In short: Our top pick for hard money style financing in San Diego is LendingStreet. We close in as little as 10 days, fund up to 90% of cost with up to 100% of rehab on some programs, and handle balances up to $5M+. If you add units and decide to keep the property, we can refinance it into a long-term DSCR loan based on rent.

Our top pick for San Diego: LendingStreet

We built LendingStreet for investors, not homeowners. All of our loans are business-purpose loans on non-owner-occupied property, and our San Diego investor programs cover 1-8 unit flips, bridge loans and DSCR rentals. Flip and bridge loans are short-term and interest-only, from $150,000 to $5M+, with up to 90% LTC and up to 100% of rehab on some programs.

It fits investors renovating 1950s and 1960s ranch homes in Clairemont, Serra Mesa and Allied Gardens, older homes in City Heights, Encanto and Lemon Grove, and small multi-unit buildings in North Park and Normal Heights. Because San Diego prices are high, most deals need large balances and careful exit planning.

Where San Diego investors renovate

Mid-century neighborhoods in the city, including Clairemont, Serra Mesa, Allied Gardens, Del Cerro and Paradise Hills, have large supplies of single-story homes that suit cosmetic and full renovations. City Heights, Encanto, Southcrest and Mountain View offer lower entry prices. North Park, Normal Heights, Kensington and University Heights have craftsman homes and small apartment buildings.

Across the county, Chula Vista, National City, El Cajon, La Mesa, Escondido, Vista and Oceanside each have their own permit offices and price levels. Coastal properties may also fall in the coastal zone, which can add permit steps.

Many of these homes still have original electrical panels, galvanized plumbing and single-pane windows. Buyers here expect updated systems and energy upgrades, so budget for them even on a cosmetic flip, and use recent sales of fully renovated homes, not partial updates, to set your resale price.

Taxes, closing costs and California foreclosure

San Diego County charges a documentary transfer tax on sales, usually paid by the seller, and a few cities in the county add their own. Property taxes reset at purchase under Proposition 13, so budget taxes on your price, not the seller's bill.

California loans usually use a deed of trust, and most foreclosures are nonjudicial trustee sales. Confirm current details with a California title company or attorney.

Permits, ADUs, short-term rentals and insurance

The City of San Diego's Development Services Department issues permits. ADUs are a common value-add, and the city has rules that can allow more than one ADU on some lots, but requirements are specific, so confirm before you budget. Coastal zone projects may need extra review.

The city licenses short-term rentals and caps the number of whole-home licenses, so do not assume a nightly-rental exit. Homes near canyons and in the East County backcountry can face higher wildfire insurance costs; get a quote early.

What to send for a San Diego review

Large balances get careful review, and a complete file shortens it. Every loan is a business-purpose loan on non-owner-occupied property, and LLC borrowers are standard.

Worked example: a Clairemont ranch

This example is illustrative and not a quote. An investor buys a 1950s Clairemont ranch for $820,000 and budgets $120,000 for a full renovation, a total cost of $940,000. At 90% of cost, the loan is $846,000. The investor brings $94,000 plus about $14,000 in closing costs, or $108,000 in all.

The estimated interest-only payment is about $7,402 a month on the full balance. Over 6 months that is about $44,415, plus about $6,300 in taxes and insurance, for an all-in cost of about $1,004,715. At a $1,100,000 resale with about $66,000 in selling costs, the estimated profit is about $29,285 before income taxes.

As a rental, the numbers are thinner. A DSCR refinance at 70% of value is $770,000, below the flip loan balance, and with estimated principal and interest of about $5,253 plus taxes and insurance, the payment is about $6,623. At $5,300 rent, DSCR is about 0.80x. A sale, or adding a permitted ADU, is the more natural path.

A short checklist for choosing a lender

Use this list on every lender you talk to, including us.

How we answer: up to 90% of total cost and up to 100% of rehab on some programs; a standard 1.0x DSCR minimum on the hold exit, with sub-1.0 options; seasoning that varies by program; LLCs welcome; closings in as little as 10 days; and loans from $150,000 to $5M+, with larger balances reviewed case by case.

Matching the exit to San Diego prices

San Diego flips usually end in a sale. Properties with two or more units, or a home plus permitted ADUs, have a better chance of supporting a 30-year DSCR refinance that qualifies on combined rent. Test both exits on day one.
