Small multifamily in Sioux Falls usually means one of three things: a side-by-side duplex, a 1970s or 1980s fourplex on the west or east side, or an older central home split into apartments. Twin homes look similar but are financed differently.
In short: LendingStreet finances Sioux Falls duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out refinances up to 75%, the minimum credit score is 620 and LLC borrowers are standard. Budget on investor-level property taxes, which in South Dakota are higher than an owner-occupant's.
Purpose-built fourplexes from the 1970s and 1980s are scattered across the west side, the northwest and the east side, often in small clusters along collector streets. Side-by-side duplexes appear throughout the city and in the suburbs. Central neighborhoods such as Whittier, Pettigrew Heights, the Cathedral area and All Saints have older homes divided into two to four apartments.
| Building type | Typical location | Financing note |
|---|---|---|
| Twin home (two lots) | South and west Sioux Falls, Harrisburg, Tea | Each half is a single-family property |
| Side-by-side duplex (one lot) | Citywide and suburbs | One 2-unit loan on combined rent |
| 1970s-1980s fourplex | West, northwest and east sides | Check roof, siding, parking, boilers |
| Converted older home | Whittier, Pettigrew Heights, Cathedral area | Confirm legal unit count |
Sioux Falls builders have put up thousands of twin homes, where two attached homes sit on separate lots with a shared wall. Each half has its own deed and tax bill and is usually financed as a single-family home. A true duplex sits on one lot with one deed. If you buy both halves of a twin home, you can finance them together on one application or include them in a blanket loan later.
The county property record and the plat show which you are buying. The distinction affects the loan type, the appraisal and how you can sell later.
Sioux Falls zoning allows two-family and multifamily buildings in some residential districts and not others. Older conversions in central neighborhoods may be legal nonconforming uses. Before you buy, confirm the zoning district on the city's map and ask the seller for any permits or records that show the unit count.
Some central neighborhoods are in historic districts, where exterior changes need review. That does not stop a loan, but it can affect renovation plans and costs.
This example is illustrative and not a quote. An investor buys a 1978 fourplex on the west side for $480,000. Each unit rents for $1,050, a combined $4,200 a month. Taxes at the non-owner-occupied level are about $600 a month and insurance about $225.
At 75% LTV the loan is $360,000. Estimated principal and interest on a 30-year loan is about $2,517, for a total payment near $3,342 and a DSCR of about 1.26x.
For comparison, a side-by-side duplex bought for $255,000 with units at $1,075 each has a 75% LTV loan of $191,250, estimated principal and interest near $1,337, taxes $320 and insurance $140, for a total near $1,797 and a DSCR of about 1.20x.

Fourplex units in Sioux Falls are usually two-bedroom apartments that rent to working tenants, young families and hospital and warehouse workers. Low unemployment and steady population growth have supported demand. Duplexes in the suburbs often draw families who want a yard and garage without buying.
Rents here are moderate, and so are prices, which is why many 2-4 unit buildings clear 1.0x at 75% LTV. Check recent comparable rents rather than relying on the seller's numbers, and note which utilities each tenant pays.
South Dakota taxes owner-occupied homes at a lower level than other residential property, so a rental's tax bill is higher than an owner-occupant's. If the seller lived in one unit, the bill will likely rise after you buy. The state charges a real estate transfer fee at closing that is small compared with many states.
Hail and wind are the biggest insurance factors. Many policies carry separate wind and hail deductibles, and older fourplexes with original roofs may need replacement to get good coverage.
Many 1970s fourplexes have original windows, siding, boilers or parking lots. If a building needs significant work before it can rent at market, a fix and flip or bridge loan can fund the purchase and repairs, followed by a DSCR refinance once the units are leased. Plan exterior work for the warmer months.
When you price the work, include the items appraisers and insurers notice first: roofs, windows, boilers or furnaces, water heaters and the parking surface. A building that looks dated inside can still appraise well if those big-ticket items are in good shape, while a fresh interior on top of an old roof can leave you with a weak appraisal and an expensive insurance quote.
Buildings with five to eight units are still residential for our programs, though maximum LTV can be lower and varies by program; see our Sioux Falls 5-8 unit DSCR page. For Rapid City and other markets, see our South Dakota 2-4 unit rental loan page.
Our investor loans are business-purpose loans on non-owner-occupied property. To get a quote, share the addresses, purchase price or estimated value, leases and timeline using the form below, or call (877) 298-1001. We review the file and return a structure that fits the numbers.
Usually not for lending. Each half of a twin home sits on its own lot and is financed as a single-family property. A duplex sits on one lot.
The combined rent of all four units, from leases or the appraiser's market rent estimate, compared with the full payment.
South Dakota taxes owner-occupied homes at a lower level. Investor-owned rentals pay at the higher level, so the bill often rises after an owner-occupant sells.
Up to 80% on a purchase and 75% on a cash-out refinance, as long as the rent supports the payment at the program's DSCR.

Yes. They can go on one application as two properties, or into a blanket loan once you own five or more properties.
Yes. We finance 2-4 unit rentals across the Sioux Falls metro.
Possibly, but condition affects the appraisal and insurance. If the roof or other systems need major work first, a bridge or fix and flip loan followed by a DSCR refinance may fit better.
