSCR is about 1.19x.

A newer North Valleys duplex costs $565,000 and rents for $3,300. At 80% LTV the payment is about $3,443 and DSCR is about 0.96x, just short. At 75% LTV the payment drops to about $3,251 and DSCR rises to about 1.02x.

Nevada taxes, transfer costs and insurance

Nevada property taxes are modest compared with many states, and the abatement program limits yearly increases, though rentals get a higher cap than a primary residence. Washoe County also charges a real property transfer tax at closing; confirm the amount with your title company.

Older central buildings can carry higher insurance for roof age, wiring and plumbing. Buildings near the Truckee River may be in a mapped flood zone, and lenders will require flood coverage there.

Older buildings: what to inspect

Many central Reno fourplexes have original electrical panels, shared water heaters or a single gas meter. Separate meters let tenants pay their own utilities, which helps the ratio. Ask for permits on any past conversion.

Stucco buildings from the 1960s and 1970s can hide water damage around windows and flat roof sections, and Reno's freeze-thaw winters are hard on older plumbing. Budget for these items in your first year, and if a building needs more than cosmetic work, finance the work first and refinance once it is done.

5-8 units and when to use a bridge first

Buildings with five to eight units are still residential for our programs, though max LTV can be lower and varies by program. If a fourplex is half vacant or needs units brought back online, a bridge or fix and flip loan can fund the work first, then refinance into a DSCR loan once it is leased.

The same path works for an Old Southwest house that was split into units years ago without permits. Legalizing the units, or converting the building back to fewer units, changes the rent the DSCR loan can count, so settle the unit count before the long-term loan.

How to get a Reno 2-4 unit quote

Send the address, unit mix, current rents and the price or payoff. LendingStreet will run the combined-rent ratio at a few loan amounts. Our investor loans are business-purpose loans on non-owner-occupied property, so we do not finance a unit you live in. Use the form below.

If you already own several Reno or Sparks rentals, ask about combining them. Five or more properties can go into a single blanket portfolio loan with one payment, and a duplex or fourplex with strong rent can help the rest of the group qualify.

Common questions

Can I buy a Reno fourplex with a DSCR loan?

Yes. The loan qualifies on the combined rent of all four units, with up to 80% LTV on a purchase and a 1.0x standard minimum DSCR.

How is rent counted for vacant units?

A market rent estimate from the appraisal is typically used for vacant units, alongside leases for occupied ones.

Are student rentals near UNR eligible?

Yes, if the leases are standard residential leases. Show rent for the full year, since many student units turn over in summer.

What if the duplex is in a single-family zone?

A legal nonconforming duplex can often still be financed. Confirm with the city and check rebuild limits in the zoning code.

Do Washoe County taxes change after a purchase?

They can rise over several years, since Nevada's abatement cap for rentals is higher than for a primary residence.

Is there a minimum loan amount?

Yes, $150,000. Most Reno-area 2-4 unit buildings are well above that.

Can I live in one unit and rent the others?

No. These are business-purpose loans on non-owner-occupied property only.

Can I finance a 6-unit building the same way?

Yes. Five to eight units are residential for our programs; max LTV can be lower and varies by program.
