Best Hard Money Lenders in Kansas

Kansas flips split between the Kansas City suburbs and the rest of the state. Johnson County resales run higher, Wichita and Topeka offer value, and hail and wind keep roofs on every rehab list.

In short: Our top pick for hard money in Kansas is LendingStreet. We close investor fix and flip loans in as little as 10 days, with up to 90% of cost and up to 100% of rehab on some programs, from $150,000 to $5M+. Rates start from 7.99%. When a finished home is a better rental than a resale, we can refinance it into a 30-year DSCR loan, so one lender covers the whole plan.

Where Kansas flippers are buying

On the Kansas side of the Kansas City metro, investors buy older ranches and split-levels in Overland Park, Shawnee, Lenexa, Merriam, Mission and Olathe, and lower-priced homes in Kansas City, Kansas. Johnson County resale values are higher, so the scope often goes further.

Wichita is the largest market on its own, with mid-century ranches across the east and west sides at moderate prices. Topeka, Lawrence and Manhattan add steady demand from state government, the universities and Fort Riley. Smaller towns tend to work better as rentals than as flips.

LendingStreet compared with other Kansas lender types

Most Kansas investors compare a few types of lenders: local hard money lenders, private individual lenders and local banks or credit unions. Each can work, but here is how they usually line up on what a flip needs.

Kansas closings, taxes and foreclosure basics

Kansas closings usually run through title companies, and Kansas has no state real estate transfer tax. You will still pay title, settlement and recording fees.

Kansas uses judicial foreclosure. After a sheriff's sale, redemption periods can apply, which affects when a buyer gets clear title. Work with a title company that knows the process if you buy distressed property.

Property taxes are set by county, and residential rentals are assessed at the same assessment ratio as other residential property, but levies vary a lot between Johnson County, Sedgwick County and smaller counties. Confirm the bill with the county.

Permits, hail and Kansas housing stock

Permits come from the city, such as Overland Park, Olathe, Wichita or Topeka, and unincorporated areas use county offices. Ask about roofing permits in particular, since many Kansas cities require them.

Hail and wind make roofs, siding and gutters common items on Kansas rehabs, and insurers look hard at roof age. Mid-century homes also need foundation and drainage work, electrical updates and new HVAC. Pre-1978 homes call for lead-safe practices.

Worked example: a Wichita mid-century ranch

This example is illustrative and not a quote. An investor buys a Wichita mid-century ranch for $160,000 with a $50,000 rehab budget, for a total cost of $210,000. At 90% of cost, the loan is $189,000, and the investor brings $21,000 plus about $4,000 in estimated purchase closing costs.

The estimated interest-only payment is about $1,654 a month, or $9,924 over a 6-month hold, assuming interest on the full balance for simplicity. If the home sells at an after-repair value of $270,000 with about $21,600 in selling costs, the estimated profit before income taxes is about $24,476.

If the investor keeps it instead, a DSCR refinance at 70% of the $270,000 value is a $189,000 loan, which pays off the $189,000 flip loan. Estimated principal and interest on a 30-year term is about $1,322. With $300 in monthly taxes and $210 in insurance, the total is $1,832. At $1,900 a month in rent, the DSCR is about 1.04x. The new loan just covers the flip loan payoff. We used 70% rather than the 75% cash-out maximum so the ratio stays at or above 1.0x on this Kansas rent.

From hard money to a long-term DSCR loan

Every short-term loan needs an exit. Most Kansas flips exit through a sale, but many investors decide to keep a property once they see the finished rent. With a typical hard money lender, that means finding a new lender and starting a new file.

With LendingStreet, the refinance stays in-house. Our DSCR rental loans qualify on the property's rent with no W-2s or tax returns, allow LLC borrowers and offer 30-year terms. Cash-out goes up to 75% LTV, and seasoning varies by program. See the bridge to DSCR loan guide for how the handoff works.

How to compare hard money lenders in Kansas

Ask every lender the same questions, in writing, and compare the answers side by side.

How LendingStreet answers: up to 90% of cost and up to 100% of rehab on some programs; closing in as little as 10 days; loans from $150,000 to $5M+; LLC borrowers welcome; the team explains the rehab funding process for your program; and yes, 30-year DSCR loans with a 1.0x standard minimum, with seasoning that varies by program.
