Walk the older blocks near downtown Rockford and you will see plenty of up-down two-flats, converted Victorians and brick fourplexes. They are some of the best-yielding rentals in northern Illinois, and they are financed on their combined rent.
In short: LendingStreet finances Rockford duplexes, two-flats, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000, purchases go up to 80% LTV and the standard minimum DSCR is 1.0x. In Rockford the main questions are the size of the loan relative to low prices, property taxes and the condition of older buildings.
Much of Rockford's 2-4 unit housing was built before World War II, when the city's furniture and machine-tool factories filled neighborhoods with workers. Up-down two-flats, large homes split into three or four apartments and some purpose-built brick fourplexes are common in Churchill's Grove and Haight Village, along with the streets around Midtown and the near west side.
Newer side-by-side duplexes from the 1970s through the 1990s show up on the east side, in Loves Park and in Belvidere. They often have separate utilities, garages and fewer maintenance surprises, and they tend to cost more per unit.
Not every building that has been used as a two-flat or fourplex is legally zoned for that many units. Before you buy, confirm the zoning and the legal unit count with the City of Rockford's zoning office, or with Loves Park, Machesney Park or Belvidere if the property is there. An appraiser may value an illegal third unit as storage, which lowers both value and usable rent.
Ask whether the city requires rental registration or inspections, and whether any open code cases are attached to the address.
A DSCR loan on a 2-4 unit building adds the rent of every unit and divides it by the full monthly payment, including taxes, insurance and any HOA. Vacant units are usually counted at market rent based on the appraiser's rent survey.
Rents for older Rockford apartments are modest in dollar terms but high relative to prices, which is why the ratios often work. Use signed leases where you have them, and be careful with owner-paid heat in older buildings: it does not count in the DSCR, but it hits your actual cash flow every winter.
This example is illustrative and not a quote. An investor buys a brick fourplex near downtown for $265,000. Each unit rents for $840, so combined rent is $3,360. Taxes are about $690 a month and insurance $210. At 75% LTV the loan is $198,750 and estimated principal and interest is about $1,356. Total payment is about $2,256 and the DSCR is about 1.49x.
The same investor looks at an up-down two-flat for $172,000 renting at $1,850 combined. A 75% loan would be about $129,000, under the $150,000 minimum, so the investor brings more cash and borrows $150,000. The payment is about $1,593 and the DSCR about 1.16x. On inexpensive buildings, a larger down payment or a blanket loan is often the answer.
| Item | Brick fourplex | Up-down two-flat |
|---|---|---|
| Price | $265,000 | $172,000 |
| Loan | $198,750 | $150,000 |
| Combined rent | $3,360 | $1,850 |
| Estimated principal and interest | $1,356 | $1,023 |
| Taxes and insurance | $900 | $570 |
| Total monthly payment | $2,256 | $1,593 |
| DSCR | About 1.49x | About 1.16x |
Illinois property taxes are high compared with most states. Outside Cook County, properties are assessed at one-third of market value, and the bill combines county, city, school, park and other levies. On a low-priced fourplex, taxes can be one of the largest lines in the payment.
Pull the actual bill from the Winnebago County treasurer or the Boone County treasurer for Belvidere properties, and use the full amount. If the seller lived in one unit, their homestead exemption will come off after you buy.
Century-old two-flats and converted homes can need roofs, porches, boilers, electrical upgrades and lead paint work. Appraisers will note deferred maintenance, and serious issues can affect the loan. If the building needs real work, a bridge or fix and flip loan first and a DSCR refinance later may fit better.
Insurance premiums also run higher on older frame buildings. Get a quote early and include it in your numbers.
Basements are another Rockford issue. Many older buildings have stone or block foundations, and some sit in low areas near Keith Creek or the Rock River where water in the basement is common after heavy rain. Check the FEMA flood map, ask about sump pumps and look for signs of past water before you commit.
Rockford also has small apartment buildings with five to eight units, often brick walk-ups near downtown and on the east side. They are still residential under our programs, though maximum LTV can be lower and varies by program. See our Rockford 5-8 unit page for details.
Investors who own several duplexes and fourplexes around the city often find that once they reach five properties, a blanket portfolio loan is simpler than managing separate notes. It also solves the minimum-loan problem on the cheapest two-flats, because the $150,000 minimum applies to the whole loan.
Send the address, price, unit mix, current rents and the tax bill. The team will run the combined-rent ratio at a few loan amounts and tell you what fits, including sub-1.0 DSCR programs if the building is close. Use the form below or call (877) 298-1001.
Yes. A two-flat is a 2-unit property, and it qualifies on the combined rent of both units. The loan must be at least $150,000.
Vacant units are usually counted at market rent based on the appraisal. Signed leases on the occupied units help support the numbers.
No, and we do not finance properties you live in. Our investor loans are business-purpose loans on non-owner-occupied property.
Check the zoning and legal unit count with the city or village. An appraiser may not count an unpermitted unit.
Up to 80% LTV on a purchase, subject to the property clearing the minimum DSCR. Many investors borrow less to improve the ratio.
Utilities are not part of the DSCR payment, but they affect your actual cash flow. Budget for them, especially in older buildings with one boiler.
Yes. Rate-and-term and cash-out refinances are available, with cash-out up to 75% LTV. Seasoning varies by program.
Yes. Duplexes, triplexes and fourplexes anywhere in the Rockford area can qualify. Taxes, zoning and rental rules depend on the town and county, so pull the local records.
