Best DSCR Cash-Out Refinance Lenders in Denver

Denver investors who bought before the run-up are sitting on real equity. Low property taxes help the ratio, hail-driven insurance hurts it, and the city's licensing rules decide which rent counts.

In short: LendingStreet is our top pick for Denver DSCR cash-out refinances. The loan qualifies on the property's rent, not your personal income, with cash-out up to 75% of appraised value, LLC borrowers as standard and 30-year terms available. Loans run from $150,000 with no stated maximum, and the same team also funds fix and flip and bridge loans, so a Front Range investor can recycle equity into the next project with one lender.

Why LendingStreet is our top pick for Denver cash-out refinances

Our DSCR cash-out program fits Denver investors holding single-family homes, duplexes and small multi-unit buildings across Denver, Aurora, Lakewood and the northern suburbs, especially those who own through an LLC or whose tax returns understate rental cash flow after depreciation.

The program in plain terms: cash-out up to 75% LTV, loans from $150,000 with no stated maximum, a 620 minimum credit score, and qualification on the rent the property earns instead of your personal income. Borrowing in an LLC is normal for us, the standard DSCR floor is 1.0x with sub-1.0 options on some programs, and a 30-year term lets you hold the property after the cash comes out.

Denver neighborhoods and suburbs with equity to tap

In the city, long-held rentals in Sunnyside, Berkeley, Highland, Baker, Park Hill, Harvey Park and Westwood often carry large equity, and many are older brick bungalows, Denver squares and small duplexes. Newer townhomes in infill areas add another layer of rental stock.

In the suburbs, investors hold rentals in Aurora, Lakewood, Arvada, Westminster, Thornton, Englewood and Littleton. Prices there are lower, and rent tends to cover more of a 75% payment.

Typical reasons to pull equity in Denver include buying a second rental in Aurora or Lakewood, paying off a short-term rehab loan, and adding a garden-level unit or accessory dwelling where zoning allows it.

How LendingStreet compares with the usual Denver options

Most investors we talk to have already called a bank and maybe a private lender. Those options can work, but they are built for different jobs. Here is a fair, general comparison on the issues that decide a rental cash-out.

The short version: banks lean on your personal income, short-term lenders are built for quick exits, and LendingStreet gives you long-term rental financing on the property's own numbers.

Denver taxes, hail and licensing

Colorado property taxes are low compared with many states, which helps the ratio. Insurance pulls the other way: the Front Range is hail country, and many policies carry higher premiums and percentage-based wind and hail deductibles. Get a current quote, not last year's renewal.

Colorado's documentary fee applies to sales, so a refinance mostly carries title, recording and appraisal costs. Some newer suburban subdivisions sit in metropolitan districts that add to the tax bill, so check the full statement.

Denver requires a residential rental license for long-term rentals, and short-term rentals in the city must be the host's primary residence. That means non-owner-occupied investor STRs are not allowed in Denver. If you want STR income, look at Colorado mountain and resort towns where licensed investor STRs are allowed, and confirm each town's rules.

Worked example: a Sunnyside duplex

This example is illustrative and not a quote. An investor owns a Sunnyside duplex appraised at $780,000, with a remaining balance of $310,000. The two units rent for $4,800 a month combined. Taxes are budgeted at $360 a month and insurance, with a hail deductible, at $260.

At 75% LTV the new loan is $585,000. Estimated principal and interest is $3,941, so the full payment is $4,561 and DSCR is about 1.05x, above the 1.0x standard. The investor takes about $275,000 out before closing costs. If the insurance quote came in a few hundred dollars higher, the ratio would slip toward 1.0x, which is why the quote matters.

How a DSCR cash-out gets sized

Start with value. Cash-out goes up to 75% LTV on the appraised value, not on what you paid. Then check the rent: the monthly rent divided by the new payment (principal, interest, taxes, insurance and HOA) has to meet the DSCR minimum, 1.0x on standard programs. Whichever limit is lower sets the loan, and the payoff of your current loan and closing costs come off the top.

How long you need to have owned the property before cashing out depends on the program; our seasoning guide covers the details. Larger balances and 5-8 unit properties can carry a lower maximum LTV, which varies by program.

Common questions

Who is the best DSCR cash-out refinance lender in Denver?

LendingStreet is our top pick for Denver investors: rent-based qualification instead of tax returns, up to 75% LTV on a cash-out, LLC borrowing as standard, a 620 minimum credit score and 30-year terms available.

Does LendingStreet lend in Denver?

Yes. LendingStreet makes business-purpose DSCR loans on investment property in Denver, the rest of Colorado and every other state plus DC. Call (877) 298-1001 to start.

Can I cash out a Denver short-term rental?

Not as an investor STR inside Denver, because the city requires STRs to be the host's primary residence. Licensed investor STRs in Colorado resort towns can work where local rules allow them.

Does a Denver rental license matter for my loan?

It shows the rental is operating legally, and an appraiser or underwriter may ask about it. Keep the license current before you apply.

How does hail insurance affect my cash-out?

Higher premiums raise the monthly payment and lower DSCR. A newer or impact-resistant roof can help the quote.

Can I refinance a rental I bought last year in Aurora?

Possibly. Seasoning varies by program, so tell us the purchase date and any rehab work and we will match the file to a program that fits.

What credit score do I need?

Our DSCR programs start at a 620 minimum credit score. Pricing and leverage improve with stronger credit.
