Dallas-Fort Worth is one of the largest rental markets in the country, spread across four core counties with very different prices and tax bills. The best DSCR lender for your deal is the one whose program fits after those taxes are counted.
In short: No single DSCR lender is best for every DFW investor; the right one is the program that fits your property, county and leverage target. Compare rate, max LTV, minimum DSCR, credit floor and how each lender treats HOA dues and short-term rental income. LendingStreet finances investment property across Dallas-Fort Worth with rates from 6.125%, up to 80% LTV on purchases and no W-2s or tax returns. High Texas property taxes are usually the line that decides whether a DFW rental clears 1.0x.
Kiavi, Visio Lending, LendingOne, CoreVest, Angel Oak, Griffin Funding and Lima One also write DSCR loans in Texas. Each has its own leverage, credit and property type rules, and all are reasonable places to get a quote.
The right fit depends on the deal. A Garland single-family, a Frisco home in a newer master-planned community and an older Fort Worth duplex may each land best with a different program.
Dallas County includes the City of Dallas plus Garland, Irving, Mesquite and part of Grand Prairie. Tarrant County holds Fort Worth and Arlington, along with suburbs such as Mansfield and North Richland Hills. These two counties have much of the metro's older housing and small multifamily.
Collin County to the north includes Plano, McKinney and Allen, and Frisco sits across Collin and Denton counties. Denton County also includes Denton, Lewisville and Little Elm. The northern suburbs have newer homes, strong schools and higher prices, which tend to compress the ratio.
Texas has no state income tax, so property taxes do a lot of the work. Each bill stacks county, city, school district and sometimes a MUD or public improvement district (PID), which is common in newer Collin and Denton County developments.
Rentals do not get homestead exemptions, so your bill may be higher than the seller's. Check the property's taxing units with the county appraisal district, then budget taxes on your purchase price. A higher combined rate can cost more in DSCR than a meaningful change in interest rate.
North Texas is known for severe hail and wind, and insurers price roofs carefully. Roof age and material, prior claims and wind and hail deductibles all affect the premium.
Get a real quote on the specific property before you set leverage. A newer roof can lower the premium and lift the ratio, while an older roof may raise both the premium and the deductible.
Long-term demand draws on a large corporate base, including American Airlines, Toyota North America, AT&T, Texas Instruments and Lockheed Martin, plus DFW International Airport. Universities include UT Arlington, UT Dallas, SMU, TCU and the University of North Texas, which add student and staff renters.
STR rules vary widely by city. Dallas has adopted restrictions on short-term rentals in single-family areas that have faced legal challenges, Fort Worth limits STRs in many residential zones, and Arlington has designated areas where they are allowed. Suburbs set their own rules, and many HOAs prohibit short stays.
Texas hotel occupancy taxes generally apply to nightly rentals. Confirm locally and read the HOA documents before you count on STR income in the ratio.
This example is illustrative and not a quote. An investor buys a single-family home for $360,000 with market rent of $2,500 a month. At 75% LTV the loan is $270,000, and at a sample rate of 7.0% on 30-year amortization, principal and interest is about $1,796.
With taxes and insurance of $700 a month, the payment is about $2,496 and DSCR is about 1.00x, right at the standard minimum. If the home is in a development with a MUD or PID that adds $150 a month, the payment is about $2,646 and DSCR falls to about 0.94x. Dropping to 67.5% LTV brings the loan to $243,000, principal and interest to about $1,617, the payment to about $2,467 and DSCR back to about 1.01x.
| Item | 75% LTV, base taxes | 75% LTV, with MUD/PID | 67.5% LTV, with MUD/PID |
|---|---|---|---|
| Loan amount | $270,000 | $270,000 | $243,000 |
| Principal and interest | $1,796 | $1,796 | $1,617 |
| Taxes and insurance | $700 | $850 | $850 |
| Total monthly payment | $2,496 | $2,646 | $2,467 |
| DSCR at $2,500 rent | About 1.00x | About 0.94x | About 1.01x |

Property taxes are a large part of the payment in Texas, and rentals do not get homestead exemptions. In newer suburbs, MUD or PID taxes add more. Lower leverage or a sub-1.0 program can help.
They can work, but higher prices and taxes often mean you need more equity to reach 1.0x. Areas with lower prices relative to rent, such as parts of Garland, Arlington or Fort Worth, may qualify more easily.
Only if the property can be legally operated as an STR under city zoning and any HOA rules, which are restrictive in many DFW neighborhoods. If it qualifies, STR DSCR loans can use projected revenue.
