Springfield's two-to-four unit buildings come in two main types: older homes near downtown and the medical district that were divided into apartments, and brick or frame fourplexes built in the 1960s and 1970s on the west and southwest sides.
In short: LendingStreet finances Springfield, Illinois duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out refinances up to 75%, the minimum credit score is 620 and LLC borrowers are standard. Illinois property taxes are the biggest variable in the DSCR, so use the real bill, without any homestead exemption, when you run the numbers.
Near downtown, the Capitol complex and the medical district, neighborhoods such as Enos Park, Aristocracy Hill, Vinegar Hill and the area around Washington Park have large late-1800s and early-1900s homes, many converted to two, three or four units. On the west and southwest sides, purpose-built fourplexes and duplexes from the 1960s and 1970s line side streets off major roads, often with off-street parking.
| Building type | Where | What to check |
|---|---|---|
| Converted Victorian, 2-4 units | Enos Park, Aristocracy Hill, near the medical district | Legal unit count; historic district rules |
| Up-and-down two-flat | Older neighborhoods on the north and east sides | Separate meters and entrances |
| 1960s-1970s fourplex | West and southwest sides | Roof, windows, boilers, parking |
| Side-by-side duplex | Citywide and suburbs | One deed or two |
Springfield's zoning ordinance controls where two-family and multifamily buildings are allowed. Many older conversions near downtown are legal nonconforming uses, while some added units without approval. The loan is based on the legal unit count, so confirm the zoning district and ask the seller for registration or permit records for each unit.
Parts of Enos Park, Aristocracy Hill and other older neighborhoods are in historic or conservation districts, where exterior changes may need review. That affects renovation plans and costs, not eligibility.
Units near the medical district rent to hospital workers, medical residents and students at SIU School of Medicine. Units near the Capitol draw state workers and, during session, short-term staff. West side fourplexes rent mostly to working tenants and families. Rents are moderate, and so are prices, which is why many Springfield 2-4 unit buildings clear 1.0x even after high property taxes.
Check which utilities each tenant pays. Converted Victorians often have a shared boiler or water meter, which shifts costs to the owner.
This example is illustrative and not a quote. An investor buys a 1970s fourplex on Springfield's west side for $300,000. Each unit rents for $850, a combined $3,400 a month. Taxes, without a homestead exemption, are about $575 a month and insurance about $200.
At 75% LTV the loan is $225,000. Estimated principal and interest on a 30-year loan is about $1,573, for a total payment near $2,348 and a DSCR of about 1.45x.
An Enos Park triplex bought for $230,000 with units at $950, $900 and $850 has a 75% loan of $172,500, estimated principal and interest near $1,206, taxes $450 and insurance $170, for a total near $1,826 and a DSCR of about 1.48x.
| Item | Fourplex | Triplex |
|---|---|---|
| Purchase price | $300,000 | $230,000 |
| Loan at 75% LTV | $225,000 | $172,500 |
| Combined rent | $3,400 | $2,700 |
| Estimated principal and interest | $1,573 | $1,206 |
| Taxes and insurance | $775 | $620 |
| Total monthly payment | $2,348 | $1,826 |
| DSCR | About 1.45x | About 1.48x |
In the examples, taxes take up roughly a quarter of the total payment. Illinois property taxes are high, homestead exemptions do not apply to investment property and a bill can rise after you buy from an owner-occupant. Sangamon County reassesses on a four-year cycle, with township assessors handling values. Owners can appeal through the county board of review.
Illinois and Sangamon County also charge real estate transfer tax at closing, so include it in your purchase budget.
Springfield requires residential rentals to be registered and has inspection rules. Make sure every unit is registered as required before closing or soon after.
Most converted buildings are more than a century old. Appraisers and insurers will ask about roofs, wiring, boilers and porches, and federal lead disclosure rules apply to pre-1978 housing. If a building needs significant work before it can rent at market, a fix and flip or bridge loan can fund the purchase and repairs, followed by a DSCR refinance.
Some Springfield duplexes sell for less than $200,000, which can put a 75% loan under our $150,000 minimum. A larger building, more than one property on the same application or a blanket portfolio loan once you own five or more rentals can solve that.
Fourplexes are often the sweet spot in Springfield. A west side fourplex usually costs enough to clear the minimum comfortably, the four rents spread vacancy risk, and purpose-built buildings tend to have simpler layouts, separate entrances and parking. Converted Victorians can offer higher rents per unit near the medical district, but they often carry more maintenance and owner-paid utilities.
Whichever you choose, compare the after-tax cash flow, not just the DSCR. Two buildings with the same ratio can produce very different results once owner-paid heat, water and repairs are counted.
Buildings with five to eight units are still residential for our programs, though maximum LTV can be lower and varies by program; see our Springfield 5-8 unit DSCR page. For Chicago two-flats and other Illinois markets, see our Illinois 2-4 unit rental loan page.

Illinois property taxes are high, and investment properties do not get homestead exemptions. On lower-priced buildings, taxes can be a quarter or more of the payment.
