Best Hard Money Lenders in Illinois

Illinois flips are about older housing and slow foreclosures. Chicago two-flats, suburban bungalows and downstate frame homes all need work, and investors need a lender that can close fast and carry them through a long rehab.

Where Illinois investors buy fix and flip deals

Chicago drives most Illinois flip volume. Investors work two-flats and greystones in Avondale, Albany Park, Bridgeport, McKinley Park and Humboldt Park, and brick bungalows across the Southwest and Northwest sides. The bungalow belt and older frame homes also run into close-in suburbs such as Berwyn, Cicero, Oak Lawn and Elmwood Park.

Further out, Aurora, Elgin, Joliet and Waukegan offer larger inventories at lower prices. Downstate, Rockford, Peoria, Springfield and Champaign have low entry prices, and many investors there plan a rental exit rather than a resale.

LendingStreet compared with other Illinois lender types

Most Illinois investors compare a few types of lenders: local hard money lenders, private individual lenders and local banks or credit unions. Each can work, but here is how they usually line up on what a flip needs.

Illinois closings, transfer taxes and foreclosure

Attorneys commonly handle Illinois closings. The state transfer tax is $1 per $1,000, Cook County adds its own tax, and the City of Chicago charges a city transfer tax on top, which is much larger than the state amount. Several suburbs have local transfer taxes too. Get the full figure from your attorney.

Illinois uses judicial foreclosure, and cases can take a long time to move through the courts. That slows the flow of distressed inventory and means sheriff's sales and bank-owned listings need patience and a lender who can close when the property finally comes up.

Property taxes in Cook County and the collar counties are high, and the homeowner exemption does not apply to investors. Use a realistic tax figure for both the flip budget and any rental refinance.

Rehab permits and Chicago-area housing stock

In Chicago, permits go through the Department of Buildings, and work on two-flats and greystones often touches masonry, porches and conversion questions that add review time. Suburbs have their own building departments, and some require inspections before a property can be sold or rented.

Most of this stock was built before 1978, so lead-safe practices apply. Common items include mortar and masonry repair, back porch rebuilds, basement water issues, old wiring and boilers. Price these before you offer, because they decide whether the spread holds.

Worked example: a Berwyn-area two-flat

This example is illustrative and not a quote. An investor buys a Berwyn-area two-flat for $320,000 with a $110,000 rehab budget, for a total cost of $430,000. At 90% of cost, the loan is $387,000, and the investor brings $43,000 plus about $8,000 in estimated purchase closing costs.

The estimated interest-only payment is about $3,386 a month, or $23,702 over a 7-month hold, assuming interest on the full balance for simplicity. If the home sells at an after-repair value of $560,000 with about $44,800 in selling costs, the estimated profit before income taxes is about $53,498.

If the investor keeps it instead, a DSCR refinance at 70% of the $560,000 value is a $392,000 loan, which pays off the $387,000 flip loan. Estimated principal and interest on a 30-year term is about $2,741. With $760 in monthly taxes and $170 in insurance, the total is $3,671. At $3,700 a month in rent, the DSCR is about 1.01x. The new loan covers the flip loan payoff with about $5,000 left over before closing costs. We used 70% rather than the 75% cash-out maximum so the ratio stays at or above 1.0x on this Illinois rent.

From hard money to a long-term DSCR loan

Every short-term loan needs an exit. Most Illinois flips exit through a sale, but many investors decide to keep a property once they see the finished rent. With a typical hard money lender, that means finding a new lender and starting a new file.

With LendingStreet, the refinance stays in-house. Our DSCR rental loans qualify on the property's rent with no W-2s or tax returns, allow LLC borrowers and offer 30-year terms. Cash-out goes up to 75% LTV, and seasoning varies by program. See the bridge to DSCR loan guide for how the handoff works.

Common questions

Who is the best hard money lender in Illinois?

Our top pick is LendingStreet. We close in as little as 10 days, lend up to 90% of cost with up to 100% of rehab on some programs, and offer DSCR rental loans for a long-term exit. Get a quote with the form below.

Does LendingStreet lend in Illinois?

Yes. LendingStreet makes business-purpose investor loans on non-owner-occupied 1 to 8 unit property across Illinois, and we lend in all 50 states and DC.

Why do Illinois foreclosures take so long?

Illinois uses judicial foreclosure, so each case goes through the courts. Distressed properties come to market slowly, and investors who watch sheriff's sales need a lender who can close quickly once the property is available.

Can I keep a Chicago two-flat after the rehab?

Yes. Two-flats and other 2-4 unit buildings qualify for DSCR rental loans on the combined rent of all units, so a keeper can be refinanced out of the short-term loan.

How fast can LendingStreet close a Illinois flip?

In as little as 10 days. Timing depends on title, insurance and how quickly documents come in, so send the full file early.

Can I borrow in an LLC in Illinois?

Yes. LLC borrowers are standard for our investor loans. You may also be asked to sign for the loan personally, depending on the program.

Is LendingStreet only a short-term lender?

No. We offer fix and flip and bridge loans plus 30-year DSCR rental loans, so you can move from a flip loan to long-term financing with the same team.
