Metro Atlanta is really six or more rental markets in one, from intown bungalows to suburban single-family homes in Henry and Gwinnett counties. The best DSCR lender for your deal depends on which of those markets you are buying in.
In short: No single DSCR lender is best for every Atlanta investor; the right one is the program that fits your property, county and leverage target. Compare rate, max LTV, minimum DSCR, credit floor, HOA and condo rules, and how each lender treats short-term rental income. LendingStreet finances investment property across metro Atlanta with rates from 6.125%, up to 80% LTV on purchases and no W-2s or tax returns. In the outer suburbs the ratio is often easier to hit, while intown and north-side properties usually need more equity.
Kiavi, Visio Lending, LendingOne, CoreVest, Angel Oak, Griffin Funding and Lima One also write DSCR loans in Georgia. Each sets its own leverage, credit and property type rules, and all are reasonable places to get a quote.
The better question is which lender fits this property. A Clayton County single-family, a Midtown condo and a Gwinnett townhome with an HOA can each price best with a different program.
Fulton County covers the City of Atlanta, including Midtown, Buckhead and the West End, plus north-side suburbs like Sandy Springs, Roswell and Alpharetta. DeKalb County includes Decatur, Dunwoody and Stone Mountain. Prices on the north and intown sides tend to run higher, which compresses the ratio.
Gwinnett County, with Lawrenceville, Duluth and Snellville, and Cobb County, with Marietta, Smyrna and Kennesaw, are large suburban rental markets with many single-family homes and townhome communities. On the south side, Clayton County (Jonesboro, Riverdale) and Henry County (Stockbridge, McDonough) are known for lower entry prices and newer subdivisions, which is why many cash-flow investors start there.
Property taxes in Georgia are set by county, city and school district, so two homes at the same price in Fulton and Henry can carry different tax bills. Homestead exemptions are for owner-occupants, so a rental often pays more than the seller did. Budget taxes on your purchase price and your own status, not on the seller's last bill.
Insurance in metro Atlanta is driven mostly by roof age, wind and hail exposure and the home's condition. Both taxes and insurance sit in the payment that the rent has to cover, so get a real insurance quote before you lock in leverage.
Each property type comes with its own underwriting questions. Knowing them up front saves time.
The City of Atlanta has adopted short-term rental rules that include licensing or registration, and other cities and counties in the metro set their own rules. Many suburban HOAs restrict rentals under a set number of days. Confirm locally, and check the HOA documents, before you count on nightly income.
Long-term rental demand draws on a broad employer base, including Delta Air Lines and Hartsfield-Jackson Atlanta International Airport, The Home Depot, Coca-Cola and a large film and TV production industry. Emory University, Georgia Tech, Georgia State and Kennesaw State add student and staff renters, and the region's hospital systems are large employers too.
This example is illustrative and not a quote. An investor buys a single-family home near Lawrenceville for $340,000. Market rent is $2,450 a month, and taxes and insurance are $430 a month. There is no HOA.
At 80% LTV the loan is $272,000. At a sample rate of 7.0% on 30-year amortization, principal and interest is about $1,810, the total payment is about $2,240 and DSCR is about 1.09x, above the 1.0x standard minimum. At 75% LTV the loan is $255,000, principal and interest is about $1,697, the payment is about $2,127 and DSCR improves to about 1.15x, which can help pricing on some programs.
| Item | 80% LTV | 75% LTV |
|---|---|---|
| Loan amount | $272,000 | $255,000 |
| Principal and interest | $1,810 | $1,697 |
| Taxes and insurance | $430 | $430 |

| DSCR at $2,450 rent | About 1.09x | About 1.15x |

South-side areas like Stockbridge, McDonough and Jonesboro often have lower prices relative to rent, which helps the ratio. North-side and intown properties can still qualify, usually with more equity or a sub-1.0 program.

They can. Rentals do not get homestead exemptions, and the assessed value may reflect your purchase price. Estimate taxes for your situation rather than relying on the seller's bill.
Yes. The HOA dues are added to the payment when we calculate DSCR, so they reduce the ratio. Some communities limit rentals, so check the HOA rules first.
