Oklahoma offers a low purchase basis that lets rent cover the payment on many deals. Severe-weather insurance is the line item that most often decides how comfortably a property qualifies.
In short: No single DSCR lender is best for every Oklahoma investor; the right one is the program that fits your property type, rent and leverage target. Compare quotes on the same property for rate, max LTV, minimum ratio, credit floor, prepayment terms and closing costs. LendingStreet finances investment property in Oklahoma with DSCR rates from 6.125%, cash-out up to 75% LTV and qualification on the property's rent. Because wind and hail coverage can be expensive here, get a real insurance quote with the deductible spelled out before you lock in your numbers.
CoreVest, Angel Oak, Lima One and Griffin Funding also write DSCR loans, as does LendingStreet. Programs differ on leverage, reserves, property types and how they handle small multifamily.
Ask each lender to quote the same loan amount on the same property with the same rent. That is the only way to see which offer is actually better for your deal.
Rate matters, but so do the terms around it. A lower rate can come with stricter prepayment terms, which matters if you plan to sell or refinance in a few years.
Look at the full list, not just the headline.
We offer DSCR rental loans that qualify on rent, with no W-2s or tax returns. Rates start at 6.125% for well-qualified borrowers. Purchases go up to 80% LTV and cash-out refinances up to 75%, with a 620 minimum credit score and better pricing at higher scores.
LLC borrowers are allowed. The standard minimum ratio is 1.0x, and some programs go below 1.0 or offer no-ratio options. Loans start at $150,000, and our financing team comes back with 2-3 options after reviewing your scenario.
Oklahoma City is the state capital and largest city, with Tinker Air Force Base and a diverse employer mix supporting rental demand. Tulsa, in the northeast, has its own established rental market and a mix of older neighborhoods and growing suburbs.
Norman is home to the University of Oklahoma, so student and faculty rentals are common. Edmond, just north of Oklahoma City, is a popular suburb with the University of Central Oklahoma and newer single-family housing stock. Across the state, moderate prices and relatively low property taxes help many long-term rentals cash flow.
Oklahoma sits in the heart of Tornado Alley, and hail is a regular concern. Insurance premiums reflect that, and many policies carry a separate wind and hail deductible, often calculated from the home's insured value rather than set as a flat dollar amount.
The premium goes straight into the DSCR calculation, so a higher quote lowers the ratio. The deductible does not change the ratio, but it affects how much cash you should hold for a claim. Roof age and material can move both, and impact-resistant roofing may earn a discount with some carriers. Confirm the lender's minimum coverage and maximum deductible rules before you bind a policy.
This example is illustrative and not a quote. An investor owns a duplex free and clear, valued at $300,000. Each side rents for $1,150, so gross rent is $2,300 a month. At 75% LTV the cash-out loan is $225,000. At a sample rate of 7.5% on 30-year amortization, principal and interest is about $1,573.
With taxes of $180 and insurance of $250 a month, the payment is about $2,003 and DSCR is about 1.15x. If the insurance quote comes in $100 higher at $350, the payment is about $2,103 and DSCR is about 1.09x, still above 1.0x. With sample closing costs of $7,500, the investor would take home about $217,500 before any other payoffs.
| Item | Base insurance | Higher wind/hail quote |
|---|---|---|
| Loan amount (75% LTV) | $225,000 | $225,000 |
| Principal and interest | $1,573 | $1,573 |
| Taxes and insurance | $430 | $530 |
| Total monthly payment | $2,003 | $2,103 |
| DSCR at $2,300 rent | About 1.15x | About 1.09x |
Have current leases for each unit, the insurance declarations page or a new quote showing the wind and hail deductible, your LLC documents and recent bank statements. For a cash-out, include the property's current tax bill.
If you are buying, send the purchase contract and a rent estimate. We can tell you early whether the ratio holds at your target leverage.

Not directly. The ratio uses the insurance premium, not the deductible. A higher deductible can lower the premium, but lenders set limits on how high the deductible can be, so check before you choose a policy.
Yes. Cash-out refinances go up to 75% LTV and qualify on the property's rent. Some programs have a seasoning period after purchase, so ask about timing.
Often, yes, when the property is a standard single-family or 2-4 unit home with a lease in place. Room-by-room leasing may be treated differently, so share how the property is rented.
