Idaho grew fast, and purchase prices grew with it. In much of the state the question is no longer whether a rental will lease, but whether the rent covers the payment at the leverage you want.
In short: The best DSCR lender in Idaho is the one whose program fits your property's rent-to-payment ratio and the leverage you need. In the Treasure Valley and Coeur d'Alene, higher purchase prices often push the ratio near 1.0x, so compare minimum DSCR, sub-1.0 options, max LTV and STR rules alongside rate and closing costs. LendingStreet finances investment property in Idaho with DSCR rates from 6.125%, up to 80% LTV on purchases and no W-2s or tax returns. Run the ratio before you offer, and check city STR rules before counting on nightly income.
LendingOne, Lima One, RCN Capital and Visio Lending also write DSCR loans, as does LendingStreet. Programs differ on minimum ratio, how they treat short-term rental income, condo rules and how far they will go on leverage.
Shop the rules first and the rate second. In a market where the ratio is tight, a program that allows a lower DSCR or credits projected STR revenue can matter more than a small rate difference.
We offer 30-year fixed DSCR loans that qualify on the property's rent, not your personal income. Rates start at 6.125% for well-qualified borrowers, and short-term rental DSCR starts at 6.49%, qualifying on projected revenue where the city allows it.
Purchases go up to 80% LTV and cash-out refinances up to 75%. The minimum credit score is 620, the standard minimum ratio is 1.0x, and some programs go below 1.0 or offer no-ratio options. You can borrow in an LLC, and loans start at $150,000.
Boise and the Treasure Valley, including Meridian and Nampa, are the state's largest rental market. Growth over the past decade raised the basis in many neighborhoods, so newer purchases often carry larger loans relative to rent than older ones.
Coeur d'Alene in the north is a lake and resort town where vacation rentals are common and prices run high. Idaho Falls, near Idaho National Laboratory, and Twin Falls in the Magic Valley tend to have lower prices, which can make the ratio easier to hit at full leverage.
Idaho state law generally keeps cities from banning short-term rentals outright, but cities and counties can require permits, registration and safety rules. Coeur d'Alene, Boise and resort-area counties each handle this differently.
Requirements change, so confirm the current rules with the city or county, and with HOA covenants, before you buy. If nightly rentals are not allowed at the property, underwrite it on long-term rent.
This example is illustrative and not a quote. An investor is buying a single-family rental in the Treasure Valley for $450,000. Market rent is $2,600 a month, and taxes and insurance run $380 a month. The sample rate is 7.25% on 30-year amortization.
At 80% LTV the $360,000 loan has principal and interest of about $2,456, a total payment of about $2,836 and a DSCR of about 0.92x. At 75% LTV the ratio is about 0.97x, still under 1.0. At 70% LTV the $315,000 loan has principal and interest of about $2,149, a payment of about $2,529 and a DSCR of about 1.03x. That means a $135,000 down payment plus sample closing costs of $8,000.
| Item | 80% LTV | 75% LTV | 70% LTV |
|---|---|---|---|
| Loan amount | $360,000 | $337,500 | $315,000 |
| Principal and interest | $2,456 | $2,302 | $2,149 |
| Taxes and insurance | $380 | $380 | $380 |
| Total monthly payment | $2,836 | $2,682 | $2,529 |
| DSCR at $2,600 rent | About 0.92x | About 0.97x | About 1.03x |
Line up each offer on the same items so the differences are clear. Ask every lender how they would treat your specific property, not just what their headline terms are.
Send the property address, purchase price, lease or market rent estimate, insurance quote and any HOA details. If you borrow in an LLC, include the entity documents.
Our financing team reviews your scenario and comes back with 2-3 options showing how much leverage the rent supports.

You can put more down, or look at a sub-1.0 DSCR or no-ratio program. Those programs often come with lower leverage and stronger credit or reserve requirements.
No W-2s or tax returns. The loan qualifies on the property's rent. You still need a 620 or higher credit score, reserves and entity documents if you use an LLC.
