In short: Our top pick for investors searching for hard money lenders in New Jersey is LendingStreet. We offer fix and flip and bridge loans from $150,000 to $5M+ on 1-8 unit investment property, with up to 90% of cost and up to 100% of rehab on some programs, closings in as little as 10 days and rates from 7.99%. Unlike most local hard money lenders, we also offer the long-term DSCR rental loan, so a North Jersey two-family you decide to keep can refinance with the same team.

Our top pick for hard money in New Jersey: LendingStreet

Many New Jersey deals involve two- to four-unit buildings at higher prices, especially in Hudson, Bergen and Essex counties. LendingStreet covers both steps: rehab money for the purchase and renovation, then a DSCR loan on the rent once the units are leased.

LendingStreet vs. typical New Jersey hard money and private lenders

Most New Jersey investors weigh three choices for a rehab: a local hard money shop, a private individual lender or a bank. Each can work. The difference is how much leverage you get, how predictable the process is and what happens when the flip loan comes due.

Where New Jersey investors are rehabbing

Much of the activity is in the older cities of North Jersey: Newark, Paterson, Passaic, Elizabeth, Irvington and Jersey City, where two- and three-family frame houses are common and rents support a BRRRR plan. Further south, Trenton, Camden and the inner suburbs of Camden and Gloucester counties offer lower prices on brick rowhomes and small twins.

At the shore, Asbury Park, Long Branch, the Ocean County barrier towns and Atlantic City draw flips and seasonal rentals, though flood zones and insurance can reshape a budget. In the central suburbs of Middlesex, Monmouth and Somerset counties, dated colonials and split-levels are the typical cosmetic or full-gut flip.

Sheriff sales, closing costs and taxes in New Jersey

New Jersey is a judicial foreclosure state, and contested cases can take a long time to reach a sheriff sale. County sheriffs set their own conditions of sale, which usually call for a deposit at the auction and the balance on a short timeline, and sales are often adjourned. If you bid at auction, line up financing first and order a title search, since some liens may survive the sale.

On a regular purchase, the seller pays the realty transfer fee. Since July 2025, the added fee on sales of $1 million or more is graduated and paid by the seller, which matters when you sell a high-end North Jersey flip. Property taxes are among the highest in the country, so budget the full tax bill for every month of the hold.

Worked example: a Paterson two-family BRRRR

This example is illustrative and not a quote. An investor buys a two-family home in Paterson for $330,000 and budgets $70,000 for new kitchens, baths, windows and a boiler. Total project cost is $400,000. With the loan sized at 90% of cost, the loan is $360,000 and the investor covers $40,000 of the cost.

The estimated interest-only payment is about $3,000 a month, or $21,000 over a 7-month project. Add about $8,400 in taxes, insurance and utilities during the hold and $9,000 in purchase closing costs, and the investor has about $78,400 in the deal. The interest figure assumes the full loan is out the whole time; rehab funds paid in draws would lower it.

Instead of selling, the investor leases both units for $4,600 a month and refinances into a DSCR loan at 75% of the $560,000 after-repair value, or $420,000. Estimated principal and interest is about $2,865; with $1,050 in taxes and $210 in insurance, the monthly payment is $4,125 and DSCR is about 1.12x. The new loan repays the $360,000 flip loan and returns about $60,000 before refinance closing costs, leaving about $18,400 in the deal. Check any local rent control ordinance before you set rents, and confirm the property passes the town inspection before the refinance.

Permits, inspections and rental rules

Most towns require a certificate of occupancy or certificate of continued occupancy inspection when a property sells or a new tenant moves in. Ask the town what its inspector checks before you finalize the scope.

Permits run through the local construction official under the statewide Uniform Construction Code. Contractors doing home improvements must register with the state. A 2021 law requires lead-safe certification for most pre-1978 rentals, and many municipalities have rent control ordinances, so check local rules before you plan a rental exit.

Picking the exit before you buy

In North Jersey, two-family homes often make more sense as rentals than as flips because rents are strong and buyers for small multifamily are plentiful later. In the central suburbs and at the shore, a sale is the more common exit.

Either way, plan it on day one. If you keep the property, a DSCR loan can repay the short-term loan once the units are leased; see our bridge to DSCR guide below for how seasoning and valuation work. If you sell, budget the seller's transfer fee and the town's resale inspection into your timeline.

Common questions

Who is the best hard money lender in New Jersey?

Our top pick is LendingStreet. We combine hard money style speed, closing in as little as 10 days, with up to 90% of cost and up to 100% of rehab on some programs, rates from 7.99% and a DSCR rental loan for investors who keep the property.

Does LendingStreet lend in New Jersey?

Yes. We finance business-purpose investor loans across New Jersey and in every other state and DC. Use the form below or call (877) 298-1001.

Can I finance a New Jersey sheriff sale purchase?

Talk to us before you bid. Sheriff sale terms usually require a deposit at the auction and the balance soon after, and title review still applies. The deal has to work on total cost and after-repair value.

Do New Jersey towns inspect a property before it sells?

Many do. A certificate of occupancy or continued occupancy inspection is common on resale and when tenants change. Build the inspector's checklist into your scope of work.

How fast can a New Jersey hard money style loan close?

In as little as 10 days with LendingStreet. Clean title, a signed contract, a clear rehab budget and quick access to the property help most.

Can I refinance a hard money loan into a rental loan?

Yes. When the rehab is done and the property is leased, a DSCR loan qualifies on the rent with no W-2s or tax returns. Seasoning varies by program.

Do you finance a home I plan to live in?

No. Our loans are business-purpose loans on non-owner-occupied investment property, so a home you will live in does not qualify.
