Charlotte's job growth keeps renters coming, but prices in much of Mecklenburg County make the ratio the real test. The best DSCR lender is the one whose program fits the rent your property can actually earn.
In short: No single DSCR lender is best in Charlotte; the right one is the program that fits your property, rent and down payment. Compare rate, LTV, minimum DSCR, credit floor, HOA and townhome rules and whether a program allows a ratio below 1.0. Several national lenders write DSCR loans across the Charlotte region, and LendingStreet finances investment property there, in both North Carolina and South Carolina, with rates from 6.125% and no W-2s or tax returns. Before you offer, work out the rent the property needs to qualify at your target leverage.
Kiavi, Visio Lending, LendingOne, CoreVest, Angel Oak, Griffin Funding and Lima One also write DSCR loans. Each has its own rules on leverage, property types and credit, and all are legitimate places to get a quote.
Because the metro crosses into South Carolina, confirm each lender covers the state your property is in. Then compare offers on the same property, loan amount and rent, including lender and closing costs and reserve requirements.
We offer DSCR rental loans that qualify on the property's rent, not your personal income. Rates start at 6.125% for well-qualified borrowers, and short-term rental DSCR starts at 6.49%. Purchases go up to 80% LTV and cash-out refinances up to 75%, with a 620 minimum credit score and better pricing at higher scores.
No W-2s or tax returns are required, LLC borrowers are allowed and 30-year fixed options are available. The standard minimum ratio is 1.0x, with some programs below 1.0 and no-ratio options. Our financing team reviews your scenario and comes back with 2-3 options.
In Mecklenburg County, investors look at close-in neighborhoods like South End, NoDa and Plaza Midwood, which tend to be pricey, along with areas near UNC Charlotte in University City and more affordable pockets on the east and west sides. Huntersville, in the north near Lake Norman, and Matthews, in the southeast, are established suburbs with mostly single-family homes and townhomes.
Concord in Cabarrus County and the towns of Union County offer newer subdivisions. Gastonia in Gaston County has lower entry prices and older housing, including former mill homes. Across the state line, Rock Hill in York County, South Carolina, draws investors looking for lower prices within commuting distance.
Single-family homes are the bulk of the market, with a large share of newer construction in the suburbs. Townhomes are common across Mecklenburg, Cabarrus and Union counties and often come with HOA dues that count in the ratio.
Small 2-4 unit buildings are less common than in older Northeast and Midwest cities, but they exist in older parts of Charlotte and Gastonia. Some newer subdivisions restrict rentals in their HOA covenants, so read them before you buy.
Each county sets its own tax rate, and cities add their own on top. Mecklenburg County revalues property periodically, and a revaluation can raise the assessed value on a rental you already own. Check the current assessment and rate rather than relying on the listing.
In South Carolina, rental property is assessed at a higher ratio than an owner-occupied primary residence, so a York County seller's tax bill may be lower than yours will be. Insurance is generally moderate inland, though roof age and construction still matter.
Rules for rental registration and short-term rentals differ between Charlotte, the surrounding towns, and York County and Rock Hill on the South Carolina side. Zoning decides where nightly rentals can operate, and HOAs often add their own limits.
Requirements change, so confirm locally before you buy or list a property for short stays. Concord also sees event-driven demand around Charlotte Motor Speedway, but seasonal event income is treated cautiously by most programs.
This example is illustrative and not a quote. An investor buys a single-family home for $400,000 with 25% down, so the loan is $300,000. At a sample rate of 7.125% on 30-year amortization, principal and interest is about $2,021. Taxes, insurance and HOA are $480 a month, so the total payment is about $2,501.
To reach the 1.0x standard minimum, the property needs about $2,501 a month in rent. To reach 1.20x, which may earn better terms on some programs, it needs about $3,001. If the market rent is $2,600, DSCR is about 1.04x. If rent comes in below $2,501, the options are more down payment or a sub-1.0 program.
| Item | Amount |
|---|---|
| Purchase price | $400,000 |
| Loan at 75% LTV | $300,000 |
| Principal and interest (7.125%, 30 years) | About $2,021 |

| Rent needed for 1.0x | About $2,501 |

Have the lease or a market rent estimate, an insurance quote, HOA documents and covenants, LLC paperwork and recent bank statements for reserves. If the ratio looks tight, send the numbers and we will show what leverage the property supports.
