Greater Phoenix is one of the largest single-family rental markets in the country, with newer homes, low property taxes and HOAs on almost every street. That makes the DSCR math simple in some ways and tricky in others, and the right lender makes the difference.

Phoenix submarkets

In Phoenix itself, central neighborhoods such as Arcadia, Encanto and Coronado have older ranch homes and small multi-unit buildings, while Maryvale, Laveen and South Mountain offer lower prices. Ahwatukee has newer homes in HOA communities.

In the East Valley, Mesa, Chandler, Gilbert and Tempe draw tenants tied to ASU, semiconductor plants and health care employers. The West Valley, including Glendale, Peoria, Surprise, Goodyear and Buckeye, has large amounts of newer construction, and Scottsdale has higher-end homes and many short-term rentals.

Many Valley investors bought single-family homes several years ago and have since seen values rise. A DSCR cash-out up to 75% LTV can turn that equity into the down payment on the next house, and a rate-and-term refinance can move a short-term bridge or hard money loan into a 30-year term once the home is leased.

Arizona property taxes and transfer costs

Arizona property taxes are low compared with many states. The taxable limited value can rise no more than 5% a year, which keeps bills predictable. Arizona law also requires owners of residential rentals to register them with the county assessor, so register after you close.

Arizona does not charge a percentage-based real estate transfer tax, only a small flat affidavit fee on deeds. Refinance costs are mostly title, escrow, recording and a valuation.

HOAs, insurance and solar

Most newer Phoenix homes sit in an HOA. Dues count in the DSCR payment, and some associations limit leasing or set minimum lease terms, so read the covenants before you buy.

Insurance is usually moderate, but monsoon wind, occasional hail and summer heat take a toll on roofs and air conditioning. Many Valley homes have rooftop solar. Leased or financed panels can show up as a lien or an assignment issue at closing, so ask the seller for the agreement early.

Short-term rentals in the Valley

Arizona law limits how far cities can ban short-term rentals, but Phoenix requires a short-term rental license, and Scottsdale, Tempe and other cities have their own permit or licensing rules. Short-term rentals also collect transaction privilege tax, and many HOAs prohibit stays under 30 days.

Where the property is licensed and allowed, our STR programs can qualify on projected short-term revenue instead of a long-term lease.

Worked example: a Mesa single-family rental

This example is illustrative and not a quote. An investor buys a Mesa single-family home in an HOA community for $400,000 that leases for $2,500 a month. Taxes are $150 a month, insurance $110 and HOA dues $80.

At 80% LTV the loan is $320,000, estimated principal and interest is about $2,183, and the payment is about $2,523, for a DSCR of about 0.99x, just short of 1.0x. At 75% LTV the loan is $300,000, the payment is about $2,387 and DSCR is about 1.05x. Low taxes help, but on Phoenix single-family homes the rent-to-price ratio usually decides the leverage.

Common questions

Who is the best DSCR lender in Phoenix?

Our top pick is LendingStreet. We qualify on rent with no tax returns, lend up to 80% LTV on purchases with 30-year terms, close in your LLC and offer short-term rental programs where they are allowed.

Does LendingStreet lend in Phoenix?

Yes. We finance non-owner-occupied 1-8 unit rentals across Phoenix and Maricopa County, including Mesa, Chandler, Gilbert, Glendale, Peoria and Goodyear.

Do I need to register my Phoenix rental?

Yes. Arizona requires residential rentals to be registered with the county assessor, and short-term rentals in Phoenix also need a city license.

Can I finance a Scottsdale or Phoenix short-term rental?

Yes, if it holds the required license and the HOA allows it. Our STR programs can qualify on projected revenue.

Does an HOA affect my DSCR?

Yes. HOA dues count in the payment, and leasing restrictions can limit how you rent the home.

What if my rental is just under 1.0x?

Put a little more down, as the example shows, or use one of our sub-1.0 DSCR programs.

Can I finance a home with leased solar panels?

Usually, but the solar agreement must be reviewed at closing. Share it early.

Can I buy a home to live in?

No. Our loans are business-purpose loans on non-owner-occupied investment property.
