DSCR Loans for Santa Rosa Duplexes, Triplexes and Fourplexes

Santa Rosa has more small multifamily than visitors expect: duplexes and fourplexes from the 1960s and 1970s near Santa Rosa Junior College, older homes split into units in the West End and around downtown, and newer duplexes and ADU-plus-house properties built during the rebuild. Rents are supported by a tight housing market that the fires made tighter.

In short: LendingStreet offers DSCR loans for Santa Rosa duplexes, triplexes and fourplexes that qualify on the combined rent of all units, with no W-2s or tax returns and LLC borrowers standard. Loans start at $150,000 with no stated maximum, and purchases go up to 80% LTV on some programs. Many Santa Rosa 2-4 unit buildings clear a 1.0x DSCR at moderate leverage, with insurance cost the line most likely to change the answer. We can show you the loan size that clears 1.0x before you write an offer.

Where Santa Rosa's small multifamily is

The densest concentration of duplexes and fourplexes is around Santa Rosa Junior College, on the streets between Mendocino Avenue and the college, and in the McDonald and Cherry Street historic areas nearby. The West End and Railroad Square neighborhoods have older homes converted into two or three units, and parts of Roseland and the southwest have side-by-side duplexes.

Rohnert Park and Cotati, near Sonoma State University, add fourplexes and duplexes that lease to students and staff, while Petaluma's older neighborhoods have small buildings at higher prices.

Rebuilding after the fires added a newer layer of stock: houses with permitted ADUs, side-by-side duplexes on rebuilt lots and a few small new buildings. These often have lower maintenance needs and can be easier to insure than older buildings nearby.

Zoning, ADUs and adding units

Santa Rosa's medium-density residential zones allow duplexes and small multifamily, and after the fires the city made it easier to add accessory dwelling units. State law adds options through ADUs, junior ADUs and SB 9 on many single-family lots. Confirm a specific parcel's zoning and legal unit count with the city's planning staff.

For a DSCR loan, only legal, permitted units count toward the unit count and rent. A permitted ADU behind a duplex can add meaningful income; an unpermitted garage unit usually adds nothing to the loan.

Who rents 2-4 unit buildings here

Tenants include Junior College and Sonoma State students and staff, hospital workers at the Kaiser, Sutter and Memorial campuses, county government employees, and service and hospitality workers in the wine and tourism economy. Many households displaced by the fires also moved into rentals, and supply has been slow to catch up.

Santa Rosa does not have local rent control. Many rentals fall under California's statewide rent cap and just-cause rules unless exempt. Occupied units are underwritten at their lease rent.

Worked example: a fourplex near the Junior College

This example is illustrative and not a quote. An investor buys a 1970s fourplex near Santa Rosa Junior College for $1,250,000. Each two-bedroom unit rents for about $2,150, for combined rent of $8,600 a month. Taxes are estimated at about 1.15% of the price after reassessment, and insurance at $425 a month.

At 65% of the price, the loan is $812,500 and estimated principal and interest is about $5,543 a month. With taxes and insurance, the total is about $7,166, for a DSCR of about 1.20x. That margin leaves room for a higher insurance renewal or a vacancy without dropping below 1.0x.

Insurance and fire risk

Insurance availability varies sharply by location in Santa Rosa. Buildings near downtown and the Junior College on the valley floor are generally easier to insure than homes on the eastern hills or near wildland areas. Some owners need a California FAIR Plan policy for fire plus separate coverage for liability.

Get an insurance quote before you write an offer. A premium that doubles at renewal can turn a comfortable DSCR into a tight one, so build some cushion into the loan size.

Insurers increasingly ask about roof age, electrical panels, defensible space and vegetation near the building. Simple fire-hardening steps, such as clearing gutters and replacing vents with ember-resistant ones, can help with underwriting and may help with cost.

Taxes and closing costs

California reassesses property at purchase, so the tax bill starts near 1% of the price plus local charges, with Santa Rosa totals often a little above that. Sonoma County charges a documentary transfer tax on sales. Who pays transfer tax and escrow fees is negotiated in the contract.

Bigger buildings and portfolios

Buildings with five to eight units are still residential for our programs, though maximum LTV can be lower, varies by program. See our Santa Rosa 5-8 unit page. Owners of five or more small buildings can also consider a blanket loan. Buildings of nine or more units belong on our multifamily page.

If you are converting a large house into a legal duplex or adding an ADU, a bridge loan can cover the work and a DSCR loan can follow once the new unit is permitted and leased.

Common questions

Can a Santa Rosa fourplex qualify on rent alone?

Yes. DSCR loans use the combined rent of all units, with no W-2s or tax returns.

Does Santa Rosa have rent control?

No local rent control, but statewide rent cap and just-cause rules apply to many rentals unless exempt. Confirm which rules apply to each unit before you buy.

Will you count an ADU behind a duplex?

A permitted ADU can count toward rent. Unpermitted units usually do not.

How much does insurance matter?

A lot. Premiums go straight into the DSCR, and fire coverage varies widely by location. Valley-floor buildings near downtown are usually easier to insure than hillside properties.

What LTV can I expect?

Purchases go up to 80% LTV on some programs. Many Santa Rosa 2-4 unit buildings clear 1.0x around 60% to 70%, depending mostly on rent levels, taxes and the insurance premium.

Can I buy in an LLC?

Yes. LLC borrowers are standard, and you sign for the loan personally.

Do you finance a duplex if I live in one unit?

No. Our investor loans are business-purpose loans on non-owner-occupied property.

Can I refinance after renovating units?

Yes. A rate-and-term or cash-out refinance can be sized on new leases once renovated units are rented. Cash-out seasoning varies by program, so ask before you set your timeline.
