DSCR Loans for South Dakota Duplexes, Triplexes and Fourplexes

South Dakota's small multifamily stock is mostly in Sioux Falls and Rapid City, with smaller supplies in Brookings, Aberdeen and Vermillion. A DSCR loan qualifies duplexes and fourplexes on combined rent, and the non-owner-occupied tax class is the line to check.

In short: Yes, LendingStreet finances duplexes, triplexes and fourplexes across South Dakota with DSCR loans that qualify on the combined rent of all units. Purchases go up to 80% LTV and cash-out refinances up to 75%, with a standard 1.0x minimum DSCR, a 620 minimum credit score and no W-2s or tax returns. In South Dakota, the non-owner-occupied property tax class and hail coverage are the items that most affect the ratio.

Why South Dakota investors buy duplexes and fourplexes

Sioux Falls has grown steadily on health care, banking and manufacturing, and its newer suburbs include many duplexes and fourplexes built for renters. Rapid City draws tenants from Ellsworth Air Force Base and Black Hills tourism and health care.

Prices are moderate and the state has no income tax, which has attracted residents. Rentals pay a higher property tax than owner-occupied homes, though, so the seller's bill can understate your cost. College towns like Brookings and Vermillion add student demand.

Brookings and Vermillion add a student segment, with duplexes near South Dakota State and the University of South Dakota leasing on the academic year. Aberdeen and Watertown have smaller duplex supplies serving local manufacturing and health care, where prices are lower but comparable sales are few.

South Dakota markets for 2-4 unit rentals

How a DSCR loan sizes a duplex, triplex or fourplex

The loan qualifies on the debt service coverage ratio: the combined monthly rent of every unit divided by the full monthly payment, including principal, interest, taxes, insurance and any association dues. The standard minimum is 1.0x, and sub-1.0 programs exist for buildings that fall a little short.

Purchases go up to 80% LTV, cash-out refinances up to 75% and rate-and-term refinances up to 80% on some programs. Loans start at $150,000 with no stated maximum, 30-year terms are available, the minimum credit score is 620 and no W-2s or tax returns are needed. LLC borrowers are standard. Our investor loans are business-purpose loans on non-owner-occupied property, so every unit is a rental.

South Dakota taxes and transfer fee

South Dakota applies a lower property tax levy to owner-occupied homes than to other residential property, so an investor pays more than an owner-occupant would on the same building. Ask the county for the bill as a non-owner-occupied property.

The state charges a real estate transfer fee on deeds, customarily paid by the seller. Hail and wind are the main insurance drivers, and policies often carry separate wind and hail deductibles.

South Dakota counties reassess property annually, and Sioux Falls-area values rose quickly in recent years. Ask the county director of equalization what the current assessment is and whether it reflects recent sales.

Worked example: a Sioux Falls fourplex

This example is illustrative and not a quote. An investor buys a fourplex in Sioux Falls for $520,000 with 20% down, so the loan is $416,000. The four units rent for $1,150, $1,150, $1,150, $1,150 a month, $4,600 in total. Taxes and insurance run about $820 a month.

On a 30-year amortization, estimated principal and interest is about $2,909, for a total payment of about $3,729. Dividing $4,600 of rent by that payment gives a DSCR of about 1.23x, above the 1.0x standard minimum. The tax line reflects the non-owner-occupied class. The same building owned by an occupant would carry a lower bill, so do not underwrite on that figure.

South Dakota landlord rules

South Dakota landlord-tenant law sets deposit and notice rules statewide, and the state has no rent control. Eviction procedures are relatively quick.

Winter heating and snow removal are real costs. Find out who pays heat and whether each unit has its own furnace and meter.

Sioux Falls suburbs such as Harrisburg, Brandon and Tea have added newer duplexes and fourplexes, and many sit inside associations. Check for association dues and any leasing rules, since dues count in the ratio.

Choosing a unit count in South Dakota

A two-unit building is the simplest to buy, insure and sell. Three and four units usually improve the ratio because one roof, one tax bill and one insurance policy cover more rent. Beyond four units, residential DSCR programs still reach 8 units, with max LTV that varies by program, and our South Dakota 5-8 unit page covers those buildings. At 9 units and up the loan becomes commercial.

Refinancing a South Dakota 2-4 unit later

A 2-4 unit you already own can be refinanced on its rent, either to lower the payment structure or to take cash out for the next purchase. Cash-out goes up to 75% LTV, rate-and-term up to 80% on some programs, and seasoning requirements for cash-out vary by program.

Common questions

Why do South Dakota rentals pay more property tax?

The state applies a lower levy to owner-occupied homes, and rentals pay the higher non-owner-occupied levy. A seller who lived in the property may have paid less than you will, so ask the county for the bill as a rental.

Does South Dakota have a transfer tax?

South Dakota charges a real estate transfer fee on deeds, customarily paid by the seller. You still pay title, recording and lender costs, which the settlement statement will itemize.

What is the minimum down payment on a 2-4 unit in South Dakota?

Purchases go up to 80% LTV, so at least 20% down, with loans from $150,000. A low DSCR or high taxes can require more, and you will also need funds for closing costs and reserves.

Is personal income verified?

No. DSCR loans qualify on the property's rent, with no W-2s, pay stubs or tax returns. Credit, reserves and the property itself are what underwriting reviews.

Can I finance a Rapid City duplex near Ellsworth?

Yes. It qualifies on combined rent like any other 2-4 unit property. Military moves drive turnover timing near the base, so keep reserves for a month or two of vacancy.

Do Sioux Falls association dues count in the DSCR?

Yes. Any dues are part of the monthly payment used in the ratio.

Can I qualify below 1.0x DSCR?

Some programs allow it, usually with stronger credit or more reserves. Putting more down is the other common fix, since it lowers the payment the rent has to cover.

Can I live in one unit of a South Dakota duplex with this loan?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so every unit must be rented and you cannot occupy any of them. If you plan to live in the building, a consumer mortgage is the right product instead.
