Much of Wilmington's 2-4 unit housing was not built that way. Large Victorian twins and rowhomes in Cool Spring, Trolley Square and the Quaker Hill area were divided into apartments decades ago, and those conversions are the heart of the city's small multifamily market.
In short: LendingStreet finances Wilmington-area duplexes, triplexes and fourplexes with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out refinances up to 75% LTV, and the standard minimum DSCR is 1.0x. Each unit should be licensed by the city and recognized in its records, and Delaware's transfer tax belongs in your cash-to-close plan.
Cool Spring, Tilton Park and Quaker Hill have tall brick Victorian rowhomes and twins split into two to four apartments. Trolley Square and the streets around Delaware Avenue have similar conversions with strong demand from young professionals who want to walk to restaurants and downtown jobs. Little Italy and the Highlands have some two-unit homes as well.
Outside the city, Elsmere, Newport and older parts of Brandywine Hundred and Claymont have purpose-built duplexes and small garden buildings at lower prices. Newark has houses and small buildings rented to University of Delaware students, subject to the city's rental permits and occupancy limits.
Prices vary widely. A renovated Trolley Square conversion costs far more per unit than an Elsmere duplex, but it also rents for more and tends to attract longer-staying tenants. Many investors hold both: a city building for appreciation and steady professional tenants, and suburban duplexes for cash flow.
| Area | Typical stock | What to check |
|---|---|---|
| Cool Spring, Quaker Hill | Victorian rowhomes split into 2-4 units | Licensed unit count, fire separation, meters |
| Trolley Square | Converted twins and rowhomes | Parking, condition, rents vs taxes |
| Little Italy, Highlands | Two-unit homes | Permits for any added unit |
| Elsmere, Newport, Claymont | Purpose-built duplexes, small garden buildings | Condition, flood maps near creeks |
| Newark | Student houses and small buildings | Rental permits, unrelated-tenant limits |
Wilmington licenses rental units and inspects them under the housing code. An appraiser and lender will count the units the city recognizes, so a building with four mailboxes but a license and zoning record for three will usually be valued as a triplex. Ask the seller for current rental licenses and any inspection reports.
Converted buildings should have proper fire separation between units, safe egress and, ideally, separate electric meters. Shared heat is common in older conversions, and the owner then pays for it.
If you plan to add a unit or reconfigure a building after you buy, expect zoning review, permits and inspections from the city. Price the building on the units it is licensed for today, and treat any added unit as future upside rather than qualifying rent.
Units in Trolley Square and Cool Spring rent to young professionals, hospital staff and people working downtown in banking and law. Elsmere and Newport duplexes rent to working families. Newark units turn over each school year. Underwriting uses in-place leases or market rent for vacant units.
Delaware's Residential Landlord-Tenant Code governs leases, deposits and notices statewide. If you buy an occupied building, review every lease and confirm deposits transfer at closing.
Vacant units can be counted at market rent on some programs, supported by the appraiser's rent schedule. Signed leases carry more weight, so if a unit is about to turn over, try to have the new lease in hand before the appraisal.
This example is illustrative and not a quote. An investor buys a licensed three-unit Victorian in Cool Spring for $525,000. The units rent for $1,500, $1,450 and $1,350, or $4,300 combined. Taxes after the reassessment are $500 a month and insurance is $220.
At 75% LTV the loan is $393,750, with estimated principal and interest of about $2,620. The total payment is about $3,340 and the DSCR is about 1.29x.
An Elsmere duplex at $310,000 renting for $2,550 combined would carry a loan of $232,500 at 75% LTV and a total payment of about $2,037, for a DSCR of about 1.25x.
| Item | Cool Spring triplex | Elsmere duplex |
|---|---|---|
| Price | $525,000 | $310,000 |
| Loan at 75% LTV | $393,750 | $232,500 |
| Estimated principal and interest | $2,620 | $1,547 |
| Taxes and insurance | $720 | $490 |
| Total monthly payment | $3,340 | $2,037 |
| Combined rent | $4,300 | $2,550 |
| DSCR | About 1.29x | About 1.25x |
Delaware's realty transfer tax is generally 4% when the state and local shares are combined, and buyer and seller customarily split it. On the $525,000 triplex, the buyer's half would be about $10,500. That does not affect the DSCR, but it adds meaningfully to cash to close, so plan for it alongside your down payment and reserves.
Title, recording and settlement fees are additional. On a refinance there is no transfer tax, which is one reason owners often hold and refinance rather than sell.
New Castle County's recent reassessment, the first in decades, changed many bills. City properties pay Wilmington, county and school district taxes. Budget on the current bill rather than an older figure from a listing or a seller's records. The school district that serves the address, such as Red Clay, Brandywine, Christina or Colonial, affects the total, so check the actual bill for the parcel.
Older conversions can have aging roofs, mixed electrical systems and basements prone to water. An inspection focused on fire separation, wiring and the roof is worth the cost. Buildings near the Brandywine Creek or Christina River may be in flood zones, and heavy storms have flooded parts of the Brandywine valley. Get insurance quotes for the actual number of units before you remove contingencies.
Larger Victorian conversions with five to eight units fall under our 5-8 unit DSCR programs, where max LTV can be lower and varies by program. Owners of existing 2-4 unit buildings can refinance up to 75% LTV with cash out, or up to 80% on rate-and-term on some programs, with seasoning that varies by program. Owners of five or more rentals can combine them in a blanket portfolio loan.
