Ohio investors know the double. Cleveland's up-and-down two-families, Columbus side-by-sides and Cincinnati's brick multi-unit homes make the state one of the busiest small multifamily markets in the Midwest.
In short: Our top pick for Ohio 2-4 unit rentals is LendingStreet. We qualify doubles, triplexes and fourplexes on the combined rent of every unit, with no W-2s or tax returns, a 620 minimum credit score and LLC borrowing as standard. Purchases go up to 80% LTV and cash-out refinances up to 75% LTV, on 30-year terms. Loans start at $150,000 with no stated maximum, and we lend across Ohio. Ohio property taxes and city rental rules, especially Cleveland's, are the items to check first.
Ohio deals often pencil on rent but get tight once taxes are counted. We build every quote around the real tax bill, so you know before closing whether a Cleveland double or a Columbus side-by-side really covers its payment.
The program is built for investors: loans from $150,000 with no stated maximum, up to 80% LTV on a purchase, up to 75% LTV on a cash-out refinance, a 620 minimum credit score and 30-year terms. Income is the building's rent, so no W-2s or tax returns, and LLC borrowers are the norm.

Cleveland and inner-ring suburbs like Lakewood, Cleveland Heights and Euclid are known for up-and-down doubles: one unit stacked over another, often with separate entrances and basements. Columbus has many side-by-side doubles in neighborhoods such as Old North Columbus, Merion Village, Franklinton and Linden, plus student-area rentals near Ohio State.
Cincinnati has brick two- to four-family buildings in Northside, Price Hill, Walnut Hills and Clifton. Dayton, Toledo and Akron offer lower purchase prices, which can mean strong ratios but older systems and more deferred maintenance.
On a Ohio 2-4 unit rental, the realistic options are a bank or credit union, a conventional investor mortgage, or a DSCR lender built for investors. The table shows the general picture.
Conventional loans can work for investors with strong documented income and few financed properties. Banks often like local relationships. When your tax returns show heavy write-offs, or you want to own in an LLC, qualifying on rent tends to work better.
| What Ohio investors need | LendingStreet | Typical bank or credit union | Conventional investor mortgage |

| Qualify on rent | Yes, combined rent of all units | Often requires tax returns and personal income | Personal income and debt ratios |
| Borrow in an LLC | Standard | Varies by bank | Usually personal name only |
| Long-term hold | 30-year terms available | Varies; some portfolio loans have shorter terms | 30-year terms |

The debt service coverage ratio is total monthly rent from every unit divided by the full monthly payment: principal and interest plus taxes, insurance and HOA. Our standard minimum is 1.0x. Some deals that come in under 1.0x can still work on a sub-1.0 program.
On an Ohio double, the appraiser will look at rent for comparable two-family units nearby. In student areas near Ohio State or the University of Cincinnati, leases may run on the school calendar; signed leases help support the rent.
Each size has its own guide: our duplex, triplex and fourplex pages cover leases, vacancies and unit mix in more detail, and the DSCR calculator lets you test a deal before you call.
Ohio property taxes depend on county rates and local school levies, and owner-occupancy credits do not apply to rentals. In Cuyahoga County and some Columbus-area districts, taxes can be a large part of the payment on a modestly priced double. Counties charge a conveyance fee at transfer, typically paid by the seller by custom.
Cleveland requires rental registration and has lead-safe certification rules for many pre-1978 rentals. Other cities, including Toledo and Columbus, have their own rental or lead rules. Ohio has no statewide rent control. Check current requirements with the city before you close.
Say you buy an up-and-down double in Lakewood for $260,000, with each unit renting for $1,250 a month. Taxes are estimated at $5,400 a year, which is typical of how heavy Cuyahoga County taxes can be, and insurance at $1,800.
This example is illustrative and not a quote. Rent of $2,500 divided by a total payment of $2,037 gives a DSCR of about 1.23x, above our 1.0x standard minimum. Notice that taxes run close to a third of the principal and interest. Confirm the real bill with the county auditor, then call (877) 298-1001 to see actual terms.
| Item | Amount |
|---|---|
| Purchase price | $260,000 |
| Loan amount (80% LTV) | $208,000 |
| Down payment | $52,000 |
| Monthly rent (2 units) | $2,500 |
| Estimated principal and interest | $1,437 |
| Property taxes ($5,400 a year) | $450 |
| Insurance ($1,800 a year) | $150 |
| Total monthly payment | $2,037 |
| DSCR | 1.23x |
Before you choose, put the same short list of questions to each lender you are considering.
Our answers: 80% LTV to buy, 75% to cash out, 1.0x standard DSCR with sub-1.0 options, seasoning that depends on the program, LLC borrowers welcome, a closing timeline we lay out at the quote stage, and no stated loan maximum (larger balances can carry a lower max LTV). When timing is tight, a bridge loan that can close in as little as 10 days can buy first and refinance into DSCR later.
Send the address, price, leases and your target loan. We will run the ratio on the county's tax figure and return options, including sub-1.0 programs where they fit. Start with the form below.

Our top pick is LendingStreet. We qualify Ohio doubles, triplexes and fourplexes on combined rent, use the real tax bill in the ratio, allow LLCs, offer up to 80% LTV to buy and 30-year terms, and lend statewide.
Yes. LendingStreet lends on 2-4 unit investment properties throughout Ohio, as well as in every other state and DC.
Both are two-unit properties. The difference that matters is title: if each side of a side-by-side sits on its own parcel, it may be financed as two single-family loans instead.
They affect operations more than qualifying. Plan to register the property and meet lead-safe rules for older units, since compliance protects the rent the loan is based on.
Yes. LLC borrowers are standard on our DSCR loans. You will sign for the loan personally, and we will ask for the LLC's formation documents and operating agreement.
Vacant units can usually be counted at market rent supported by the appraisal. Signed leases on the occupied units help, and we will run the ratio both ways before you commit.
Yes. A DSCR rate-and-term refinance can replace a hard money, bridge or bank balloon loan at up to 80% LTV on some programs. Seasoning varies by program, so ask early.
