DSCR Loans for Tampa Duplexes, Triplexes and Fourplexes

Small multifamily in Tampa is scattered rather than clustered: a 1950s duplex on a Seminole Heights side street, a block fourplex near Busch Gardens, a triplex carved out of an old house in Tampa Heights. Each one qualifies on its combined rent, and in Tampa the insurance quote usually decides the leverage.

In short: LendingStreet finances Tampa duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns. Loans start at $150,000, purchases go up to 80% LTV and cash-out up to 75% LTV, with a 1.0x standard minimum DSCR, 620 minimum credit score and LLC borrowers allowed.

Where Tampa's 2-4 unit buildings are

Most of the city's small multifamily stock sits in older neighborhoods north and east of downtown. Seminole Heights and Old Seminole Heights have duplexes mixed in among bungalows. Tampa Heights, VM Ybor and Palmetto Beach have older converted houses and some newer infill. Sulphur Springs, Forest Hills and the streets around Busch Boulevard have concrete-block duplexes and fourplexes from the 1950s through the 1970s.

South of Kennedy Boulevard, small multifamily is rarer and more expensive, mostly older duplexes and townhome-style buildings in Courier City, Oscawana and parts of South Tampa.

Outside the city limits, unincorporated Hillsborough County has duplex and fourplex pockets in Town 'n' Country, Egypt Lake-Leto and along Fowler Avenue, and Pinellas Park and Largo across the bay have more of them at lower prices. Those areas follow county or their own city zoning, not Tampa's, so the legal unit check starts with a different office.

Zoning: confirm the units are legal

Tampa's single-family districts generally do not allow a second unit, so a duplex in an RS zone may be a legal nonconforming use or may not be legal at all. Before you buy, check the parcel's zoning with the City of Tampa, confirm the unit count on the property appraiser's record, and ask whether a nonconforming duplex can be rebuilt after a casualty. That last question matters in a hurricane market and affects how an appraiser and insurer view the property.

What rents and costs look like

In the older city neighborhoods, two-bedroom duplex units tend to rent in the low-to-mid $2,000s and one-bedrooms for less, but the spread between streets is wide, so pull current comparable rents for the exact block. Appraisers use a small residential income report with a rent schedule, so the lender sees market rent for every unit, not just what the current tenants pay.

Taxes reset toward your purchase price because a rental is not homesteaded. Insurance on older concrete-block duplexes depends heavily on roof age, wind mitigation features and flood zone.

Utilities are a quiet cost in older Tampa duplexes. Many share a water meter, and some share electric service from a single panel, which leaves the owner paying bills tenants would otherwise cover. The DSCR test focuses on principal, interest, taxes, insurance and HOA dues, but shared utilities still come out of your cash flow every month.

Worked example: a Seminole Heights duplex at three leverage levels

This example is illustrative and not a quote. A duplex is bought for $560,000. Each two-bedroom unit rents for $2,150, for $4,300 a month. Estimated taxes are $817 and insurance $467 a month.

At 80% LTV the payment runs slightly above the rent. Dropping to 75% LTV brings the DSCR to about 1.04x, and 70% gives about 1.09x. The table shows how leverage, not the rent, decides whether this deal clears the standard 1.0x line.

If the investor wants to stay near 80%, there are two levers: find a lower insurance premium with a newer roof or wind mitigation credits, or look at a sub-1.0 DSCR program, which exists for some files. Most Tampa duplex buyers we talk to land between 70% and 75% for exactly this reason.

Triplexes and fourplexes

Three- and four-unit buildings follow the same DSCR test using all rents. Fourplexes near USF and Temple Terrace often lease to students and hospital workers, so expect more turnover than in a suburban single-family home. If you are looking at five to eight units, see our Tampa 5-8 unit page, since leverage can be lower on those buildings and varies by program.

Refinancing a Tampa duplex you already own

Owners who bought years ago often refinance to pull out equity, move off an adjustable loan or fold a duplex into an LLC. Cash-out goes up to 75% LTV after seasoning, which varies by program, and rate-and-term goes up to 80% on some programs. Our Tampa cash-out and rate-and-term pages cover both.

A refinance also resets the insurance and escrow review, so bring a current declarations page. If the building has had a roof replaced or wind mitigation work since you bought it, the lower premium can noticeably improve the ratio.

Where Tampa fits in the Florida picture

Compared with Orlando or Jacksonville, Tampa duplexes cost more but sit closer to downtown jobs and the hospitals. Our Florida 2-4 unit page compares the major metros. Our investor loans are business-purpose loans on non-owner-occupied property, so the building cannot include a unit you live in.

Common questions

Can I get a DSCR loan on a Tampa duplex?

Yes. The loan qualifies on the combined rent of both units, with no personal income documents.

What is the minimum loan amount?

$150,000. Most Tampa duplexes clear that easily at normal leverage, though a low-priced duplex in an outlying area combined with a large down payment can fall under it. In that case, a smaller down payment or a different structure may work.

Does the lender use actual or market rent?

The appraiser's rent schedule shows market rent for each unit. How actual leases and market rent are weighed varies by program.

Is my duplex legal if it is in a single-family zone?

Maybe. It could be a legal nonconforming use. Confirm with the City of Tampa before you buy.

How much down payment do I need?

Purchases go up to 80% LTV, so 20% down at minimum. In Tampa, insurance costs often push the right leverage to 75% or lower.

Can I buy a fourplex in my LLC?

Yes. LLC borrowers are standard, and you sign for the loan personally.

What about a five-unit building?

Five to eight units are still residential for us. See our Tampa 5-8 unit page.

Do you finance a duplex I will live in?

No. These are business-purpose loans on non-owner-occupied property only.
