Detroit rents are strong relative to prices, so many metro rentals pass the DSCR test with room to spare. The two items that trip up investors are the non-homestead tax bill and the city's rental compliance rules.
In short: Our top pick for a Detroit DSCR cash-out refinance is LendingStreet. We qualify on the property's rent with no W-2s or tax returns, cash out up to 75% of appraised value, lend to LLCs as standard and offer 30-year terms. Loans start at $150,000, and for investors who bought and rehabbed several homes for cash, we can refinance them one at a time or, with five or more, under a blanket loan.
Our program fits investors across Wayne, Oakland and Macomb counties who bought brick bungalows and two-family flats, often for cash, and now want to pull that capital back out on a long-term loan.
What we offer: DSCR cash-out refinances from $150,000 with no stated maximum, up to 75% of appraised value, a 620 minimum credit score and a 1.0x standard minimum DSCR, with sub-1.0 programs for files that land just short. You qualify on the property's rent, not your W-2s or tax returns, LLC borrowers are standard, and 30-year terms are available, so the new loan is built to hold.

Within the city, investors hold brick bungalows and Tudors in Bagley, East English Village, Grandmont-Rosedale, Warrendale and Morningside, and two-family flats in many older neighborhoods. Corktown, Woodbridge and the areas near Midtown draw higher rents from medical and university workers.
In the suburbs, Ferndale, Royal Oak, Dearborn, Hazel Park, Warren, Southfield and Redford have strong rental demand and solid post-war housing. Many of these homes now appraise high enough to clear the $150,000 minimum at 75%.
The most common Detroit pattern is buy with cash, rehab, lease and then refinance to pull the capital back out for the next house, the BRRRR approach many local investors use.
Investors pulling equity usually weigh a local bank or credit union, a hard money or private lender, and a long-term DSCR lender. Each has a place. The table shows how they tend to line up on the things that matter for a rental cash-out.
If you want long-term money sized on rent, with no tax returns and room for an LLC, that is the job LendingStreet is built for.
| What investors need | LendingStreet | Typical bank or credit union | Typical hard money lender |
|---|---|---|---|
| How you qualify | Property rent (DSCR); no W-2s or tax returns | Often requires tax returns and debt-to-income | Mostly the asset; income review varies |
| Cash-out leverage | Up to 75% LTV | Varies; often more conservative on rentals | Varies |
| Loan term | 30-year terms available | Often shorter terms or balloons on rentals | Usually short-term only |
| LLC borrower | Standard | Sometimes; may require personal borrowing | Common |

Michigan caps how fast taxable value rises, but the cap comes off when a property sells, so the bill resets after a purchase. Investors also do not get the principal residence exemption, which means non-homestead school taxes apply. Budget on the investor bill. Detroit's tax rate is high compared with most suburbs, so the tax line matters more inside the city.
Detroit requires rental properties to be registered and to pass inspection for a certificate of compliance, and many suburbs have their own rental licensing and inspection programs. Have those documents ready. Insurance in Detroit can also run higher than in the suburbs, so get a current quote.
Michigan's transfer taxes apply to sales, so a refinance mostly carries title, recording and appraisal costs.
This example is illustrative and not a quote. An investor bought and rehabbed a Detroit two-family flat with cash and it now appraises at $240,000. A small rehab loan of $60,000 remains. The two units rent for $2,500 a month combined. Non-homestead taxes are budgeted at $420 a month and insurance at $160.
At 75% LTV the loan is $180,000. Estimated principal and interest is $1,259, the full payment is $1,839, and DSCR is about 1.36x, a comfortable margin. The investor takes about $120,000 out before closing costs. Taxes are about a quarter of this payment, which is why using the right bill matters.
| Item | 75% LTV |
|---|---|
| Appraised value | $240,000 |
| Loan amount | $180,000 |
| Existing payoff | $60,000 |
| Cash out before closing costs | $120,000 |
| Estimated principal and interest | $1,259 |
| Taxes, insurance and HOA | $580 |
| Total monthly payment | $1,839 |
| Monthly rent | $2,500 |
| DSCR | About 1.36x |
Two numbers cap a DSCR cash-out. The first is loan-to-value: up to 75% of the appraised value. The second is the ratio: the rent has to cover the new payment, including taxes, insurance and any HOA, at the program's DSCR minimum, which is 1.0x on our standard programs. The new loan is the lower of the two, and your existing liens and closing costs come out of it before the cash reaches you.
Seasoning, meaning how long you have owned the property, varies by program, so check the rules on our DSCR cash-out seasoning page if you bought or finished a rehab recently. On 5-8 unit buildings and on larger balances, max LTV can be lower; that varies by program.
