Best Hard Money Lenders in Idaho

Idaho investors work a market that grew fast and then cooled. In the Treasure Valley and North Idaho, flips still pencil, but only when you buy right and close quickly.

We close investor fix and flip loans in as little as 10 days, lend up to 90% of cost and up to 100% of rehab on some programs, and rates start from 7.99%. Where Idaho flippers are buying

The Treasure Valley is the center of Idaho flip activity. Investors buy older ranches and split-levels in Boise's Bench and West Boise areas, and in Garden City, Nampa, Caldwell, Kuna and Meridian, where dated homes sit among newer subdivisions. Prices are lower in Canyon County, but so are resale values, so the spread has to be there on day one.

In North Idaho, Coeur d'Alene, Post Falls and Hayden draw buyers from out of state. In the east, Idaho Falls and Pocatello offer lower prices and steadier rental demand, and Twin Falls serves the Magic Valley.

Idaho closings, taxes and foreclosure basics

Idaho closings run through title and escrow companies, and Idaho has no real estate transfer tax, which keeps purchase costs down compared with many states. You will still pay title, escrow and recording fees.

Most Idaho loans use a deed of trust, and foreclosure is usually nonjudicial through a trustee's sale. That process generally moves faster than a court foreclosure, so distressed listings and trustee sales can appear on a shorter timeline.

Property taxes are set by county and taxing district. The homeowner's exemption only applies to a primary residence, so an investor's bill can be higher than the seller's. Check with the county assessor.

Permits and housing stock on an Idaho rehab

Permits come from the city or the county, such as the City of Boise, Nampa or Meridian, or Ada and Canyon counties for unincorporated areas. Plan for permits on structural, electrical, plumbing and mechanical work, and ask about inspection scheduling, which can slow a busy season.

Much of the older Treasure Valley stock dates from the 1960s to 1980s and often needs roofs, windows, furnaces and updated electrical. North Idaho homes may have septic and well systems. In winter, exterior work can stall, so plan the schedule around the weather.

Running the numbers on a Nampa ranch

This example is illustrative and not a quote. An investor buys a Nampa ranch for $300,000 with a $55,000 rehab budget, for a total cost of $355,000. At 90% of cost, the loan is $319,500, and the investor brings $35,500 plus about $7,500 in estimated purchase closing costs.

The estimated interest-only payment is about $2,796 a month, or $16,776 over a 6-month hold, assuming interest on the full balance for simplicity. If the home sells at an after-repair value of $470,000 with about $37,600 in selling costs, the estimated profit before income taxes is about $53,124.

If the investor keeps it instead, a DSCR refinance at 65% of the $470,000 value is a $305,500 loan, which pays off the $319,500 flip loan. Estimated principal and interest on a 30-year term is about $2,136. With $210 in monthly taxes and $110 in insurance, the total is $2,456. At $2,500 a month in rent, the DSCR is about 1.02x. The investor would bring about $14,000 to retire the flip loan, which is why many Idaho flips simply exit by sale. We used 65% rather than the 75% cash-out maximum so the ratio stays at or above 1.0x on this Idaho rent.

Why the long-term option matters in Idaho

Local hard money is usually short-term only, so investors who want to keep a home must go find a long-term lender while the clock runs on the flip loan.

LendingStreet closes that gap in Idaho. When the rehab is done and the property is leased, you can refinance into a 30-year DSCR loan that qualifies on the rent, with no tax returns and LLC borrowers welcome. Cash-out goes up to 75% LTV, rate-and-term goes up to 80% on some programs, and seasoning varies by program.

A checklist for choosing a Idaho hard money lender

Use these questions to compare any lender on the same terms.

Here is how we answer each one: up to 90% of cost; up to 100% of rehab on some programs; as little as 10 days to close; $150,000 to $5M+; borrowing in an LLC is standard; we walk you through how rehab funds are released; and our DSCR loans give you a long-term option at a 1.0x standard minimum, with seasoning that varies by program.

Common questions

Who is the best hard money lender in Idaho for a fix and flip?

LendingStreet is our top pick, because it pairs fast closings and up to 90% of cost with a DSCR refinance option that most local hard money lenders do not offer. Send your deal with the form below.

Does LendingStreet lend in Idaho?

Yes. LendingStreet lends on non-owner-occupied 1 to 8 unit investment property statewide in Idaho, and in every other state and DC.

Does Idaho have a transfer tax on a flip?

No. Idaho has no real estate transfer tax, though you will still pay title, escrow and recording costs. Confirm the full closing cost estimate with your title company.

Can I flip in North Idaho in the winter?

Yes, but plan for slower exterior work and inspections. Many investors focus on interior scopes in winter and set a hold period that allows for snow and weather delays.

Is LendingStreet only a short-term lender?

No. We offer fix and flip and bridge loans plus 30-year DSCR rental loans, so you can move from a flip loan to long-term financing with the same team.

How fast can LendingStreet close a Idaho flip?

In as little as 10 days. Timing depends on title, insurance and how quickly documents come in, so send the full file early.

Can I borrow in an LLC in Idaho?

Yes. LLC borrowers are standard for our investor loans. You may also be asked to sign for the loan personally, depending on the program.
